I was happy that the developer agreed to meet with the neighbors to further discuss the proposal. I have since heard that Mr. Bailey has stated that he will not have onsite management at the Carriage House complex. I find this disingenuous of Mr. Bailey, along with his claims that he doesn't know what the proposed development will look like. If he has financing, he knows exactly what the development will look like. Just as he knows that telling neighbors at the public neighborhood meeting that he has an onsite management plan will reduce the neighborhood opposition to his proposed complex. I have further concerns regarding the compatibility with the existing neighborhood and the adjacent grade school. • Mr. Bailey is planning on three story buildings including the apartment buildings abutting the single family homes west of his complex. • The buffer area does not seem adequate to mitigate the impact of the complex on the neighborhood/grade school. • This complex has the additional problem of a near -by grade school which will exacerbate the parking issues raised by the inadequate parking of the proposed development. If Carriage House tenants park on Bennett Rd. that will make drop-off and pick-up problems for the elementary school. Springfield Dr. currently is "parked -up" by residents and CSU students during the day, so Carriage House renters will have few other near -by choices other than Bennett Rd, which will harm Bennett Elementary. I feel these issues need to be addressed by Mr. Bailey before the Carriage House development can be approved by the P. & Z. Board. I will be following this proposed development closely and appreciate the opportunity to voice my concerns at the beginning of the process.
