BANTHAM, ESQ. 970.282.6721 Direct Line andrew. banthann@ritsema- lyon.conn Thank you for providing notes from the recent October 29, 2012 meeting, as well as a copy of the conceptual site plan for the Carriage House Apartments project. My wife and I live at 1214 Bennett Road. As many of the neighbors on Springfield and Bennett have already expressed, our biggest concerns about this project include the possibility of three- story units next to single family residences, the high number of proposed beds in an otherwise largely single family neighborhood (including intensity of use, not just density issues), concerns over how parking will impact the surrounding neighborhood, and a desire to ensure that adequate landscaping and -buffer zones will be required between the proposed project and the adjacent homes to the south and west. I understand that a development plan has not yet been submitted, and that the City will be working with the developer and the neighbors to address many of these issues once the formal development process begins. I also understand that the developer may not feel he is economically able to compromise on the issues most important to the neighbors, including building a two-story project rather than a three-story project. However, I encourage you to continue to solicit input from the neighbors, and to help ensure that the final version of any proposed project not only meets all of the City's development criteria, but also preserves the diversity and character of the existing neighborhood.
