And we really don't even need that page. Parking information can be included on the regular site plan. Comments from Current Planning The large wall along Timberline Road needs enhanced mitigation. Please reduce the number of evergreen shrubs and replace with evergreen trees. 2. 1 have inspected the existing parking lot light fixtures at the Windsor Bank of Choice and they will work. Additional comments regarding foot-candle measurements and the use of double -headed poles near the west property line will be forthcoming after conferring with Light and Power. Be sure and return all of your redlined plans when you re -submit. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at (970) 221-6750. Sidewalk is incorrectly dimensioned. The dimension should be 6", not 4". Department: Light & Power Issue Contact: Monica Moore Topic: Utility Plans Number: 65 Created: 12/15/2005 [12/15/05] Please submit a one -line diagram showing how the backup generator is to be isolated from the City's electric system. Department: Stormwater-Water-Wastewater Issue Contact: Basil Hamdan Topic: Detention Pond Number: 62 Created: 9/13/2005 [1/5/06] Pond is shown to be lined with dryland seed, even in the low flow channel, please revise. [9/13/05] How will the pond be landscaped in a manner that would allow the 0.5% swale to function appropriately. Otherwise the pond should be lined with a concrete pan. The detention pond is being designed with a micro -pool. Have the maintenance and the potential mosquito issues been discussed with the Police Department ? We are not discouraging such a proposed use, we are just trying to make sure that the maintenance needed for such a facility would be understood. Please make sure that the vegetation planned in the area covered by the micro -pool is appropriate for a wet area. Topic: Erosion/Sediment Control Number: 74 [1/11/06] 1. BMP's being utilized. Created: 1 /11 /2006 The plan sheet needs a legend for 2. The silt fencing shown on the plan is inside the streets which are also being constructed. Why? 3. How does the southeast detention pond outlet, and is the construction of any pipeline there protected? 4. There must be a note on the plan that disturbed areas are to be seeded/mulched (per your report and calculations). 5. Your calculations don't seem to include the same BMP's shown on the plan. Topic: Plat Number: 63 Created: 9/13/2005 [1/5/06] Need to see a copy of the revised plat by Stantec. [9/13/05] Please modify the plat so that the drainage easement does not extend beyond the limits of the proposed detention pond. Page 3 [9/6/05] The curb return radii shown on the plat/street design done by Stantec was redlined as incorrect and needs to be corrected/coordinated with this plan set. Please see Jim Allen - Morley with Stantec. Topic: Landscaping Number: 50 Created: 9/6/2005 [1/9/06] Repeat: One low stone wall still shown. [9/6/05] Walls are shown on the site plans but are not shown on the landscape plans. Please coordinate the plan sets. Number: 51 Created: 9/6/2005 [1/9/06] Repeat: I will check with Susan on this per our discussion on 1/11/06. [9/6/05] Sheet 5: Please use LCUASS detail 1706F in lieu of the bike rack detail shown. Topic: Parking Lot Number: 38 Created: 9/6/2005 [1/9/06] The 50' parking setback is not met off of Nancy Gray Avenue. Please revise the layout. 50' is measured from the street flowline. Per our discussion on 1/11/06, 2 parking spaces will be removed to accommodate this standard. [9/6/05] Parking stalls and setbacks are not shown in accordance with detail 19-6 (setback is 50'), or 19-7. Parking stalls must be 19' in length but can be reduced to 17' with a 2' overhang as long as the sidewalk is widened an additional 2' to accommodate that. Some areas are hard to tell whether or not that requirement is met because not all sidewalks are dimensioned. Department: Engineering Issue Contact: Dan DeLaughter Topic: Site and Landscape Plans Number: 68 Created: 1 /9/2006 [1/9/06] Street Names do not match utility plans. Sagebrush and Katandin should be changed to Joseph Allen and Charles Brockman where they border the site. Department: Engineering Topic: Site Plan Number: 45 [1/9/06] Repeat Issue Contact: Susan Joy Created: 9/6/2005 [9/6/05] Cover Sheet: Remove note 1 as all easements must be shown, dimensioned and labeled on all plan sets. Number: 53 [1 /9/06] Created: 9/6/2005 [9/6/05] Sheet 3: See Appendix E6 for scanning requirements. Topic: Utility Plan Detail Sheets Number: 41 Created: 9/6/2005 [1/9/06] Please label as on -site. [9/6/05] Please labe the modified curb and gutter detail as "On -Site" and remove the LCUASS label at the bottem. Please provide the LCUASS detail unaltered for all curb and gutter in the public row. Page 2 STAFF PROJECT REVIEW "of Fort Collins VIGNETTE STUDIOS Date: 01/18/2006 TERENCE HOAGLUND 144 N MASON ST., SUITE 2 FORT COLLINS, CO 80524 Staff has reviewed your submittal for FORT COLLINS POLICE FACILITY PDP AND FINAL PLANS - TYPE Il, and we offer the following comments: ISSUES: Department: Engineering Issue Contact: Katie Moore Topic: General Number: 12 Created: 6/29/2005 [1/9/06] Need to check this with Susan still. -Dan [9/6/05] Not sure if this comment still applies as some of the easements shown on the plat coming through the system separately do not appear on these plans. Site/Landscape plans do not show/dimension or label any easements as required. For further information, no structures of any kind (footings, overhangs, signs, etc) are allowed in the easements. [6/29/05] A portion of the building is shown to overlap a construction easement for Timberline. Building construction in easements is not allowed. Number: 15 Created: 6/29/2005 [1/9/06] Craig Farver has said that sidewalks will be built by street oversizing. However, a repay will likely be due to the city and will have to be worked into the development agreement. [9/6/05] Plan sets still indicate that the sidewalk along the property's frontage is existing when this is not true. The sidewalks are not being installed by Streetoversizing and they must be installed with this project. [6/29/05] Sidewalks along this property's frontage will be constructed by this project, not by Street Oversizing when they construct the streets, due to utility installation timing. Number: 17 Created: 6/29/2005 [1/9/06] Repeat [9/6/05] The plan sets still do not meet the requirements set forth in Appendix E6. This comment will not stop your project from going to hearing and can be addressed in Final Compliance. The mylars, however, will not be signed until they are scannable. Please see JR in Tech Services if you have any questions. [6/29/05] Please review LCUASS Appendix E for scanability requirements and revise all plans to comply. Department: Engineering Issue Contact: Susan Joy Topic: General Number: 32 Created: 9/6/2005 [1/9/06] [9/6/05] Please see redlines for other comments. Number: 36 Created: 9/6/2005 [1/9/06] Just making sure Susan checks this as I haven't seen the Stantec plans. -Dan Page 1
