Please reduce the number of evergreen shrubs and replace with evergreen trees. • ; We have added 4 Bosnian Pine evergreen trees along Timberline as requested. 1 have inspected the existing parking lot light fixtures at the Windsor Bank of Choice and they Will work. 'Additional comments regarding foot-candle measurements and the use of double - headed poles near the west property line will be forthcoming after conferring with Light and Power. • Ron Kechter is working with Light and Power on this issue and should be resolved within the neat two weeks. [91131051 How will the pond be landscaped in a manner that would allow the 0.5% swale to function appropriately.' Otherwise the pond should be lined with a concrete pan. The detention pond is being designed with a micro -pool. Have the maintenance and the potential mosquito issues been discussed with the Police Department ? We are not discouraging such a proposed use, we are just trying to make sure that the maintenance needed for such a.ficility would be understood. . Please make sure that the vegetation planned in the area covered by the micro -pool is appropriate for a wet area. • This landscape plans have been revised to show a wetland seed mix at all low flow areas within the channel. The plan sheet needs d legerid for BMP's being utilized.. • This legend is now included on the Cover Sheet. 2• The silt fencing shown on the plan is ' inside the streets which are also being constructed. Why? • This steeeti are being constructed separately from this project. The silt fence is shown in case the streets are constructed ahead of this facility in order for these plans to stand on their own. 3• How does the southeast detention pond outlet, and is the construction of any pipeline there protected? • The pond outlet connects to an existing pipe. being constructed with the Timberline Roadway Widening project. The contractor is to protect the existing pipe during construction utilizing standard BMP's. 4• There must be a note on the plan that disturbed areas are to be seeded/inulched-(per your report and calculations). • This note has been added on sheet 7 of the utility plans. 5: Your calculations don't seem to include the same BMP's shown on the plan. [9161051 Sheet 5: Please use LCUASS detail 1706F in lieu of the bike rack detail shown. • It was originally agreed with Ron Kechter and Katie Moore to use the detail'we are showing. This detail has been used on,other city facilities, and holds more bicycles. Topic: Parking Lot Number 38 Created: 9/6/2005 [119106] The 50' parking setback is not met off of Nancy Gray Avenue. Please revise the layout. 50' is measured from the street flowline. Per our discussion on I/11106, 2 parking spaces will be removed to accommodate this standard. [916105] Parking stalls and setbacks are not shown in accordance with detail 19=6 (setback is 50), or 19-7. Parking stalls must be 19' in length but can be reduced to 17' with a 2' overhang . as long as the sidewalk is widened an additional 2' to accommodate that. Some areas are hard.to tell whether or not -that requirement is met because not all sidewalks are dimensioned. • The parking lot has been revised by removing the two stalls in question, and . relocating one of them. Site/Landscape plans do not show/dimension or label any, easements as required. For further information, no structures of any kind (footings, overhangs, signs, etc) are allowed in the easements. [6/29/05]-A portion of the building is shown to overlap a construction easement for Timberline Building construction in easements is not allowed. • According to Dan, we are OK on this issue 1/23/06. However, a repay will likely be due to the city and will have to'be worked into the development agreement. [9161051 Plan sets still indicate that the sidewalk along the property's frontage is existing when this is. not true. - The sidewalks are not being installed by Streetoversizing and they must be installed with this project. [61291051 Sidewalks along this property's frontage will be constructed by this project, not by Street Oversizing when they construct the streets, due to utility installation timing. • According to Ron Kechter, facilities is _paying fo'r the construction of the local streets. They are simply being constructed by street oversizing as a courtesy,• therefore no repays should be due. Contact Ron Kechter for. further information. This comment will not stop your project from going to hearing and can be addressed in Final Compliance. The mylars, however, will not be signed until they are scannable.
