Timberline Road). Also, according to our agreement with St Charles Investment Co. (Mansion Park PDP), they are responsible for the design of these infrastructure improvements on three sides of the site and Street Oversizing will be responsible for Timberline Road improvements. It is intended these improvements will be constructed when the Timberline Road Improvements are done in the Summer of 2005. The Police Services Facility project will be submitted following the normal City review process, with construction scheduled to start in the Summer of 2006. After talking with Ted, we came up with this approach: These improvements will be submitted as a "public infrastructure" PDP and assigned to a Planner and Development Review Engineer, like any submittal, subjected to a Type 1 or 2 review. This approach is based upon the submittal on the PVH Harmony Campus, where the infrastructure work is being done before any pads are developed. If you see any problem with this approach or have another approach, please let us know as soon as possible. Thanks. We see the submittal for the infrastructure (design by St Charles Investment Co.) being our overall plat -it would include all off site improvements as well as the Police Services Facility site net acreage. When we submit the required plans for the Police Services Facility, we would make a revision to the first plat to address all the easements within the site boundaries. Will this work for you? We see no problem with each project having an erosion control plan. addressing the utilities, drainage, DCP and fees. Reference is made to Matt Baker's comment of having "the infrastructure design go through the Capital Project Review Process" instead of the PDP process. We would prefer we submit through the PDP process as everything we are doing will be used for future work; therefore, there should be the proper planning review process. Let us know if you have any other comments, Jack G. >>> Sherri Wamhoff 09/23/04 03:32PM >>> Jack We can review the street design and construction that way if you would like - The street plan set will need to include the street design, utility design including service locations and stubs for the adjacent parcels, drainage report (for the roads), drainage system and pond design necessary for the street construction, erosion control plans for all area to be disturbed in the road construction including the detention pond, swales, any pipe work and utility installation, and the dedication of all necessary row, and easements. Are you thinking of doing this as PVHS did with two different plats. One in which the roads, and easements are dedicated on. And then a replat of the area where the building will be and any additional easements needed with the building design and construction (additional utility easements and drainage easements needed due to the building and parking lot). I would strongly suggest that you submit a plat with the road project. If you are not going to plat with the road project I will need a legal description describing the project boundary that will be used for the filing and documenting of this project and thru that legal will be how these plan will be found in the future. Each plan set will need to address the utilities and drainage needed for each project. Just as we won't know exactly where the water service is going until we have a building plan we won't know exactly what the drainage and grading plan for the building is until the building is submitted. As with PVHS Each project will have an erosion control deposit associated with it and each project will need to apply for and obtain a Development,Construction Permit (DCP) and pay the application fees, inspection fees and post security for the public infrastructure improvements for each project.
