Architecture. Engineering. October 23, 2008 City of Fort Collins 281 N. College Ave., 1st Floor Ft. Collins, CO 80522 Attention: Steve Olt, City's Project Planner Re: King Soopers Fueling Center, PDP response to Final Staff Project Review from planning hearing Dear Steve The following response is to the City of Fort Collins planning hearing held on August 6, 2008. We received no formal staff report or comments but the following issues King Soopers agreed to do investigate and respond to, our response follows and is in italic: 1) Review the water quality pond between the sidewalk and Taft Hill Road with city staff for the pond lining and the requirement for trees to be placed in this landscape buffer. Response: Reviewed with Basil Y. Hamdan and Randy Maizland, staff directed us to show a 4' deep concrete cut off wall under the curb along the water quality pond perimeter along Taft Hill Road, the proposed concrete cut off wall is shown on the water quality pond detail section B-B on sheet 5 of 6 in the Utility Set. 2) Review the installation of trees in the landscape buffer between Taft Hill Road and the sidewalk (water quality pond) with staff and comply with city code: Response: Installation of the concrete cut off wall instead of an impermeable liner allows the installation trees in the landscape buffer, two trees were added see the revised landscape plan. 3) Install a bicycle rack for one bicycle parking. Response: A single bicycle rack is shown on the site under the canopy in front of the kiosk see bubble note #39 on the site plan, a detail of the bicycle rack is shown on sheet 6 of 6 of the Utility set. 4) Install landscape screening between the ATM machine and Taft Hill Road on the adjoining property south of our site. Response: 8 Sea Green Juniper shrubs are proposed at this location see the Landscape plan (sheet 3 of 6). 5) A signage review meeting with City staff (Peter Barnes) on Response: Galloway & Company, Inc. • Phone 303.770.8884 • Fax 303.770.3636 9 5350 DTC Parkway, Greenwood Village, CO 80111 9 www.gallowayUS.com
