Schedule QUALITY INTEGRITY VALUE Owner: The City of Fort Collins Designer: Architecture West LLC Project Location: 700 Wood Street Fort Collins, CO IGMP is based on the following plans:  Revised Minor Amendment Submittal drawings dated 8-24-15.  Landscape is based on the red line drawing of the Elm street landscape dated 8-21-15.  ROW site concrete replacement is based on the red line drawing of the overall development plan dated 8-13- 15. Proposal Includes:  General Liability Insurance  Contractor General Conditions  Warranty on Workmanship  Shop Drawings and Product Submittals as Required  Standard Work Hours Items Not Included:  This design and IGMP specifically excludes the following design criteria: o Provision to meet LEED Gold as this project type can not be certified by the LEED program o Provisions to meet the River District design criteria o Provision to meet the Art in Public Spaces design criteria  This design and IGMP specifically excludes additional site parking requirements.  This IGMP excludes all applicable taxes consistent with tax exempt projects.  Interior office and restroom facilities are specifically excluded in this design and IGMP.  This design and IGMP specially excludes the storage of Hazardous materials.  Construction permits costs and associated fees  Builder's risk insurance  Legal, financing and accounting fees  Watchman or guard service  Owners Contingency (Recommend that one is established for owner use – Elder is carrying a construction contingency for Elder use as needed during construction)  Weather conditions / cost for adverse weather construction  Material testing  Hazardous material removal  Development fees, storm water permit, utility connection fees, and other utility company charges  Remedial work to surrounding properties QUALITY INTEGRITY VALUE  Costs for changes necessitated by local municipality code review or other jurisdictions having authority  In the event of conflicts, these qualifications and the stipulated sum estimate shall take precedence over the Contract Documents.  Furniture, Fixtures and Equipment (FF&E), other than listed in this proposal is anticipated to be furnished and installed by the owner. Items provided by Owner:  Development and permit fees  Surveying  Geotechnical  Material testing  Energy Modeling / commissioning  Tap fees (sewer, water, gas)  Temporary utility charges  IT / communication  Relocation of fiber optic line  Weather protection QUALITY INTEGRITY VALUE General Building Information  Building Size 162’x70’ (11,340sf)  This IGMP assumes vehicle parking/storage only. No additional activities such as truck washing, maintenance are anticipated.  This design and IGMP incorporate the City’s Building and Design and Construction Standards. Utilities  We have not included city of Fort Collins engineering fees for water, sewer, or storm. All utilities are assumed to be outside of city ROW.  We have not included stormwater escrows or city of Fort Collins fees associated with LID improvements.  APEN permit is excluded.  State Stormwater permit is excluded. Sanitary Sewer  There is an existing 27 inch sewer line that runs diagonally across the service yard to the north of the proposed structure. There is an existing manhole located north of the proposed structure that we plan to use. A new 4 inch PVC service line will be required to serve the sand / oil separator for the structure. The service line will need to cross an existing 24 inch North Weld water line. All sanitary sewer design and construction shall conform to the Fort Collins Utilities standards and specifications. Domestic Water  There is an existing 6 inch dead end water line north of the proposed structure. A new service line (size to be determined) will be required to serve the proposed eye wash stations and wall hydrants. The service line will need to cross an existing 27 inch sanitary sewer line and 24 inch North Weld water line. There are two (2) existing fire hydrants within the service yard, one adjacent to each of the existing structures. All water service design and construction shall conform to the Fort Collins Utilities standards and specifications.  Water Tap Fees and Water Rights for new water line are not included within this IGMP.  It is assumed the project team will be able to install the new water line over the top of the existing 27” sewer main. Site Electrical  This GMP proposal assumes the City of Fort Collins Light and Power will provide an electrical transformer within ten feet of the new building. This GMP proposal does not include cost for trenching primary service, providing primary service, or cost associated with a new transformer.  We have included two runs of 200lf of 2” conduit only for tele data. Wire and termination to be provided by local service providers.  We will coordinate relocation of fiber optic line with L&P staff. Cost for relocating fiber line is excluded.  Site pole lighting is excluded. Nat. Gas Distribution  This IGMP proposal assumes the City of Fort Collins will pay all Xcel Energy infrastructure costs associated with providing a new gas meter to be located on the building. Site Drainage QUALITY INTEGRITY VALUE  The proposed structure will be placed in an area of existing asphalt within the service yard; therefore, there will be no increase in impervious area and no requirement for stormwater detention. The site sheet flows to the south and runoff is directed via an existing storm drainage pipe to a detention and water quality pond located to the northeast of the property.  Additional low impact development (LID) water quality enhancement features have not been anticipated or included within this IGMP proposal. Due to the current site constraints and use of these facilities pervious pavers, bio-retention, rain garden or grass lined swale are not practical.  Due to the location and orientation change of the building we will need to address drainage at the West side of the building. This area is still under design and will be finalized during civil engineering design of the site. Site Paving  We have included patching and repair of existing asphalt around the building as necessary to provide the building foundation system, new utility connections, and new exterior concrete aprons. Additional site grading or re-pavement has not been included.  We have not included any pavement replacement beyond current site boundary.  We have included a 6’ exterior concrete apron at the West side and a 20’ exterior concrete apron on the East side of the building per the revised Minor Amendment Submittal.  We have included the site concrete work on the existing sidewalks and HC ramps as requested by the City of Fort Collins. Work to include replace / and / or repair of the areas identified on the drawing dated 8-13-2015 and will include 6 HC ramps and grinding of edges of sidewalk in 5 locations. Landscaping and Site Improvements  We have included the landscaping repairs per the minor amendment comments along Elm street in this IGMP per the drawing dated 8-21-15.  We have assumed that the existing irrigation system is adequate to provide irrigation for the additional nine (9) trees and eight (8) virginia creeper vines. No additional irrigation work other than tying into existing system and providing drip heads to nine (9) new trees is and eight (8) virginia creeper vines included.  We have not included any new fencing. Some fencing is anticipated to be added at the southwest corner of the lot. This will be addressed once the scope is determined, no allowance is being carried for this scope. Building Concrete  Spread footing foundation with 2’ stem wall final calculation after soils testing, using 3500 P.S.I. concrete.  6”concrete interior floor with WWM 1.4x1.4 wire mesh. 4000 P.S.I. concrete  Concrete cure, hardener, and control joints included.  The use of 15mil vapor barrier under the building slab is not anticipated or included.  Heating of interior slab on grade construction is not included.  Heating of exterior slab on grade construction is not included.  Twenty Four (24) – 6” pipe 10ga. Concrete filled bollards.  152’ of interior building trench drain with 12” galvanized traffic rated grating.  Sealing and caulking of concrete joints is excluded. Masonry QUALITY INTEGRITY VALUE  We have included 4” masonry unit veneer as shown on the revised Minor Amendment Submittal drawings dated 8-24-15. Steel  All necessary anchor bolts included. Woods and Plastics  We have included rough carpentry as necessary to complete the intended design scope. Thermal & Moisture Control  R-38 roof insulation and R-45.3 wall insulation system (2” insulated metal panel and fiberglass batts with vapor barrier). Openings  Two (2) – 3070 prefinished steel man doors with panic hardware, threshold and weather-stripped.  Six (6) – 22’ x 14’ Amarr model 2700 Steel insulated and weather-stripped overhead doors with electric operators. Standard manufacturers color.  Six (6) – 22’ x 14’ Amarr model 2700 Steel insulated with row of full view lights and weather-stripped overhead doors with electric operators. Standard manufacturers color.  Six (6) – 22’x2’ Bronze aluminum with low E glass  Two (2) insulated windows as shown on the revised Minor Amendment Submittal drawings dated 8-24-15. Finishes  None anticipated Specialites  None anticipated Equipment  None anticipated Furnishings  None anticipated Special Construction (Pre-Engineered Metal Building)  One – “Multi-Span” 70’ x 162’ x 25’ Steel Building with 1:12 Roof Slope  Building designed using IBC 2012 with 20 lb. Live Load, 30 lb. Ground Snow Load, and 115 M.P.H. Wind Load.  Building to have “Standing Seam” roof. Proposed panel is Ultra Deck roof panel.  Building to have 2” Insulated Metal Wall Panels. Proposed panel is Mesa wall panel. Color to be selected from Standard I or Standard II colors.  Interior walls to be have full height liner panel. Proposed panel is PBU. Color TBD.  162 feet of gutter and downspouts. Color to be selected from Standard I or Standard II colors.  Full ceiling liner panel. Proposed panel is PBU. Color TBD.  2 metal awnings are included per the revised Minor Amendment Submittal drawings dated 8-24-15. ALLOWANCE $8,000. QUALITY INTEGRITY VALUE Fire Protection  We have included a single wet fire sprinkler protection system to meet NFPA 13 requirements. Plumbing  Provide new water service and reduced pressure backflow preventer for building. o Provide two (2) interior hose bibs. o Provide two (2) exterior hose bibs. o Reduced pressure backflow preventer. o Provide plumbing for (1) trench drain. o Provide 1,000 gallon sand/oil interceptor.  Provide two (2) portable eyewash stations. Due to building temperature being below ANSI standard for ‘tepid water’, provide model with internal heater. HAWS 7501FP or equivalent. We have priced an alternate to provide fixed hard piped units.  Provide gas piping for HVAC equipment. HVAC  Radiant tube heaters at roof/ceiling for heating. Due to CNG/LNG vehicles being stored in the building we have included eight (8) tube heaters specifically designed for this application. Re-Ver-Ber-Ray DX3-40-60 or equivalent. Radiant tube heaters required to have maximum surface temperature of 750F per NFPA 30A, 60 MBH input and 40 ft tube length.  Provide single wall galvanized piping intakes with wall terminations, and type ‘B’ vents with roof terminations.  Due to CNG/LNG vehicles being stored within the building we have included the following exhaust system: o Provide two (2) inline exhaust fans, each sized for 11,000 cfm. Exhaust fans to include an explosion proof motor. o Provide roof exhaust hood for each fan, with motorized backdraft damper. o Provide four (4) low intake louvers with motorized dampers. Each louver approximately 60” x 48”. o Provide methane detection system. Upon detection, system to initiate visual alarm, audible alarm, open intake dampers and operate exhaust fans. o Assumed low voltage wiring is not in conduit.  The above system can be used for summer heat exhaust if required. Electrical  General: We have assumed all exposed wiring shall be in EMT conduit, minimum size ½”, and that MC cable will not be acceptable where exposed to view.  Demolition: We have excluded demolition. Based on the information provided, we do not anticipate any requirement for electrical demolition to prepare the site for construction.  Non-lighting Site Work: As a provision for a telecommunications service, we have included Two (2) 2” underground conduits from a location near the electrical panel to a location up to 200’ away.  Lighting and Controls: LED lighting. QUALITY INTEGRITY VALUE  Power Distribution System: We have included a 100 amp 120/208 volt 3-phase 4-wire electrical service with a fusible main disconnect on the building exterior and a 24-circuit panelboard on the interior of a wall near one of the man doors. We have assumed the distance from the utility transformer to the meter socket and main fusible switch will not exceed 10 feet and that the distance from the main fusible switch to the circuit breaker panel will not exceed 10 feet. We have also include one (1) empty 1-1/4” EMT conduit from the panelboard to a point up to 30’ away and a spare circuit breaker to facilitate the connection of a PV system.  General Purpose Power: Convenience receptacles as required.  HVAC and Plumbing Equipment Connections: Power wiring only to eight (8) gas-fired radiant tube heaters.  Owner Equipment Connections: We have included the following: 1. One (1) 20 amp 208 volt 1-phase straight-blade receptacle. 2. Twelve (12) power connections to overhead door operators not to exceed ¾ horsepower.  Fire Alarm: We have included a fire alarm control panel to monitor the fire sprinkler system only. At this time no engineering has been done in order to determine the size or location of the pond. At the point that the design is completed we will provide a final price for the pond.  APEN permit is excluded.  State Stormwater permit is excluded. Site Electrical  This IGMP proposal assumes the City of Fort Collins Light and Power will provide an electrical transformer within ten feet of the new building. This GMP proposal does not include cost for trenching primary service, providing primary service, or cost associated with a new transformer. Landscaping and Site Improvements  We have included the landscaping repairs along Vine and Wood streets in this IGMP per the drawing dated 8- 21-15.  We have assumed that the existing irrigation system is adequate to provide irrigation for the additional nine (9) trees. No additional irrigation work other than tying into existing system and providing drip heads to nine (9) new trees vines is included. Building Concrete  Spread footing foundation with 2’ stem wall final calculation after soils testing, using 3500 P.S.I. concrete.  6”concrete interior floor with WWM 1.4x1.4 wire mesh. 4000 P.S.I. concrete.  Concrete cure, hardener, and control joints included.  The use of 15mil vapor barrier is not anticipated or included.  Seven (7) – 6” pipe 10ga. Concrete filled bollards.  We have not included any exterior concrete aprons. Masonry  We have included 4” masonry unit veneer as shown on the revised Minor Amendment Submittal drawings dated 8-24-15. Steel  All necessary anchor bolts included. Live Load, 30 lb. Ground Snow Load, and 115 M.P.H. Wind Load.  Building to have “Standing Seam” roof. Proposed panel is Ultra Deck roof panel.  Building to have “PBR” walls. Color to be selected from Metallic Signature 200 standard colors.  160 feet of gutter and downspouts. Color to be selected from Metallic Signature 200 standard colors.  Interior walls to be have interior liner panel extending from 2’ concrete wall to 7’-4”. Prposed panel is PBU panel. Color TBD. Fire Protection  A fire sprinkler or suppression system has not been included in this design or IGMP pricing. Plumbing  Provisions for water service or compressed air have not been included in this design or IGMP pricing.  Provisions for a trench drainage system have not been included in this design or IGMP pricing. HVAC  None anticipated Electrical  General: We have assumed all exposed wiring shall be in EMT conduit, minimum size ½”, and that MC cable will not be acceptable where exposed to view.  Demolition: We have excluded demolition. Based on the information provided, we do not anticipate any requirement for electrical demolition to prepare the site for construction.  Non-lighting Site Work: No work included. QUALITY INTEGRITY VALUE  Lighting and Controls: LED lighting.  Power Distribution System: We have included a 100 amp 120/208 volt 3-phase 4-wire electrical service with a fusible main disconnect on the building exterior and a 24-circuit panelboard on the interior of a wall near one of the man doors. We have assumed the distance from the utility transformer to the meter socket and main fusible switch will not exceed 50 feet and that the distance from the main fusible switch to the circuit breaker panel will not exceed 10 feet.
