Our team covers a broad range of expertise, and has a great working relationship among the various city departments and is very familiar with the City of Fort Collins Building Design Standards. We believe in the long term sustainable growth and development of our city and are passionate about creating solutions that positively influence the urban environment across a wide range of scales. We are cheerleaders for good urban design and architecture in Fort Collins, but have little interest in creating trendy, short-lived solutions—we want to add dignity to our city and improve its character over the long run. Last year, in only our second year as [au]workshop, we were awarded two Fort Collins Urban Design Awards and were selected by our peers as the American Institute of Architects Colorado North Firm of the Year. At your request, this proposal includes: A description of our undertsanding of the contract responsibilities, key staff members and personnel, a summary of relevant experience, and our ability to meet and exceed project expectations. [au]workshop received the Addendum released by the city for RFP 8371. Do not hesitate to call or email us if you have any questions. Best Regards, [au]workshop, llc. Primary Contact Jason Kersley, AIA, LEED AP Managing Principal E: jkersley@auworkshop.co P: 970.430.5220 Secondary Contact Randy Shortridge, AIA, LEED AP Principal-In-Charge of Design E: rshortridge@auworkshop.co P: 970.818.1589 VIEW CORRIDOR STUDY BY [au]workshop [au]workshop focuses on achieving success from the earliest phases of a project and continues through completion. This involves collaboration with owners, approving agencies, stakeholders and consultants to recognize goals and find urban design and architectural solutions that are creative, thoughtful and constructible. A successful project should not just meet the functional requirements for the occupants it serves, but also strengthen the street, the block and the neighborhood. [au]workshop understands the importance design has beyond the building and project site. It is our responsibility - and goal - to ensure the design reinforces, supports, and bolsters the community for the long term. 5 06 Understanding of Contract Responsibilities Capacity and Capability ADA Questionnaire 08 Team Profile 40 44 TABLE OF CONTENTS 6 UNDERSTANDING OF: CONTRACT RESPONSIBILITIES [au]workshop strives to design places that sustainably invigorate neighborhoods and cities. We feel our firm is a perfect fit to help the City of Fort Collins “walk the talk” with their commitment to sustainability and high performing buildings. The Architectural & Engineering Services RFP illustrates the City of Fort Collins commitment to sustainability and energy efficiency. We understand this goal as a significant responsibility with any project, no matter how large or small. We believe in the power of good design and strive to create quality in everything we do—from the smallest to the largest task. We incorporate current technology into our process and want everything we design to be as sustainable as possible. We also have a very detailed understanding of the City of Fort Collins scope of service expectations during all phases of a project. While the City makes no assurance to the number and size of Work Orders, the desired services could include site analysis and feasibility studies – to construction estimating and administration, and we believe our assembled team has all the necessary skillsets and experience to undertake and complete any Work Order presented. Regardless of project scope, we understand the importance of budget, time, and quality for each and every task. [au]workshop focuses on achieving success from the earliest phase and believes collaborative design is an essential aspect of every project. This involves collaboration with the owners, stakeholders and consultants to recognize goals and find solutions that are creative, sustainable, and constructible. This valuable feedback helps to inform early design decisions that will eventual lead to a successful project. Our chief responsibility is to satisfy the client’s goals. Therefore, the first step in our process is to understand the City of Fort Collins goals. This includes budget restrictions, project schedules, performance goals, and building programs. 7 INITIAL CIVIC CENTER PLAN DIAGRAM 8 TEAM PROFILE: With active architecture and master planning projects throughout the western United States and Asia, architects Randy Shortridge and Jason Kersley founded the firm in 2013 after a combined 46 years of experience locally, nationally and internationally in a wide variety of typologies. Upon observing the common dissension between Electrical Contractors and Electrical Engineers we saw an opportunity to provide a service that “bridges” that communciation gap. Being able to utilize the budgeting, constructability, and real world common sense skills of the contractor, plus incorporating the engineering theory and safety perspective, allows our firm the tools to produce the clearest and most concise construction documents in the market today. By producing realistic & detailed documents, contractors can easily bid projects with confidence and accuracy, knowing without question the scope of their role. This assures apple to apple pricing during the bid stage, which facilitates confidence in selecting sub-contractors. It also results in eliminating open, liberal interpertation which can result in change order abuse and ultimatly cost the owner more in the end. Our goal is to develop long term relationships built on integrity, trust, and dependability. What we say is what we will do. Upon completion of the the Master Plan, [au]workshop worked with RNL to develop the first buildling in the plan, the Utitlity Administration Building. [au]workshop’s major role for the Utility Administration Building was managing the project’s Construction Administration. The new building houses 112 open office spaces, a dozen private offices, training spaces, and a customer services area. The facility is designed to maximize natural light while minimizing direct glare. The mechanical and electrical systems, including rooftop solar and heat pumps, are also engineered to tie-in with future projects as the city develops a civic campus. Currently the project is on target to achieve LEED Platinum. Construction is currently wrapping up while City staff are moving into their new offices. The building was carefully relocated slightly to the East in order to accommodate the new Utilities Administration Building. During the relocation of the building, the out-of-date mechanical and electrical systems and non-accessible restroom were removed, essentially eliminating all interior improvements for the building. This dictated a complete interior renovation, with the goal of making it a lively tenant space. Working closely with the City of Fort Collins, we developed a plan that houses a customer sales space and seating, a limited commercial kitchen and an accessible restroom all in an area less than 400 square feet. The Butterfly Building is currently under construction with a completion date of December, 2016. A dynamic public/private/philanthropic partnership and design process resulted in a $4 million building that includes much-needed back-of-house uses for the Rialto Theater including wing space off the existing stage, a street-fronting third- party restaurant, an expanded theater lobby and patron service areas. A second level community room and third story commercial office spaces round out the total of 20,000 square feet of new construction not including minor alterations to existing lobby and stage areas. Our solution is simple, but nuanced: to maximize efficiency, the building is split into two halves: a winterized portion, that serves the tennis facilities year-round, and a summer-only portion that serves the pool. A “cut” into the corner of the plan then negotiates between the tennis court axis and the angled pool axis, allowing the building to serve and be welcoming to both. Eastmoor is currently in the process of receiving permits and anticipates a Summer 2017 completion date. 37 SWIM AND TENNIS CLUB PLAN ENTRY PERSPECTIVE POOL PERSPECTIVE MANAGING PRINCIPAL JASON KERSLEY AIA, LEED AP PRINCIPALINCHARGE OF DESIGN RANDY SHORTRIDGE AIA, NCARB, LEED AP SR ASSOCIATE BRIAN BETSILL AIA, LEED AP PROECT ARCHITECT ARLO SCHUMANN ASSOC.
