Dear Chad,
[au]workshop is pleased to provide you with this proposal for design services for the new
construction of a bicycle shelter for the Downtown Transit Center in Fort Collins.
PROJECT UNDERSTANDING, SCOPE OF WORK AND DELIVERABLES
Per our discussion in the Kick-Off Meeting on April 5th, 2017, the scope of the project is to
provide design and construction documents for a fully secured bicycle shelter on the lawn
directly to the south of the existing Downtown Transit Center.
As discussed with you, we will provide design services as outlined herein on an hourly basis
with the intention of working as quickly and efficiently as possible. We will not exceed the
dollar amounts noted in the “Fees and Expenses” paragraph below without prior approval from
you.
Task One: Determine Design Approach
During this task we will develop a preliminary concept for a custom-fabricated shelter
and have a local shop price the design to determine if the cost of the Custom Shelter
would be comparable to a prefabricated shelter. The advantages of a custom shelter
would be: a unique design for this prominent civic location, Fort Collins Transit signage
incorporated into design, and competitive bidding from local fabrication shops. Our
proposal for this would include working closely with the artist selected for the Art In
Public Places portion of the project and we would also explore the possibility of working
with the DDA for their input or assistance on the project, if needed.

Pictured below are some preliminary precedents for similar enclosed pavilion-
structures:
Task Two: Schematic Design
After direction-to-proceed from Task One, we will begin Schematic Design. During this
task we will generate a site plan, elevation drawings, and make preliminary material and
color selections for your review and approval. In this task we will also engage our
engineering and landscape teams to begin their design work. At the end of Schematic
Design, we will engage our cost-estimating consultant to provide a cost estimate for
your review and approval.
Task Three: Construction Documents
Upon owner approval of the schematic design documents, additional work to complete
the construction documents will be required. The construction documents will consist of
drawings and on-sheet specifications describing, in detail, the quality levels of materials
and systems and other requirements for the construction of the project.

Task Four: Development Review Submission
At the end of task two we will submit drawings to the Development Review Department
for Minor Amendment approval. At the end of Task Three we will submit to the Building
Services Department for permit of the project.
Task Four: Construction Administration
We will continue to work on an hourly basis during construction to revise the design,
answer inquiries, approve submittals, make site visits, provide additional sketches, etc.
We plan to have Owner/Architect/Contractor (OAC) meetings on a once every other
week basis with construction duration of approximately 3 months.
EXCLUSIONS
a. LEED or other green building certification.
b. Professional interior renderings
c. Presentations to Landmark Preservation Commission.
d. Data/Communications design
e. Fire sprinkler design
f. Building commissioning
g. Modifications to overall building services
SCHEDULE
We will plan to submit for Minor Amendment two months after beginning design and for
permit two months following submission for Minor Amendment (pending Minor
Amendment approval). Date for beginning of design to be determined based on
schedules of [au]workshop, consultants, and applicable City Departments.
FEES and EXPENSES
For tasks described above, we propose a time and reimbursable direct cost basis under
this agreement using our standard Hourly Rate Chart (per the Professional Services
Agreement).
Fee Schedule
Total fee for work described will be $50,477, please see attached fee schedule
(Attachment A) for complete breakout of fees by consultant and by task.
The design time to ensure this project compliments the prominent site location
will be similar to a larger project (i.e. time for minor amendment submittal and
submittal for permit are similar regardless of project size) and thus the projected

construction cost-to-design is a slightly higher percentage in comparison to a
larger project.
Reimbursable Expenses
Expenses for reproductions will be billed to you at cost. Other expenses such as
physical models, professional renderings, etc. are not anticipated, but if incurred will
be in addition to the fees stated above and will be invoiced at their actual cost.
Reimbursable fees will be incurred only with prior approval by you.

described in this Proposal shall be construed to mean agreement with its provisions. We

Thank you for the opportunity to provide the following work order. We will prepare an Engineering Design
Topographic Exhibit with 1' contours of a portion of the above site as indicated in sketch provided by email on
05/03/2017. We will establish a job site benchmark tied to NAVD88 vertical datum, and data collect topographic
site features, trees, surface evidence of utilities, curbs, access and design features and the as-built finished floor
elevation of the existing building. In addition to the visible location of the utilities, we will show the location of
the utilities as they are noted on the maps from local municipalities and utility companies, and any utility flagging
or paint markings existing at the time of fieldwork. Boundary determination is not a part of the above described
scope of services, and it is understood that this is not a Land Survey Plat in accordance with CRS 38-51-102.
Any items, tasks or revisions not outlined in the initial work order will be provided on a time basis at our standard
rates. Please sign and return a copy of this work order and a current title commitment if available as authorization
to proceed.
ESTIMATED COST: $2,700.00 (field and office)
$450.00 (utility locate service)

This estimate is valid for 90 days from the date of this work order. Payment in full is due within 30 days of receipt of
invoice. Interest may be assessed at the rate of 1.5% per month on past due invoices. Flatirons, Inc. retains all copyrights.
