Furnish supervision, labor, material equipment, transportation, permits, fees, and perform operations in connection with and reasonably incidental to maintaining planting systems called for under this contract. 1.02 QUALITY ASSURANCE A. Contractor shall maintain a weekly landscape maintenance log, indicating services performed including plant replacement quanitities. Submit copies of the log once each month with each month's pay request (see Appendix). B. Contractor shall have at least five years experience in commercial landscape maintenance and shall have prior experience in at least two other projects of similar size and scope. C. Contractor shall use the pay request form furnished by the Owner in preparing monthly pay Submittals. PART 2 - MATERIALS 2.01 MATERIALS A. Materials used for maintenance shall be supplied by Contractor. B. Replacement landscape materials shall conform to the specifications for original installation. PART 3 - EXECUTION 3.01 PLANTING A. Plants delivered on site shall be thoroughly watered prior to planting to reduce transplant shock. B. Plant root balls shall be placed at soil grade in the pots. C. Immediately after planting, plants shall be watered in with a 9-45-15 water soluble fertilizer. 3.02 FLOWERS A. Maintenance Period: 1. Maintenance flowers from time of planting to end of season (approximately May 15 - October 1). B. Pruning: 1. Prune dead, diseased, and dying branches. Prune long uncharacteristic branches that detract from the flowers overall form. 2. Pinch back dead flower heads every week to promote greater flowering. 3. Pinch back coleus blooms for appearance. 4. Contractor shall perform pruning every week during the maintenance period. 02970-2 B. Weed Control: Weeds represent the greatest threat to successful establishment of ground covers. Therefore, a vigorous, high level of weed control is necessary to maintain an attractive, healthy landscape. 1. Spot control weeds in flower pots by hand weeding. Do not use Roundup or similar products. 2. Contractor shall perform weed control once every other week during the maintenance period. C. Fertilization: Apply 20-9-20 water soluble fertilizer in flower pots every week. Fertilizer shall be applied to the soil at a rate of 300 ppm Nitrogen. D. Flower Replacement: 1. Notify Owner's Representative if dead plant material is discovered. Replacement plant material shall come from surplus material stored off site by Contractor. If surplus is exhausted, or if widespread damage has occurred, Contractor shall submit proposed removal and replacement cost and receive written authorization prior to replacement. 2. If replacement becomes necessary, conform with original material and installation standards (including guaranteed warranty period) established in the original project specifications. 3. Unless directed otherwise by the Owners Representative, replace dead flowers with the same species. 4. Contractor shall replace dead plants within one week of plant death. 3.03 DISEASE/INSECT CONTROL A. Conform with the Supplemental General Conditions. B. Inspect landscape areas weekly during growing season for signs of insect or disease infestation. C. Apply seasonal applications as necessary to protect plant materials. Spot treat areas as needed to maintain health growing plant material. Spot treatment is included in the scope of this contract. D. Do not apply airborne insecticides or pesticides when unprotected people or animals may be affected. E. Protect plants from over spray that is detrimental to the health of ornamental plant materials. 3.04 IRRIGATION A. Schedule irrigation to water once every day. Water twice per day as necessary, according to weather and/or planting environment. B. Test irrigation system prior to planting and immediately notify City if irrigation components are not functioning properly. C. Test irrigation system every other week during maintenance period to ensure proper function. Immediately notify City if irrigation components are not functioning properly. 3.05 CLEANUP: A. Clean areas to provide a neat, well-groomed site. Pick up trash and debris, sweep surrounding walks. B. Cleanup after severe hailstorms or severe winds (90 mph or greater) is not included (notify Owner's Representative within 24 hours after damage occurs). Obtain a written authorization from Owner prior to cleanup. 3.06 WINTERIZATION 02970-3 A. Plant material to be removed within 2 days of frost kill or October 15, whichever comes first. Contractor shall dispose of plant material legally off-site. B. Soil to remain in planting areas and/or pots over winter. C. Drip irrigation spaghetti tubing to remain in planting areas over winter.
