Thank you for considering the enclosed response to City of Fort Collins RFP#8422.
SouthRidge is known among the City courses for its fun and casual atmosphere. At
SouthRidge, golfers often comment on the great time they had—whether or not they
played well. We understand the quality of the course itself is the primary factor in that
experience, but the service they receive from the restaurant and the golf shop also
plays an essential role.
With this in mind, we recognize that the function of the restaurant-concessionaire is to
help shape and support the unique culture of SouthRidge while offering an assortment
of high quality products and services that cater to the various golfers’ unique demands.
For the last 21 years, Mackenzie's Pub & Grill has been a golfer-centric restaurant. We
understand the needs of golfers and care about what makes them happy. We have
customized our food menu, beverages, pricing, and staffing to suit their every need and
we are proud to say that Mackenzie’s has loyal patronage. Simply put, we love our
customers and they love Mackenzie’s.
We hope to continue using our experience and expertise in that role at SouthRidge for
the next five years, and beyond. Serving the golfers at SouthRidge has, and always will
be, the primary focus of our business. Mackenzie's Pub & Grill is a golf course
restaurant, not a restaurant at a golf course.

Experience
Provide concession operating experience for yourself and your staff.
My vast experience at SouthRidge combined with that of my staff could almost fill an
encyclopedia. Simply stated, I have worked at SouthRidge for 21 years. During my
tenure at SouthRidge, I have worked in every facet of the golf operations from the
restaurant, to the golf shop, and on the maintenance crew. I have been the owner of
Mackenzie's Pub & Grill and the City contracted concessionaire for the last 15 years. In
that time, I have seen and dealt with every dynamic one might imagine. Varying
economic times, three head golf pros, three Managers of the Golf Division, evolving
golfer demands and demographics, the opening of two new area golf courses, drought
and rainy years, growth and decline of rounds year-to-year, unemployment highs and
lows, rising and falling food prices, and political shifts locally, regionally, and nationally
are just a few of the many factors I have experienced and learned from since 1995. My
longevity as concessionaire is unprecedented when compared to similar public golf
course restaurants in the area. Since becoming the restaurant concessionaire at
SouthRidge in 2002, Collindale has seen five restaurant concessionaires, Pelican Lakes
four, and Highland Meadows five restaurant owners or managers. During that time
some of our noted accomplishments are:
• No liquor serving violations in the 16 years I have managed the liquor
license at SouthRidge
• 18 years of "excellent" and "good" Larimer County Health Department ratings
since I became in charge of the daily kitchen
• Positive earnings every year
• Unblemished record of full and timely payment of all contractual and financial
obligations to the City of Fort Collins, Larimer County, State of Colorado, and the
IRS
• Consistent growth and retention of loyal customer base
• Supervision, design, and finance of 2006 re-model of restaurant dining room
• Positive working relationships with past and current Head Pros and
Superintendent
• Decades of building rapport with various league heads and tournament
organizers
In addition to my extensive personal experience operating the concession at
SouthRidge, the experience, loyalty, and consistency of my staff is also one of the
elements that has made us a successful establishment for so long. All employees are
extensively trained about our philosophy of being a golf-course restaurant, not a
restaurant at a golf course. The training and supervision of new and current employees
emphasizes the unique needs of providing excellent products and services to the golfing
public. I currently employ two year-round managers who have worked for me at

Mackenzie's for five and six years. Furthermore, next summer I will have three service
staff members (bar and cart staff) who will be entering their 13th, 12th, and 11th
seasons at Mackenzie's. In addition, three other service employees have committed to
return for their second season in 2017. My prospective kitchen staff for 2017 will
include three cooks entering their second season and another returning for his third.
Typically we only hire two to three new employees each year. Mackenzie's has an
extensive record of employee loyalty and success, in part, due to our constant
investment in our employee's training and education. All our employees are sponsored
for TIPS alcohol serving training or Larimer County CO-OP food sanitation training.
Next to clients, I view employees as the most important ingredient we have in operating
a successful business. The consistency and loyalty of our staff demonstrates how well
thought of Mackenzie's is as an employer. The number of staff members we retain year
to year puts us is in an advantageous position to provide superior service to the golfers
at SouthRidge. My experience operating the restaurant concession, combined with that
of my staff, is second to none. We plan on using that unparalleled experience to
provide superior products and service to the golfers of SouthRidge for the duration of
this RFP and beyond.

Financial
Provide information on your financial ability to operate this concession.
As the owner of Mackenzie's Pub & Grill for the last 15 years, I have established an
exemplary record of financial responsibility and stability while operating the concession
at SouthRidge Golf Course.
• I am the sole proprietor. I have no partners, investors, long-term, or short-term
debt attached to Mackenzie's Pub & Grill. I also have no personal debt attached
to Mackenzie’s. I have never filed for bankruptcy protection, personally or
professionally.
• Mackenzie's has been profitable in each of my 15 years as owner.
• In 2016 after consecutive above average revenue years, we chose to invest in
retirement and health insurance plans for our year-round employees, rather than
pocketing additional profits
• This is not a turn-key operation. We own over $70,000 in fixtures, vehicles
(beverage carts), inventory, furniture, and equipment that are required to operate
the concession at SouthRidge. This figure does *not* include the City provided
equipment. With no guarantee on returns, a new vendor would need to take a
sizeable financial risk before even opening the doors on January 1, 2017. We do
not.
• I have business credit lines available up to $100,000 to cover emergency
expenses and off season operational costs if necessary. However, our decades
of experience in managing cash flow during the slow season has never
necessitated needing more than $20,000 in any year.
• We are always current on federal, state, and local taxes, fees, licenses, and
insurance.
• We have an unblemished and lengthy credit history with all of our vendors, many
going back more than two decades.
In short, I have made it a priority to ensure that Mackenzie’s Pub & Grill, as a
privately owned and operated company, is financially secure. Through economic
ups and downs I have maintained a professional and successful business. Rather
than facing the considerable financial uncertainty of opening a new business, we are
in a position, with approval and in partnership with the City, to invest in capital
improvements to the clubhouse that will enhance the golfer experience at
SouthRidge. The principal improvement I have identified is the installation of a
permanent shade structure on the clubhouse patio. I have already begun
consultation with a design and construction firm for such a structure and we are
prepared to move forward with this improvement this year.
Our history of profitability, unblemished financial record, considerable assets, access
to substantial credit lines, and our ability to operate a debt free business
demonstrates our commitment to excellence. Mackenzie's Pub & Grill is the
preeminent financial choice for the restaurant-concession at SouthRidge.

Products
List the products you intend to serve along with proposed prices.
I have attached our 2016 regular menu (Attachment A), and our 2016 tournament-
catering menu (Attachment B). These menus are living documents that have changed
over the last 21 years in order to suit the evolving tastes of the golf community at
SouthRidge.
In addition to those attached menus, Mackenzie's offers several pre-prepared food
items, available at appropriate times. This ensures timely and efficient service in the
clubhouse and on the course, before and during play. These items include cold
sandwiches, breakfast burritos, wraps, hot dogs, brats, and weekly turn specials. Also,
we post a "Mid-course Munchies" call-in menu on the tee box of hole #8. This service
facilitates a speedy visit to the clubhouse when making the turn and helps the pace of
play.
Due to the high number of repeat customers and weekly leagues, we offer daily food
and drink specials to provide golfers additional choices to our daily offerings.
Additionally, in 2009, Mackenzie's purchased a 250 gallon pit smoker. Our smoker
primarily adds variety to our tournament menu but allows us to offer a homemade BBQ
menu in the clubhouse from time to time. BBQ items can include pulled pork, brisket,
spicy sausage, smoked buffalo wings (big favorite), smoked chicken, and smoked prime
rib. While not available daily, the BBQ menu compliments our daily menu and provides
something golfers won't see at other area courses. Our extensive beverage menu
includes:
• Eight beers on tap in the clubhouse $2.50-$4.75
• 22 canned and bottled domestic, imported, and local micro beers. All of those
are available on the course except those in glass bottles $3.75-6.50
• Five varieties of wine. Also available on the course. $5.50
• 43 varieties and flavors of spirits available in the clubhouse $4-$8.75
• 14 types of spirits available on the beverage cart with all appropriate mixers
$5.50-$7.00
• 14 flavors of bottled and fountain sodas (Pepsi products) $2.50-$3.50
• 18 varieties and flavors of canned and bottled tea, sport, and energy drinks
$2.50-$4.75
• Two choices of bottled water $1.50-$3.50
Our variety of food and beverage offerings are always of the highest quality and
supplied by reputable local vendors. Our food items are prepared from scratch,
whenever possible, using original recipes. The many choices we offer are the result of
years of adaptation to evolving golfer tastes. We will continue to fine-tune our food and
beverage choices to best suit the needs and desires of the golfing public at SouthRidge.

EXPLANATION OF CONCESSION FEE
The 2016 lease payment of $23,000 to City of Fort Collins was based on price per
square foot of $11.50.
To provide a better comparison for this proposal, I have converted the current lease
payment to a percentage of $413,020, the average annual sales between the years of
2012-2015.
Therefore, the $23,000 lease payment from 2016 as a percentage of sales equates to
5.5%
My proposed minimum lease payment for 2017 and beyond of $28,000 or 7% of sales,
whichever is higher represents, at a minimum, a 22% increase in payment to The City of
Fort Collins over 2016.

SUSTAINABILITY PHILOSOPHY
At Mackenzie's Pub & Grill, we recognize the importance of sustainability practices in
how we operate our business. In addition to our operation we are responsible, on
behalf of the City, for the purchasing and management of most paper products in the
clubhouse and maintenance building. Some of our economic and environmental
sustainability practices are:
• Purchasing of recycled and recyclable materials whenever possible (i.e. paper
products and recyclable beverage and food containers)
• Purchase and use of environmentally friendly and non-toxic cleaning and
dishwashing chemicals
• Separation of recycled materials from trash. Pound for pound, we send more
material to the recycling center than the landfill
• Partnership with golf shop and maintenance crew regarding use of recycling
receptacles
• Purchase of new equipment that meets EnergyStar appliance ratings
• When available, office use of electronic invoicing and payment, payroll, billings,
and statements to reduce paper
• Active indoor temperature management, use of shades and blinds, reduction of
artificial light when appropriate, and opening and closing of doors and windows
throughout the day to lessen the use of HVAC cooling and heating systems
• Reduction of kitchen hood use during slow periods of the year
• Use of energy saving light bulbs
Our social sustainability practices include:
• Investment in health insurance and retirement plans for year round employees
• Equal opportunity employment and hiring practices
• Above market wages for seasonal employees
• Off season employee placement assistance
These are just a few highlights of our ever evolving sustainability practices. At
Mackenzie's Pub & Grill, we feel these and other practices are an important part of
operating any business in today's society, but especially for us, as the restaurant
concessionaire at SouthRidge Golf Course.
