We removed existing process piping for the competition pool and upgrading it with larger mainlines. This will created more openings and allows for a quick return on water for the pool. Our work also increased the surge tank capacity to match new water depths. Our team replaced the old and outdated gutter system with new more efficient gutter and supplies. The work included installing new bulkheads, new tile work on the gutter of the competition pool, adding new anchors for lane dividers, back stroke markers and new ladders. The equipment room was completely replaced with new and state of the art pumps, filters, chemical system and piping. The Project was on a tight time constraint and had some unknown conditions that we worked through with City representative and Design team. The first building to receive the fire alarm upgrade, Kepner Hall, was built in early 1912 and included plaster walls over brick and decorative Roman inspired plaster detail in the center lobby. When the West and East wings were completed in 1922 and 1923, respectively, they were built in the same fashion and materials as the central wing. The 3 story, 70,930 SF building presented many challenges, including requiring DS Constructors to find an artisan plaster subcontractor to ensure the repair of the existing plaster would seamlessly blend in with the existing finishes. The entire fire alarm system was replaced and brought on line August 12, 2015, working concurrently with a new fire sprinkler system that was also installed in Kepner Hall in the same time frame. The 4 month project was successful due to the cooperation of Mountain Alarm and Simplex Grinnell to work together to create a successful project as well as the management and direction of the DS Constructors project team. When the notice to proceed for this project has been issued we will compile the project team and complete a full review of the project. We request a project kick off meeting with the owner's representative and all consultants as their input is always critical to a successful project. Quality Assurance in Subcontractor Selection: Once we have been awarded the project a buyout log will be created and the buyout will commence. Subcontractors and supplier qualifications are based on complete scope of work, ability to schedule and complete the work in the scheduled time, availability of manpower, quality of construction and competitive pricing. A minimum of three qualified subcontractors for each division will be selected to bid the project. The subcontractor selection will be reviewed by the project’s management team, which includes the owner, architect and engineers. When the team has agreed on a subcontractor or supplier a fixed price contract will be issued based on a well-defined scope of work. This method defines the scope and the associated cost quickly. It also ensures the subcontractor selection is based on ability to perform the work and not just based on the lowest cost. Quality Assurance in Submittals: A complete submittal log is created for the project specifications. Complete and timely submittals are quickly submitted by the subcontractors. Long lead items are identified and these submittals are acquired first to ensure product delivery in a timely fashion. All submittals are reviewed by the project manager and the superintendent before they are submitted to the Project Architect and Engineers. This process ensures that the products are correct; Review time is minimized; Products arrive on site and on time. Quality Assurance in Subcontract Work: Preparatory meetings are held with all of the major subcontractors prior to the commencement of their work. During these meetings specifications are reviewed, insurance certificates are checked and approved submittals are reviewed. Additionally, Safety Procedures and Quality Control Procedures are reviewed for the specified activity. This process ensures that when the subcontractors arrive on site they fully understand the quality, schedule and safe manner in which they are expected to perform their upcoming work. Quality Review on Site: The following reviews are completed on site. 1. The Onsite superintendent is the primary eyes for quality control. With the knowledge gained through review of submittals and subcontractor meetings the superintendent is on site reviewing the work as products arrive on site and as they are being installed. 2. DS Constructors requires that the project manager or other assigned quality control person review the field work with the Site superintendent at least once a week throughout construction. If the project is large enough a QC person is assigned to the project on a full time basis. 3. Tests and inspections are identified at the beginning of the project. These items are scheduled at a minimum 24 hours in advance. These activities are scheduled on the three week look-ahead schedules so the entire project team is informed of the requirements for the week. Quality Assurance in Closeout: A successful closeout is critical to a successful project. We therefore believe that planning for closeout starts at the beginning of a project and carries through to the end. The first step in closeout is including specific requirements from the subcontracts and suppliers in their contracts at the beginning of the project. 1. O&M manuals are due for review four weeks before we hand over the project. They will be submitted to the Owner for review before the project completion date. 2. A set of project documents are set up in the project trailer and all subcontractors are required to update their work on a weekly basis. A sign-in sheet is attached for easy review of the status of the updates. This ensures accuracy and that review does not become a monumental task at the end of the job. The updates are reviewed by the Project Manager before payment is released each month. 3. If requested by the Owner an extra set of submittals is created throughout the submittal process. An approved copy of each submittal is stored in an electronic file ready to submit to the Owner at the end of the project. 4. A commissioning schedule is set up two weeks before the job is complete. This allows time for the team to organize the people needed to attend each section (electrical, mechanical, plumbing, etc.). 5. DS Constructors completes an in-house punch list prior to the Owner punch list. The goal is to have less than 10 items on the Owner punch list. Our team goal is to have all punch list items complete the day we turn the project over to the Owner. Subcontractors TAB 6 Subcontractors DS Constructors will subcontract the majority of the work. DS Constructors normally performs minor demolition, rough carpentry, small miscellaneous concrete work, hanging doors and hardware, miscellaneous finish carpentry, and general cleanup. We seek out subcontractors who are experts in their trades and are equipped with the proper tools and equipment. Our subcontractors are extremely knowledgeable about the materials that are used and buy in bulk so they are able to purchase the materials at a better price. They have studied their trade and much like in manufacturing have refined the process and found more efficient ways to perform the work therefore reducing the price of labor. Due to these factors DS Constructors subcontracts most the work and pride ourselves as experts in management, communication and scheduling. Demolition will be performed by Stacker Construction. Stacker is a steel erection company whose Owners, Matt Meisenbach and Kyle Schneider, cut their teeth in the steel industry building high rises and stadiums. Such as the Marlins Stadium, Florida, Thyssen Krupp Steel Mill, Calvert, Alabama and the Anschutz Medical Center, Denver, Colorado. Their experience in the steel industry will allow the demolition to be efficient, clean and cost effective. We have included a short description of their company green practices in Our Sustainability Tab 10. Burnishing of the existing concrete floors will be completed by Concrete Visions. DS Constructors has completed several successful projects with Concrete Visions including floors at the Budweiser manufacturing plant, Right Coast Pizza Greeley Location, and the Loveland Food Bank. We have attached a brochure for your review. Acoustical Ceiling work will be installed by Compton Acoustical. Compton regularly works with the City of Fort Collins and just completed work on Edora Pool and Ice Center while we completed the Epic Pool Renovation project. Shooting Range Equipment will be supplied and installed by Action Target. As the supplier listed in the specifications we are confident that the installation will be very successful. DS Constructors and Action Target coordinated onsite and met offsite to ensure that the demolition and installation was well coordinated. We have included brochures of the proposed systems. HVAC work will be completed by Balance Point Heating and Air. Balance Point specializes in commercial service and repair and custom sheet metal and duct systems. They are a Fort Collins Company who performs Design Build work every day. They have coordinated with Action Target and they will seamlessly assist in the completion /coordination of the design and construction of this project. Electrical work will be performed by Hanna Electric or Brian’s Electric. Both companies are experienced commercial contractors who work with the other team members regularly. The small scope of running the electrical for the new unit will be easily done by either of these contractors. We have listed many of the processes and practices below that we follow providing an environment friendly company. Paperless Company Stacker Constructions invoicing, bidding, employee systems and payroll systems are fully paperless. Recycling Stacker Construction recycles all non-used and demolished materials, electronics and office supplies. Steel Structures Stacker Construction installs steel for main structures. Steel is made of 88% recycled materials. By using steel that is recycled a company reduces water use by 40%, water pollution by 76%, air pollution by 86% and mining wastes by 97%. The Loveland Food Bank; We added another dormitory building to the Shortgrass campus in Eastern Colorado and completed the CSU South Tenant Finish project. The intent of the teaching facility is to build the building as sustainable as possible to maintain and blend into the “steppe” environment. It is also worth noting that during the last nine years we have worked at the Colorado State University campus continuously. Due to the economic conditions the projects are no longer certified however all CSU work is designed and built to the Silver LEED standards. We have used the follow specific techniques on our projects: 1. Use of recycled materials. Introduced a proposal to use sandstone encountered in the excavation for Landscape stone. 2. Separating jobsite trash and using trash companies that monitor and recycle the trash at the landfills. 3. Use of day-lighting occupancy sensors for the interior light fixtures. 4. Use of light sensitive fixtures for parking lots 5. Working with owners and local electric companies to install energy efficient light fixtures and process the paper work so the owner receives the energy credits. 6. Use of low VOC materials from roofing mastics, carpet, paint etc. 7. Use of recycled materials such as recycled concrete for fill, steel, carpet, wood framing products. 8. Design of efficient mechanical systems 9. Using timing controls with preheats so spaces are only heated and cooled during occupancy. 10. Successfully proposed the use of trees instead of metal panels for mechanical screening on the south side of the building. We participate in recycling programs.
