To all prospective bidders under the specifications and contract documents described above,
the following changes/additions are hereby made and detailed in the following sections of this
addendum:

EXHIBIT 1 – ADDITIONAL QUESTIONS & ANSWERS
1. There is no mention of AC in conjunction with the Heating unit to be installed.
The City will install the HVAC system which will include AC.
2. I am concerned about encroachment on the small interior space by building the walls out
with insulation. Aesthetically walls are often built out to provide for flush mounting of
electrical outlets. Give the small volume of the building and the requirement of an ADA
bathroom, would it not be wiser to forgo insulation of the walls and install outlets into the
floor and/or ceiling? Please note that the space of the building is actually 342 sq. ft. As
cinder blocks are 8" wide, length and width are actually 18.5' X 18.5' (342).
The City will fur out the interior walls with 1 ½” with rigid insulation and the electrical
boxes will be placed in this furring space.
3. You had given a ballpark idea of expectations for rent in saying ten dollars a square
foot. At this time however no mention had been made of lessor improvements (heat, AC,
flooring). Thus my bid was made for aprox. sixteen dollars per sq. ft. ($ 6000yr. / 342 sq.
ft).
$15 – 20/SF is expected for the initial proposal, but we would expect the lease to go up
some after a couple years and the business had gotten established.
4. Is a urinal necessary or desirable to limit the size of a ADA bathroom?
Urinal is not required for a unisex ADA bathroom.
5. The business as I conceive it would require very little in the need of trash pickup/
service. A few trash bags would be generated per week. Certainly access for a garbage
truck would be very bad. Can you waive requirements for a trash pad/receptacle?
Any trash requirement will be negotiated with the Lessee.
6. Can you give an estimate of city property tax for this building or have you given any
more thought to the idea of rolling the taxes into the rent?
The County Assessor will have this information on file. This could be part of negotiations
with the Lessee.
