Farnsworth Group proposal dated March 24, 2017 (REVISED April 26, 2017). This includes but is not limited to wind analysis,
structural review for PV panels and solatube installation, & roof design work.

Work Order: Streets Department Re-Roof Proposal
DESCRIPTION
This task is to provide bidding documents for re-roofing and potentially adding Solatubes to the existing
Street Department building located at 625 9th Street. In addition, a framing analysis of the existing roof
structure is requested to determine the feasibility of adding solar PV panels in the future. Scope of the
Project and/or Task will be defined by the agreement and this task order scope.
SCOPE OF SERVICES
Farnsworth Group’s proposal includes an approach within the parameters set by the Master Agreement
and the scope identified within this proposal. Our scope is further based upon the information, areas and
limits identified on the documents provided by you. For this task, we have included Architectural and
Structural engineering services.
All work outside of these parameters will be considered a change in services. Any scope of service
changes will be discussed with the City to determine an appropriate adjustment of the fees prior to
execution. The Scope of Services includes the following:
1. Preliminary/Schematic
x Attend one (1) project kick-off meeting with City Project Manager to discuss schedule, budget
updates and other pertinent information.
x Review existing drawings and other documentation provided by City, pertaining to the scope of
work areas.
x Conduct up to two (2) site visits to observe and document existing conditions, if needed.
x Create/update background drawings.
2. Design/Construction Documents
x Evaluate and identify structurally favorable locations for new Solatube roof openings with respect
to existing roof framing.
x Provide design and reinforcement detailing for new Solatube roof openings through existing roof.
x Create partial roof plans showing new Solatube roof openings for purpose of locating openings
and providing detail references.
x Prepare roof plan drawing showing slope, tapered insulation locations, existing roof top
equipment and drain locations.
x Prepare section detail(s) showing Solatube penetration.
x Prepare a structural calculations package for the City as necessary.
x Prepare a specification for roofing membrane information, insulation and accessories.
x Prepare a specification for parapet cap.
x Prepare a specification for Solatube.
3. Bidding
x Respond to written questions and other clarifications pertaining to the prepared documents.
x Attend one (1) pre-bid meeting to assist City Project Manager with questions pertaining to the
bidding documents.
4. Construction Administration
x Respond to RFIs pertaining to the construction documents. It is understood City project manager
will also be involved and will assist with a joint response as applicable.
x Attend one (1) site visit to generally observe the construction and prepare a site visit observation
report for submission to City staff.
x Attend one (1) substantial completion site visit and prepare one (1) corrections list (if applicable).
5. Roof Framing Evaluation
x Perform one (1) site visit to obtain as-built information about the existing roof framing.
x Perform a code analysis and establish structural design criteria.
x Evaluate roof diaphragm, roof diaphragm attachments to roof framing, and wall to roof diaphragm
connections for their ability to resist a minimum 75% of current IBC wind loads, including uplift.
We are assuming the existing roof framing is capable of resisting 75% or more of current design
wind loads, and that the existing roof will not require any strengthening. We anticipate checking
the following:
o Up to (2) existing steel trusses for max wind+gravity load effects
o Up to (2) existing steel roof purlins for max wind+gravity load effects
o Up to (2) existing typical concrete deck spans for max wind+gravity load effects
o Up to (2) existing steel open-web joists and up to (2) girders for max wind+gravity load
effects
o (1) worst case existing metal deck span for max wind+gravity load effects
o Diaphragm wind analysis and shear checks at high roof concrete deck and low roof metal
deck
o Check typical out-of-plane / in-plane roof to wall connections.
x Provide Structural Letter/report summarizing our findings along with structural calculations
package for the City as necessary.
6. Solar Array Roof Evaluation (Optional)
x Evaluate existing local roof framing for the ability to support new solar panel array at a layout to
be determined by the project solar consultant. We are assuming the existing roof framing is
capable of supporting the solar panel array, and that the existing roof will not require any
strengthening. We anticipate checking a max of two typical bay configurations.
x Provide Structural Letter with recommendations for installation of solar panel array.
DESIGN TEAM
The Design Team selected for this project includes the following members:
Architectural: Farnsworth Group, Inc.
Structural Engineering: Farnsworth Group, Inc.
SCHEDULE
The schedule for the scope of work identified is to be completed within three months of the City’s notice to
proceed.
EXCLUSIONS/CLARIFICATIONS
The following services, items or components have been excluded from this Proposal.
x Client provided consultants, such as legal services, etcetera, are excluded.
x Existing drawing confirmation or verification not included. It is assumed City provided drawings are of
enough accuracy to use for backgrounds and creation of construction documents.
x Additional meetings or other meetings beyond those provided herein are excluded.
x Additional review of options beyond those listed, are excluded.
x Gas, electric or telecommunications design (dry utilities) is excluded.
x Three-dimensional models (computer applications or hard models) not included.
x Energy modeling and/or Energy use analysis is not included.
x Life cycle cost analysis on equipment is excluded.
x New ceiling bulkheads, ceiling layouts or design is excluded.
x Front end, bidding or other City specific specifications or document preparation are excluded. It is
assumed these will be handled by the assigned City project manager.
x Modifications to existing roof curbs related to HVAC, electrical or other penetrations are excluded.
x Evaluation of the HVAC system for potential pressurization issues related to existing roof
membrane failure are excluded.
x Investigation of existing parapet construction beyond documented drawings and conditions is
excluded.
x Advertisement for bids or bidding services beyond what is noted, is excluded.
x Construction administration services, beyond what is noted, is excluded.
x Additional design and/or review milestones, verification/review processes, or reporting are
excluded.
x We assume that the existing roof framing is capable of resisting 75% or more of current design
wind loads, and that the existing roof will not require any strengthening. Should strengthening or
modification to existing roof framing or deck connections be required, this would be an additional
service.
x GPR, X-ray, or other imaging services are not included in our scope of work or fees. Should these
services be required to identify existing concrete roof deck reinforcement, they will be provided by
a third party and paid for by the Owner.
x In conducting our evaluation we may need original design information or shop drawings for
existing prefabricated open-web steel joists. Any costs associated with obtaining this information
through joist manufacturer record drawings is outside of our scope of work and fees and will be
paid for by the owner.
x We assume the Owner will provide a lift and operator for Farnsworth Group use during site visits to
determine as-built framing.
FEES
Farnsworth Group proposes to provide the described services for a fixed fee amount of $17,000.
Changes to the scope of services and/or additional normal reimbursable expenses may increase or
decrease this amount. Any scope of service changes will be discussed with City prior to execution.
Farnsworth Group also proposes to provide an optional Solar Array analysis for a fixed fee amount of
$1,300, plus normal reimbursable expenses.
