Installation and design mistakes can shorten your roof’s life and will only add to on- going repair costs down the road. Don't gamble with your finances! While we feel that it is vitally important for you to take the time to educate yourself on what is presented herein, please let me be your advocate in this effort. You don't need to "go-it-alone." All Rights Reserved. 3 Executive Summary The Problem Your roof has been thoroughly inspected and evaluated, and we have the following observations: The existing seams are beginning to open up throughout the roof. The screws are starting to become loose, some are backing out, and many are completely missing in several areas. The material used to seal the rooftop penetrations is failing and is at the end of its useful life. The seams will continue to open up with time and are in need of immediate repair in order to prevent exposure to the elements and from allowing water from entering the building. The loose and missing screws should be replaced with new oversized screws. The failing material used to seal the rooftop penetrations needs to be removed, and new material needs to be installed to keep water out of the facility and prevent damage to interior contents. All Rights Reserved. 4 The Solution The following information has been specifically designed to address the above-described problems. Where it made sense to do so, we've provided various options so that you can select what best suits your needs. We've tried to be as thorough as possible, which can often lead to a scope that requires further clarification, especially due to its importance to the manufacturer, the building code, or for some other not-so-obvious reason. All Rights Reserved. 5 Scope of Work Preparation 1 Areas that have rust will be primed with rust inhibitor. Deteriorated metal decking, if any, will be removed and replaced on the time & materials basis of $75 per hour, plus materials, which will not be marked up more than 15%. 2 The roof will be thoroughly cleaned via pressure washing to remove dirt and other contaminants that could prevent proper adhesion of the roof restoration system. (Note: Specialized cleaning may be required if the roof surface is heavily soiled.) 3 The surrounding surfaces will be protected with tape, tarps, and/or plastic sheeting, or by other means as necessary, to prevent contamination of those surfaces. 4 Any loose and/or missing screws will be removed and replaced with oversized screws. (This includes the cap metal.) 5 6 All existing screws will be sealed with brush grade material. All roof top seams will be sealed with alternate layers of butyl tape material and brush grade. 7 A preparatory coat of the roof restoration system will be applied to all details and ponding water areas according to the manufacturer's specifications. 8 Deck Installation The roof restoration system will be installed in 2 coats. The base coat will be Silicone and will be applied at the rate of 1 gallons per 100 square feet, totaling an approximate dry thickness of 16 mils. The top coat will be Silicone and will be applied at the rate of 1.5 gallons per 100 square feet, totaling an approximate dry thickness of 24 mils. The total system thickness will be approximately 40 dry mils. 1 Perimeter, Walls, and Edges The existing gutter edge will be sealed using alternate layers of brush grade material and butyl tape. 1 Rocky Mountain Raptor Program , January 24, 2017 This Roof Restoration proposal for Rocky Mountain Raptor Program has been prepared by RTN Roofing Systems for the exclusive use of Downtown Development Authority. All Rights Reserved. 6 Details All perimeter edges, and any skylights, adjoining walls, curbs, and penetrations will be detailed independently to ensure that these points of stress in the roof are sound and prepared to accept the roof restoration system. 1 Miscellaneous Satellite dishes and/or antennae that are present on the roof will need to be moved around throughout the new roof restoration system application. RTN will diligently place these items back to their original locations. However, RTN will not be responsible for the realignment or recalibration of such equipment if this becomes necessary. 1 Cleanup will be performed on a regular basis throughout the project. RTN will keep the roof and grounds free of unnecessary clutter and debris. 2 Upon completion, RTN will perform a comprehensive inspection to ensure the application meets the highest standards of quality workmanship and customer expectations. Any punch list items will be completed in a timely fashion. 3 HVAC and electrical work, if any, to be done by others unless specifically included in the scope of work above. 4 All work will be performed in a courteous, trustworthy, competent, and professional manner. 5 All work will be performed with due consideration for safety guidelines established by OSHA and by RTN's own in-house safety standards. 6 Adhesion Test Requirement Adhesion of the RTN Brand Coatings product to the existing roof surface is essential for performance. To determine this, it will be necessary to perform an adhesion test on the roof using the RTN Brand Coatings product. A small sample of product will be installed on the roof and allowed to cure for a minimum of a few days. The sample will then be tested for adhesive resistance to ensure that the product will perform to our high standards and that it is in compliance with the manufacturer’s requirements. All Rights Reserved. 7 Bid Price and Options Total $96,464.00 Description Amount RTN Brand Coatings Roof Restoration System We propose to install the RTN Brand Coatings roof restoration system at a rate of approximately 2.5 gallons per 100 square feet and at a nominal total system thickness of 40 mils, according to the manufacturer’s requirements, local codes, and the complete scope of work. $96,464.00 Warranty and Terms 10-Year Renewable Labor and Materials Warranty Upon completion and final payment, RTN Roofing will inspect the installation for milage (product thickness), compliance to manufacturer’s specifications, aesthetics, and attention to details. Thereafter, RTN Roofing will issue a 10-year renewable labor and materials warranty, covering product defects and with no exclusions for ponding water.* *The warranty has a renewable provision that is contingent upon adherence to the maintenance requirements of the warranty. All Rights Reserved. 8 Scheduling and Management Project Start and Completion Schedule It is anticipated that this project will be completed in approximately 12 working days from the time of commencing the work described herein, weather permitting. RTN is to notify the Owner if weather or other construction delays hinder this completion schedule.The actual start date shall be based upon the current RTN schedule at the time of contract execution, and will be contingent upon future weather conditions and other unforeseen circumstances. Signing of this proposal will cause your project to be immediately entered into the RTN project schedule. A tentative start date will be provided at that time.
