PROJECT DESCRIPTION: The project scope is for the creation of a new free
standing 5,000 sf vehicle storage building, renovation
of ~1,500 sf of the existing shop building, and
addition of 1,200 sf to the existing shop building at
the Nix Farm located at 1745 Hoffman Mill Road.
No fire protection is anticipated for these buildings.
C. CLIENT:
The intent of this letter is to establish an agreement for professional services for the
subject project; this agreement is between:

2. No fire protection is anticipated as both building are less than 5,000 sf.
Therefore, the associated design fees for fire protection are excluded from this
proposal.
3. Design of dust collection system is excluded from this fee proposal.
4. Design of air compressor system is excluded from this fee proposal.
5. CNG, LNG and hydrogen vehicle storage and maintenance is not included in this
fee proposal.
6. Time for group project meetings is to be billed separately from the design services
portion of this fee proposal. The meeting fee value listed is based on an estimated
amount of 40 hours billed at our normal hourly rate. If the total number for
meeting hours goes above 40 hours, our meeting fee shall be allowed to be re-
adjusted at that time.
F. FEE:
Charges for our design services for Phase 1 & 2 shall be $11,450.00.
Charges for group project meetings shall be $4,400.00.
Reimbursable expense shall be paid at a multiplier of 1.10 times actual expense.
Engineer shall present to Client a monthly invoice for professional services. Payment
shall be due when invoice is rendered.
G. STANDARD HOURLY RATES
Current standard hourly rates, guaranteed not to increase for six (6) months from date of
this agreement are:

Project Location and Description
The project site is located at 1745 Hoffman Mill Road in the city of Fort Collins, County
of Larimer, Colorado. The projects consist of one (1) or two (2) buildings or building
additions and additional onsite parking.
The City is looking for a team to evaluate alternative plans for the additional office and
shop areas that are needed on the site. Based on recent team meetings we are anticipating
the need for a master plan analysis of the overall utilities, grading and drainage systems.
In addition, Phase 1 is anticipated to include a new vehicle storage building, Shop
remodel, miscellaneous drive aisle/parking space additions, and impacts to the existing
detention pond. The Phase 1 plans will be advanced to an SD/DD level only. Final
engineering documents and submittals to city staff for review and approval are not
included in this scope of work.
Task 1 – Topographic Design Survey
a. Topographic Survey – King Surveyors will provide a topographic design
survey of site as generally defined by the existing enclosed shop area and the
property west of the shop enclosure. The remaining areas were previously
surveyed by King and will be used as part of this scope of work. The survey will
be tied to a City of Fort Collins Bench Mark (NAVD 1988) and to State Plane
Coordinates, North Zone 1983/07. ($3,303)
b. Utility Locates – Private utility locates will be performed for the site as this
method often provides more accurate utility markings than using the One Call
system by itself. ($530)
Fee: $3,833
Task 2 – Master Plan Design Services
a. Assistance with Site Plan – Interwest will assist the architect and owner to
evaluate site plan alternatives for the project based on grading, drainage or utility
constraints.
b. Utility Plan - Prepare master plan level utility plan showing the locations of
proposed and existing utilities to ensure compatibility between sanitary sewer,
storm sewer, water line, manholes, drainage inlets, water valves, and fire
hydrants.
c. Grading and Drainage Plan - Prepare master plan level site grading and
drainage plan. This grading plan shall show existing and proposed contours and
proposed finished floor elevations along with potential drainage and low impact
development (LID) features. This will include preliminary grading alternatives to

achieve the required detention pond volume based on the proposed encroachments
to the existing system.
Fee: $5,500
Task 3 - Phase 1 Schematic and Design Development Services (SD/DD)
a. Utility Plan - Prepare SD and DD level utility plans showing the locations of
proposed and existing utilities to ensure compatibility between sanitary sewer,
storm sewer, water line, manholes, drainage inlets, water valves, and fire
hydrants.
b. Grading and Drainage Plan - Prepare SD and DD level site grading and
drainage plans. This grading plan shall show existing and proposed contours and
proposed finished floor elevations along with potential drainage and low impact
development (LID) features. Alternative detention pond grading/alterations will
be included.
Fee: $4,000
Task 4 - Meetings and Coordination – Attendance at meetings with city staff and utility
providers are included in the fee below. Attendance at public meetings or formal
plan/report submittal documents is not anticipated or included at this time. Up to
48 hours of meeting and coordination time is included in this task.
Fee: $6,000
The following tasks are for information only and will be verified at the conclusion of
Tasks 1-4 above:
Final Design and Construction Documents
Interwest will prepare final utility, grading and drainage plans and reports for
review and approval by city staff. A detailed scope will be provided at the
conclusion of Tasks 1-4.
Fee: Estimated $19,000
Construction Contract Administration and Design Support
Interwest will perform contract administration services and design support such as
responding to RFI’s, approving applicable shop drawings, attending field
meetings, and preparation of a final grading and drainage certification at the
conclusion of the project. A detailed scope will be provided at the conclusion of
Tasks 1-4.

The proposed fees for Tasks 1-4 will be billed as a lump sum fee and shall not be
exceeded without a signed addendum by the Client. Reimbursable expenses such as
mileage and printing costs and additional services requested by the Client not specifically
listed above will be billed in accordance with the attached hourly rate schedule or as an
addendum to this contract and are estimated to be $750 for the initial tasks.
In developing this proposal, several assumptions were made:
1. Others will provide items such as site plan drafting of the base sheet, landscape
plans, geotechnical reports and approximate building utility sizing to support the
SD and DD phase documents.
2. Separate technical specifications are not required for the Scope listed above.
3. All plans and reports for city processing (PDP/FCP/Utility Plans) will be
developed under future phases and are not included in the tasks above.
4. LEED documentation will be performed during future phase services and is not
included in the scope of work above.
5. Stormwater quantity detention is assumed to be provided in the adjacent ponds;
however, it is anticipated that the Phase 1 improvements will reduce the available
volume. A detailed drainage report with design calculations are not anticipated
under this scope of work and will be performed under future phases when plans
are being submitted for review and approval by city staff for construction.
6. Low impact development (LID) system designs are anticipated to be required
during the future phase scope of work.
7. Additional master plan or Phase 1 design services beyond those described above
will be performed under separate agreement.

STRUCTURAL DESIGN (Revised after initial charrettes)
The scope of the structural design is now updated based on design charrettes already
attended. This new scope is for a 5000 SF pre-engineered metal building (vehicle
storage) and an interior remodel for the existing shop building.
1. Phase 1 (SD) - $1780 (including charrette meetings)
• This phase includes attending two to three design team meetings and no actual
design or drawings.
2. Phase 2 (DD) - $3020 ($1850 for vehicle storage building; $1170 for shop revisions)
• This phase includes attending one additional design team meeting and producing
DD drawings. The DD drawings will generally consist of typical foundation/framing
layouts and typical cross-sections. On these drawings we will show slab, foundation
and footing layouts and sizes for the shop building. We will also provide framing
schematics and sizing for the new openings in the existing shop – new overhead
door in break room as well as new door openings in the bearing wall below the
mezzanine.

GEOTECHNICAL SERVICES – $4250
For the fee listed above, CTL|Thompson will perform the following:
o Drill five borings in proposed building envelopes and two shallow borings in the
pavement areas.
o The borings will be drilled to depths of 10 to 30 feet or to auger drill refusal.
o Samples will be taken for additional testing
o Groundwater levels will be measured in the borings upon completion and several
days after completion.
o Test some samples from the borings as we believe needed for the analysis.
o Prepare a report summarizing the results of the field and laboratory work proposed
above, and CTL’s analysis, opinions, conclusions and recommendations including the
following:
o A general description of the proposed construction site
o A location map showing the boring locations
o Summary logs of the borings with descriptions of the soils/bedrock and
groundwater levels measured in the borings.
o Discussions regarding:
• geologic hazards;
• recommended foundation types and design criteria;
• recommendations for slab-on-grade floors and/or other floor systems
depending upon the engineering properties of the ground;
• lateral load criteria for design of foundations and walls;
• recommendations for compaction of engineered fill, foundation wall
backfill and utility trench backfill, as needed;
• excavation considerations including excavation difficulties;
• the acceptability of on-site natural soils and existing fill for reuse as
engineered fill;
• groundwater effects on the proposed construction. A subsurface drain
design, if needed, will be provided;
• need for special cement in concrete contacting foundation soils if the site
soils/bedrock samples are high in water-soluble sulfates; and
• pavement section alternatives and construction recommendations.
o Two hard copies and one digital copy will be provided signed by a Professional
Engineer registered in the State of Colorado.

Dear Steve,
Thank you for asking Torrey Design Studio, LLC for a proposal for landscape architecture
services for the City of Fort Collins Nix Farm Office and Shop Additions located at 1745 Hoffman
Mill Road in Fort Collins. This project includes: 1) Meetings and Coordination; 2)Campus
Master Plan - including expansion of office, shop, maintenance, parking and on-site circulation
along with an amendment to the conservation easement on the property; 2) Phase One Design
– proposed 5,000 sf Vehicle Storage Building, maintenance yard expansion to the south and
east, parking lot expansion to the south and east, 2 small areas of additional parking for on-site
office uses, and associated native landscaping; remodel of the existing Maintenance Building,
westward expansion (1,200 sf) of this same existing maintenance building.
The property is zoned POL, Public Open Lands. The site improvements will be subject to
Planning and Zoning Board Type II review. The anticipated major amendment review process
includes: preliminary design submittal (PDP process) and final design submittal (FCP process).
Design of future phases, additional meetings, additional rounds of review, bidding assistance
and construction administration services can be added with additional fees.
Torrey Design Studio, LLC will be responsible for preparing the Campus Master Plan and
the Landscape Plan associated with the Phase One Design improvements. Landscape areas to
include: new parking areas and the perimeter of the fenced in equipment yard. Planting design
will incorporate xeric principles and use species that blend with the existing native and drought
tolerant plants. The landscape design will be created in close collaboration with natural areas
staff, particularly regarding plant selection to ensure contiguity with the site and surrounding
natural areas.
The irrigation system will be designed to meet City of Fort Collins and LEED Design
Criteria. Design assumes that an existing potable water source is available for irrigation and an
110V power source is available for the system controller. The irrigation system will be designed

as a fully automated, underground sprinkler / drip irrigation system covering new plantings
associated with the office and shop building and/or building expansion.
Scope of services are described in 4 tasks: 1) Meetings/Coordination; 2) Campus Master
Plan; 3) Phase One Design – PDP and 4) Phase One Design - FCP.

Project: Ft. Collins, Colorado RFP 8228 Nix Farm Office and Shop Space
Phase 1 and 2: Schematic Design and Design Development Plan Review
Meeting the Challenge, Inc (MTC) will provide plan review services of initial schematic design and design development
plans provided by Architecture West, LLC. Deliverable will include a “red-lined” pdf document including general
recommendations. Information in the provided schematic and design development floor plans, details, sections, and
specifications are analyzed to ascertain whether each element is correctly positioned for ADA compliance. All findings
will reference the 2010 ADA Standards for Accessible Design.
Detailed Methodology
Reviewer will insert bookmarks, in the plans, to allow easy navigation between floor plans, details, and sections.
Acrobat measurement tool will be used to determine correct sizing and location of elements within rooms and
spaces.
Incorrect sizes or placements are noted, with a call-out comment attached to the specific element.
Element name and attribute will be included in the comments, for ease of searching.
11.25 hours x $120
Cost to complete: $1,350*
*MTC has included 1 hour of “conference call time” for discussing any specific accessibility concerns with the
architecture team.
