General Notes:
- Contractor will be required to pull all necessary State/City of Fort Collins permits
at the contractor’s expense.
- Contractor will be required to coordinate all necessary State/City of Fort Collins
building inspections and upon completion of the job will issue to the City of Fort
Collins a Letter of Completion before final payment will be issued.
- Contractor to fill out owner provided Waste Management Plan forms.
o Please reference the specifications for these forms.
o Contractor will not receive final payment until this has been provided, filled
out with back-up.
o Any material with a recycle value MUST be recycled.
- All work to meet City of Fort Collins Design Standards at the following link:
http://www.fcgov.com/opserv/design-standards.php
- All work to be done during normal business hours and to abide by the City’s
noise ordinance through Neighborhood Services. Night work will not be allowed
on this project.
- General contractor will be required to provide their own portable toilets. Location
to be coordinated with the City of Fort Collins at the construction pre-con.
meeting.
- Coordination of dumpster locations to be coordinated with the City of Fort Collins
at pre-con. meeting.
- The City of Fort Collins has smoking restrictions in certain areas. Smoking on the
premises is prohibited. If smoking is necessary, employees can smoke in their
personal vehicles. Please go to: fcgov.com/smokefree for more information.
Education House: Window Restoration
- All windows in the house need to be restored, upper & lower, (approx. 20
windows)
o Only use replacement if wood is deteriorated beyond restoration.
Contractor would need to gain State approval on a window by
window basis.

Replacement might need to be entire window or just
remanufactured parts.
Contractor would need to gain State approval on a window by

o Abatement of lead and/or asbestos will be required before removing the
windows. Depending upon the condition of the window.
Please follow the attached abatement scope of work.
Hot material labeled caulking on the windows is really a glazing
material.
o Remove existing window sashes and jambs as necessary to complete the
work.
o Install temporary coverings to minimize air and moisture infiltration.
o Restore existing window sashes, jambs, glass, & glazing as necessary.
o Install window package once complete.
o Any painting required will be handled by another vendor.
- Front Door Replacement
o The front door is not the original door and is not a historically appropriate
replacement.
o Look at using the existing door located in the utility entry located on the
east side of the building.
o Contractor would need to gain State approval on the use of the existing
door.
State staff to work with:

- Removal of the Shed-roof Utility Room Addition
o Deconstruct the shed roof - utility room addition, it is in very poor condition
and has no foundation.
o The door to the shed-roof addition may have been the front door to this
house and could be used to replace the front door.
• Exterior Painting:
o Touch-up paint work will be done by the City of Fort Collins once the
refurbished windows and siding have been installed.
- Environmental Testing:
o Asbestos has been identified on the site. Please reference the attached:
“Letter of Findings”.
- Contractor to ensure a clean and safe work site at all times.
- All OSHA regulations to be followed at all times.

The additional cost of RCRA disposal if required will be billed at cost + 20%
ADD/ALTERNATES:
AWARD OF THE CONTRACT IS BASED ON THE BASE BID OR AT THE CITY’S
SOLE OPTION IN THE EVENT THE CITY ELECTS TO INCLUDE ANY OF THE
ALTERNATES LISTED BELOW TO THE LOWEST QUALIFIED RESPONSIVE AND
RESPONSIBLE BIDDER BASED ON THE CUMULATIVE TOTAL OF THE BASE BID
AND ALL SELECTED ALTERNATES.
1. Provide a square foot cost to abate existing siding & lead paint, remove
existing siding, furnish, and install siding as needed. Siding to match existing in
profile and size. This work does not include painting the siding but priming of the
siding is required. Paint to be handled by others.
