Mason St. 2nd Floor PO Box 580 Fort Collins, CO 80522 970.221.6775 970.221.6707 fcgov.com/purchasing Addendum 1 – 8209 Carpet Maintenance Page 2 of 3 EXHIBIT 1 – QUESTIONS & ANSWERS 1. Can the contractor use self-contained carpet cleaning units in addition to truck mounted units. The expectation is that the contractor is to have additional carpet equipment to be used in addition to, but not to exclude truck mounted units. 2. On the spreadsheet for Traffic Operations the formula is not working, please provide direction. Please write in the amount and add it to their final figure. 3. It is stated that the method used for interim cleanings could be Encapsulation or Absorbent Compound method, and that deep cleaning should consist of Hot Water Extraction Method. a. At The Floor Care Company, we can perform Encapsulation, Hot Water Extraction or MilliCare which can loosely be compared to Absorbent Compound. MilliCare, however, when used properly is recognized by the Carpet and Rug Institute (CRI) and IICRC (Institute of Inspection, Cleaning and Restoration Certification) as a deep cleaning/extraction method. MilliCare would be an acceptable resource, not to replace Hot Water Extraction, but to support it. b. Would we have an opportunity to demonstrate that MilliCare is indeed a deep cleaning extraction method? If so, could we demonstrate prior to bid close? Our team has seen several demonstrations of the MilliCare method; therefore this would not be necessary. 4. Bidder qualifications include a list of seven requirements that must be met. The Floor Care Company meets or exceeds by far each requirement with the exception of the first item in #4. The Floor Care Company specializes in carpet, upholstery and textile cleaning and maintains several million square feet of carpet along the front range from Wyoming to Pueblo. We use primarily MilliCare, but also support with Hot Water Extraction and Encapsulation. We perform restorative cleaning in addition to all levels of maintenance. We do not use any Truck Mounted Equipment. Does that disqualify us from the RFP? For this RFP, a truck mounted unit is required for each bidding contractor. 5. Will you be conducting a walkthrough for the facilities associated with this opportunity? If so, is the walkthrough mandatory? No, but if there is a need to walk a few facilities, an appointment to do so can be arranged with Project Manager, Jim Pierce. 6. Can you provide the current contract value or price per square foot currently contracted for this job? $81,074.12 based on square footage that existed in 2013. Addendum 1 – 8209 Carpet Maintenance Page 3 of 3 7. The proposal mentions a truck mounted hot water extractor for some aspects of the job. Is it acceptable to substitute the truck mounted system for a walk-behind machine with equal capacity to perform the work? This RFP requires a truck mounted unit; we would however expect that all companies would also have additional carpet cleaning equipment. 8. If walk-behind machines are acceptable, would propane heated units be acceptable for use within the buildings? No
