Enclosed is a revised schedule for fees per your request. This schedule is found on page 7 or
this document.
This document also includes revisions to contract to remove Interwest from this contract,
terminating their participation in this contract with time invoiced on Interwest invoice 21959,
dated 05.18.2015. This revisions reduces the original design contract, signed 06.25.2013, by
$40,242.05 (total remaining on Interwest original agreement). This revision also reduces our
requested contract amendment by $31,005 (Interwest’s requested portion of our contract
amendment).
In addition, since our initial request for add services, I have received additional requests
$5,250.00. These include:
1. Hines Irrigation – Add service request for design services related to the back up tap
$1,750.00
2. ERO Resources – Add service request for additional documentation related to
permitting (National permit changing to Individual Permit) $3,500.00
I have added these into this request.

GENERAL TEAM ROLES and SCOPE OF SERVICES
Civitas will lead the design of an approximately 50‐acre park for the City of Fort Collins
(City) known as Southeast Community Park. Civitas will be the prime consultant and
landscape architect for the entire project. The site is defined by Ziegler Road, Kechter
Road, Saber Cat Drive and Lady Moon Drive. The site includes a partial area of the pond
east of Lady Moon Drive, including the pump house; no work is anticipated east of Lady
Moon Drive through this project with the exception of connections to the existing pump
house for site irrigation. The Civitas Team will lead Design Development and Programming
for the revised site design, final design, and construction documents and specifications.
Civitas will lead the site grading concept and work closely with Interwest to coordinate with
channel stabilization and site storm drainage requirements. Civitas will document design of
the park landscape, grading, hardscape, site lighting locations, detail park elements,
coordinate and issue all drawing packages. Civitas will support the City in the bidding
process. Civitas will participate in (20) additional team work sessions either in the City of
Fort Collins or through conference calls. To date, Civitas in 100% complete with the
following phases as defined in the original contract: Meetings, Pre‐Design, Discovery and
Data Collection. Civitas is 90% completed with Design Development and Programming, and
30% complete with Final Design. Civitas will be redoing much of the work completed in
Design Development and all work completed in Final Design.
Ripley Design, Inc. (RD) will collaborate with Civitas in the park design with a focus on active
recreation components. RD will participate in (12) additional team work sessions. RD will
coordinate and assemble the revised Project Development Plan (PDP) and Final
Development Plan (FDP) planning submittals as required by the City of Fort Collins. RD will
document design of site active recreation and playground components and support the City
and Civitas during construction. To date, RD is 100% complete with the following phases as
defined in the original contract: Meetings, Pre‐Design, Discovery and Data Collection, and
Design Development and Programming. They have also completed 20% of Final Design as
defined in the original contract. RD will be redoing entirely to their work to date due to the
design revisions, and is requesting additional fees to accommodate additional meeting
time, a new Design Development phase for the revised site design, as well as monies for the
Entitlement process within Final Design.
Since the writing of this contract amendment, the City of Fort Collins has entered into
contract with Cre8Play to finalize the design of the play barn, silo elements, and play barn
yard. Through this agreement, Ripley Design will continue to document play area surfacing
and grading. They will coordinate subsurface drainage requirements of play area surfacing
with Interwest.
RB+B will collaborate with Civitas and the City Team in the design of park architectural
elements, including two restrooms (one with storage), one “Farmhouse” pavilion, one barn
structure in play area, silos relocation, one arbor, up to (2) small shade shelters, and fencing
enclosure for portalets. RB+B fees submitted are based upon construction costs in the
SECP opinion of probable costs dated 01.16.2015, and attached as Appendix D. The
architecture will be developed in coordination with the overall park character, materials
and design vocabulary. RB+B will participate in (4) team work sessions. RB+B will prepare
revised PDP Submittal, Construction Documents and specifications for park architecture.
To date RB+B has completed 100% Pre‐Design, Discovery, and Design Development as
defined in the original contract. They are approximately 75% complete with Meetings as
defined in the original contract. And they are 50% complete with Final Design as defined in
the original contract. RB+B can modify some of their work to date to carry forward with he
revised design. RB+B is requesting additional fees to accommodate additional meeting
time, Design Development on (4) new structures, (2) silos, and screening system for

portalets, and Final Design on the same. Their request also includes Design
Development fees to modify the existing restroom design.
Since the writing of this contract amendment, the City of Fort Collins has entered into
contract with Cre8Play to finalize the design of the play barn, silo elements, and play barn
yard. Through this agreement, RB+B’s design and documentation of the play barn
concluded with 75% CD’s, submitted 07.21.2015.
Interwest Consulting Group (Interwest) will provide site civil engineering, including
drainage, utilities, vehicular access if any, and coordinate with site grading and layout
through Design Development. Under separate contract with City of Fort Collins Interwest
will document final contours, spot elevations, and finish floors for the park and street
improvements based upon the grading designed by Civitas. Under separate contract with
City of Fort Collins Interwest will provide detail design and final documentation of site
utilities including sanitary sewer, storm drainage, and storm water management plan.
Under separate contract with City of Fort Collins Interwest will coordinate with appropriate
agencies within the City of Fort Collins regarding utilities, meters and vaults as necessary.
Under separate contract with City of Fort Collins Interwest will prepare the project Drainage
Plan and Report, Erosion Control Plan and Storm Water Management Plan (SWMP),
construction documents. Interwest to date has completed 100% of Meetings, Pre‐Design
and Discovery, and approximately 50% of Design Development. They will complete Design
Development through the project’s existing contract with the City of Fort Collins, and
continue through separate contract to complete the project. This contract amendment
reduces their original contract with Civitas by $40,242.05.
ERO Resources (ERO) will continue to lead the permitting process through the Army Corp of
Engineers. It is expected this project will fall under a Nationwide permit. This project will
fall under an Individual Permit category. ERO will coordinate with involved agency
representatives to address other permitting requirement for the project, to refine the
preferred alternative, and to identify appropriate mitigation strategies. To date ERO has
already begun the process with the Army Corp with the previous design. It is anticipated
that they will need additional coordination with the Army Corp for this new design. They
will likely also need to revise and update figures done to date. ERO is requested additional
services to complete the permitting work.
Clanton & Associates (Clanton) is providing lighting design and documentation for
architectural elements, hard surface paths, parking and roads within the park, as well as
electrical design and engineering for lighting and minor electrical uses including
convenience outlets, and small solar installations of less than 3KW without storage.
Clanton will also integrate the site lighting design and planned sport lighting into one
system. To date Clanton has completed site layout of all fixtures, as well as required
photometric plans for the PDP submittal. They have completed 100% of Meetings, Pre‐
Design and Discovery and Data Collection. They are also approximately 20% complete in
Design Development. They are requesting additional fees to begin this work again based
upon the revised design.
Delich Associates (Delich) has completed their requirements of the original contract. They
are requesting additional fees to rework their Transportation Study due to the revised site
layout.
Hines Irrigation, Inc. (Hines) will provide irrigation design for landscape planting areas and
coordinate the system with existing pumps located in the pump house east of Lady Moon
Drive. Hines has not completed work to date outside of a couple of site meetings. They are

not requesting any additional fees. They are requesting additional fees for design
services related to the back‐up irrigation tap.
JVA will collaborate with RB+B to develop the structural design for the park architecture
and mark up details prepared by Civitas to direct the placement and size of footings,
structural reinforcement, etc. required for pedestrian bridges, site walls, stairs and other
site elements that are documented on Civitas drawings. To date, JVA is nearly 100%
complete with their contract, with regards to architecture. JVA is requesting additional fees
to accommodate Meetings, Design Development and Final Design of “Farmhouse” pavilion,
one barn structure in play area, silos relocation, one arbor, up to (2) small shade shelters,
and fencing enclosure for portalets. In addition, they are requesting fees to revise the
current restroom building developed through the original contract, and also for the
additional pedestrian bridge (bringing our bridge total to two new, and one reset of an
existing footbridge). Since the writing of this contract amendment, the City of Fort Collins
has entered into contract with Cre8Play to finalize the design of the play barn, silo elements,
and play barn yard. Through this agreement, JVA provided structural support for the play
barn through 75% CD’s, submitted 07.21.2015. Beyond this submittal, they will no longer
review or support the play barn construction documentation. JVA will take on additional
design services for play elements related to the silos, including structural documentation of
all modifications required for the silos to accept the play elements.
Abrahamson Engineering (Abrahamson) will provide mechanical and plumbing design for
the park restroom and drinking fountains. Abrahamson is nearly 100% complete with their
original contract. They have an add request in from July 2014 for $6,000 that I have
included in this total request package. This was originally requested due to the scope
changing from one to three restrooms. They are still requesting this fee to accommodate
the new location of the restroom, as well as the design changes to the structure that will be
occurring. They are also anticipating running utilities to the north side of the ball fields for
a future restroom facility.
Terracon is providing geotechnical study of the park site to evaluate pertinent geotechnical
and groundwater conditions to develop geotechnical parameters that will assist in the
design of foundation systems. They have completed their work through the original
contract. Terracon is requesting additional fees to perform one additional boring due to
the second large pedestrian bridge (located near the play area in the revised design).
ASSUMPTIONS
Based upon the revised design, the following elements are anticipated:
Access and interior concrete walks and soft surface trails including cross country trails.
Pedestrian and security lighting.
(1) New Pedestrian Bridge, approximately 10’ wide and 40’ in length
(1) relocated Pedestrian Bridge, approximately 8’ wide and 90’ in length
Resetting of (1) Pedestrian wooden foot bridge, approximately 5’ wide and 25’ long
One “Farmhouse” Pavilion, with accessible tables and grills.
Two Restrooms with drinking fountains
One Barn in play area. Documented through this contracted through 75% CD’s,
submitted 07.21.2015.
Setting of (2) Silos, brought to site intact, and modifications to silos to allow light within
and passage ways through at grade level. In addition, modifications required to silos to
accept play equipment as defined by Cre8Play.

ASSUMPTIONS
The project scope of work is based upon the following assumed conditions:
Site surveys will be prepared by others and provided to the design team.
Printing of drawing and specifications is as noted, based up on 24” x 36” sheet size.
Progress meetings will be a combination of online/conference call meetings and group
meetings in Fort Collins.
Civitas will attend up to twelve (20) progress meetings (this includes meeting
completed to date from September 2014, when work on new design began).
Ripley Design will attend up to twelve (12) progress meeting.
RB+B will attend four (4) progress meetings.
Clanton will attend one (1) design team meeting.
Delich Associates will attend one design team meeting.
80% of the park area will receive some irrigation, Native Seed will not be irrigated
Irrigation pump station is adequately sized with capacity for the park and that mainline
of sufficient capacity has been routed to the west side of Lady Moon Drive.
Civil specification information will be included on the civil drawings.
Grading modifications around the existing pond are not anticipated.
One (1) additional soil boring is included in this scope.
Geotechnical report will provide all pavement and earthwork requirements and will act
as the earthwork specification for the project.
Major base changes after 75% Final Design will require additional services.
EXCLUSIONS
Potential work products that are not included in this design team scope:
Final Design Drawings on mylar.
Floodplain modeling, floodplain use permits and erosion buffer waivers will be
prepared by Interwest under separate contract.
Geotechnical testing during construction.
Off‐site street or utility improvements.
Geothermal or ground‐source heat pump system, solar hydronic system for heating or
domestic water heating at restroom.
Building commissioning.
Re‐design of BMX track once relocated
Lighting of multiuse sports fields, dog park, cycling facilities, and soft surface paths.
Irrigation pump station mechanical design, lake water quality system and electrical
engineering for related systems.
Presentation models and professional renderings beyond those described above.
Review of contractor pay requests.

Civitas reserves the right to amend billing rates should the work of this contract continue
past January 1 of the year following execution of this agreement.
FORM OF CONTRACT
Labor for services described in this proposal will be provided under a phased fixed‐fee
agreement, with reimbursable expenses above and beyond the labor fee.
REIMBURSABLE EXPENSES
Normal reimbursable expenses include printing, delivery services, local travel and photo
reproduction. Expenses will be billed at cost plus 10%. Printing multiple copies of approval
and bid documents beyond those listed above is not included.
ADDITIONAL SERVICES
When the Owner‐Client requests activities and/or work products that are above and

beyond the Scope of Work in this proposal, an Additional Services request will be made
by Civitas to the Owner‐Client. This request must be approved by the Owner‐Client
prior to beginning the additional work. Based on the needs of the Owner‐Client and Civitas,
the additional service may be considered an additional billing group, or may be included in
the overall amended contract amount.
BILLING
Civitas will invoice the Client monthly. All invoices are due upon receipt.
