8109 CAFÉ CONCESSION – FORT COLLINS MUSEUM OF DISCOVERY
QUALIFICATION STATEMENT FORM
1. Experience:
Eric Wisner, owner and operating manager of Flat-Hat Coffee (FHC), has spent the past two
years researching the art of specialty coffee, received coffee training, and has done product
testing to determine the most successful brewing and roasting methods. These methods are
recognized by the Specialty Coffee Association of America. Eric has acquired a network of
consultants who both desire to learn about the coffee trade from Eric, and who have also
added to Eric’s knowledge of coffee. Eric has also developed an extensive amount of local
support from coffee shop owners in Fort Collins who desire to see FHC succeed. FHC has
provided specialty/ craft coffee for private functions over the past year using Flat-Hat’s own
roasting and brewing methods. This opportunity to open a concession cafe would be Flat-Hat
Coffee’s first retail endeavor.
2. Customer Service:
Flat-Hat Coffee believes that the most foundational element in customer service is a strong
leadership team. This leadership team will be backed by a philosophy that is propelled by
vision, realized with strategy, and implemented daily. The philosophy is to provide the finest
products to customers, while also educating them about these products and about what
specifically sets FHC apart from any other corporate coffee retailer. This philosophy will be
realized through Flat-Hat’s competitive pricing in regards to other coffee venues, while at the
same time offering the highest quality coffee beans and production by way of proper brewing
methods. Building customer loyalty will play an important role in FHC’s success and will be
done by employing a passionate and teachable team who will always value the customer first,
making each visit to the museum more memorable than the last.
3. Financials:
Flat-Hat Coffee has invested in high quality equipment which is necessary to operate a state-
of-the-art craft coffee shop. The attainment of this equipment has been done while remaining
debt free, ensuring that FHC is prepared to launch a retail location. FHC currently has recently
purchased high-quality equipment including: La Marzocco espresso machine, Mahlkonig EK43
grinder for coffee, Mahlkonig K30 grinders for espresso, a Larimer County Health Dept.
approved coffee cart, a water filtration system, a Fetco Brewer for batch brewing, and a pour-
over coffee system. All of this has been accomplished while maintaining an operational six
month reserve. Any necessary repair and maintenance expenses will be low due to our
knowledge of, and experience with this equipment. If the proposed zero dollar six month trial is
accepted by the Museum, Flat-Hat Coffee’s ability to succeed will greatly increase. Any
additional costs, including but not limited to, liability insurance, general equipment
maintenance, and Health department fees, have been accounted for.

4. Products:
Huckleberry Roasters, a Denver based company, will provide FHC with roasted coffee beans
which will be served on a regular basis. Occasionally FHC will feature “in-house” micro-roasted
coffee. Both sources will provide beans for espresso drinks (cold and hot) and coffee (batch
and pour-over). Other drink items will include Bhakti Chai (a Boulder based company), along
with a selection of additional local teas from the Fort Collins Old Town Spice Shop. Food items
include sandwiches / wraps and pastries which will all be provided by a local bakery.

5. Other Information:

7. Dietary Guidelines:
All food items will be provided by a local third party bakery. Flat-Hat Coffee will ensure that
these items are healthy, with as many organic ingredients as possible, especially since FHC
stands behind “organic” and “non-GMO” ingredients. Flat-Hat will provide the necessary
dietary guidelines for menu items and these guidelines will be available upon request.
8. Logistics:
A. Configuration: The current cafe configuration is roughly 90% configured to Flat-Hat’s
needs. There are some minor electrical and plumbing modifications which Flat-Hat Coffee
would like to negotiate upon, in order to improve service standards and equipment operations.
B. Signage: FHC would like to add exterior and interior signage in order to notify customers of
its presence within the museum facility. With the approval of the museum, FHC would create a
marketing and publicity campaign to create an awareness within the community of the
relationship between The Museum of Discovery and Flat-Hat Coffee.
C. Hours: As presented in the original RFP, Flat-Hat Coffee would like to negotiate operating
hours, such as opening before the museum’s doors open and close after the lunch rush.

2. SUSTAINABILITY:
A. Reducing Waste
For the sake of the community, Flat-Hat Coffee will take all reasonable measures to ensure
that this operation is energy efficient. FHC will minimize waste, understanding the impacts of
waste on the “present” generation, and the potential impact on “future” generations.
We believe in individual responsibility in regards to recycling and renewable resources, and
have chosen to invest more resources towards supplying only compostable cups. We will offer
our served beverages in compostable ecotainer™ cups. These cups are made from renewable
resources and they have little harmful impact on the environment since they are compostable.
Ceramic mugs will also be offered for in-house enjoyment and to mitigate waste. Flat-Hat
Coffee will offer napkins and utensils which will be compostable and/or recyclable. Disposal
bins will be provided and respectively indicated. During the production of coffee beverages, all
beans will be precisely weighed to eliminate any wasted products.
POS System- We will minimize the amount of physical receipts by allowing transactions
through Amazon’s Local Register which will offer electronic receipts.
B. Green Transportation
Flat-Hat Coffee will encourage its employees to ride their bikes to work on weather permitting
days. Bicycle parking is available on the museum lot.
FHC plans to offer education about the Max Transit routes, and highlight it’s proximity to the
museum. Flat-Hat would like to encourage the museum to partner alongside in offering
validation to costumers for the use of the Max Transit.
C. Coffee Beans
Huckleberry Roaster, a Denver based company, buys their coffee beans from small farmers,
cooperatives and other growers associations, and works with importers who have a credible
reputation for treating producers above Fair-Trade regulations. Huckleberry’s average green
bean compensation for 2015 is roughly 173% higher than the average green bean price, which
directly benefits the coffee bean farmers and suppliers.
D. Water
Flat-Hat Coffee will be using a high quality water filtration system by Multipure. This system is
dedicated to serving cleaner water, in hopes of promoting a healthy lifestyle for its customers.
Multipure’s system removes a wide range of contaminants and Arsenic traces found in water.
E. Customer Incentive
To further decrease our impact on the environment, we will encourage our customers to bring
their own coffee mugs and we will reward those that do, with an extra (rewards) stamp towards
a free cup of coffee.

PROPOSAL FORM
The proposer, Flat-Hat Coffee, LLC, a corporation hereby enters its proposal for 8109 Café
Concession - Fort Collins Museum of Discovery per this Request for Proposal (RFP) document.
Concession Fee Proposal:
The Concessionaire shall pay to the City, as rental for use of the Concession Space at the Museum,
$0 for the initial six-month trial run. After the initial six months, Flat-Hat Coffee will pay a fixed pro-
rated amount of $3,000 for the remaining six months. Any agreement beyond the first 12 months, will
be a month-to-month rental with no more than a 3% annual increase.
