OPENING DATE: 3:00 PM (Our Clock) September 12, 2018
To all prospective bidders under the specifications and contract documents described above,
the following changes/additions are hereby made and detailed in the following sections of this
addendum:
1. The Opening Date is hereby changed to September 12, 2018 at 3:00 PM MST (our clock).
2. The Questions Deadline is hereby extended to August 31, 2018 at 5:00 PM MST.

EXHIBIT 1 – QUESTIONS & ANSWERS
1. Does the property have lead paint and asbestos?
Yes. The lead paint concerns are primarily with the window sills, which must be
repainted annually. Asbestos is in the flooring and possibly the walls. Please see
the RFP document for additional documentation on both.
2. What is the property square footage?
The lot is approximately 0.3 acres. The building has a total of approximately 2,071
square feet. Please see the attached Exhibit B for the floor plan.
3. Would it be possible to extend the deadline for proposals?
Yes. We have extended the deadline for proposals to September 12, 2018 at 3:00
PM MST (our clock). Additionally, the questions deadline has been extended to
August 31, 2018 at 5:00 PM MST.
4. We will likely need to have various contractors and inspectors view the property in order to
prepare an informed proposal. Is it possible to obtain access to the building?
Yes. Please contact Ashley Macdonald, Senior Coordinator for Real Estate

5. Who do I speak with regarding questions on the matching funds offered through the Child Care
Accessibility & Affordability program?
Adam Molzer, City Grants & Community Partnerships Coordinator, at 970-221-6757
or amolzer@fcgov.com. Please submit your questions in writing via email, with a
copy to bdiven@fcgov.com.
6. Can we obtain copies of the state and health inspections for the property under the previous
tenant?
We are looking into this. A copy of the most recent Larimer County Health Report
is attached as Exhibit 3. You can view the entire file at the Larimer County building
and can obtain copies at $0.25 per copy. The County does not offer an electronic
file option.
If we are able to obtain any additional documents, we will post them in an additional
addendum.
7. Are there any deed restrictions on the property?
No, there are not.
