Clarifications & Assumptions
Project Name: City of Fort Collins Equipment Shed
Project Type: On-call Work Order
Location: Fort Collins, Colorado
Preconstruction Phase: GMP Budget Proposal Revised
Proposal Date: September 26, 2019
DIVISION 1- GENERAL
1. This proposal is inclusive of the work order assigned and the details contained in this proposal.
2. 1-year warranty has been included.
3. Revit background drawings are to be supplied to Haselden at no cost for distribution to our
subcontractors.
4. All applicable taxes are Excluded for permanent materials. Applicable taxes have been included
for temporary materials and equipment rentals only.
5. Use tax is excluded and assumed to be by Owner.
6. The Owner hereby agrees that any tariffs or other form of governmental regulation that tax
foreign products are included in the guaranteed maximum price that are in effect as of the date
of Haselden’s GMP proposal. Any changes in tariffs that cause an increase or decrease in contract
time or cost of the work shall result in the guaranteed maximum price being adjusted accordingly
by Change Order.
7. Revocable permits and fees associated with work are excluded and assumed to be by Owner.
8. Building Permit and plan check fees are included.
9. Any Telecom, Electrical, Cable, or Gas service and service fees associated with the project are
assumed to be by Owner.
10. Platting and recording fees are assumed to be by Owner.
11. Registered survey (if required) is assumed to be by Owner.
12. Architectural and Consultant fees are included.
13. Hazardous material identification, removal, disposal, and abatement is excluded.
14. Any Road and/or sidewalk rental or closure permits and fees are by Owner, if required.
15. On-site security services are excluded.
16. Procurement of all easements is the responsibility of the Owner.
17. Insurances (liability and builders risk) will be billed at a fixed rate as indicated on the summary
sheet.
18. The attached billable rates for labor and equipment rates contained within the proposal shall be
fixed for the duration of the project and are not subject to change by either party.
19. Costs associated with Permit Review comments are not included. Any additional scope required
by such comments shall be added and priced accordingly.

20. Landscaping bonds are excluded.
21. Any costs associated with fire watch mitigation plan, special permits, and/or temporary fire
protection systems that may be required are excluded.
00B SITE LOGISTICS
1. Dewatering is excluded in this proposal.
2. Water, Electricity and other such utilities required to fulfil the scope of work is by owner.
01E SURVEYING & LAYOUT
1. Surveying and Layout by Owner.
01I DEWATERING
1. Dewatering is not anticipated to be required and is excluded
02A DEMOLITION
1. The General Contractor will be responsible for saw cutting the existing concrete path to receive
foundation work.
07F GUTTERS AND DOWNSPOUTS
1. Standard, pre-finished, k-style, galvanized seamless-gutters will run the full length of the building
on two sides, with four downspouts and splash blocks included.
2. Custom colors are not included.
13D PRE-ENGINEERED STRUCTURES
1. Pre-Engineered metal building basis of design is the Gryphon design documents dated 8/27/2018

1. Electrical systems scope has not been assumed to be required and is excluded.
