Scope of work:
MSI shall provide a Distech fully functional Niagra N4 compatible BACnet control system
to replace the existing controls equipment at the Boulder Public Library locations specified by
Ameresco.

Mechanical Solutions, inc. (MSI) is Veteran Owned Small Business specializing in turn-key
solutions for building automation and controls, mechanical HVAC work, and plumbing all along the
Front-Range of Colorado. MSI has been in business for over 20 years, operating out of a main office
location at 3021 S Tejon Street in Englewood Colorado. MSI has been a certified Distech reseller and
support partner for the last 7 years, and has focused solely on Distech solutions for building
automation and HVAC controls since our initial certification. Our company has 38 full-time
employees, including all three departments mentioned previously (Mechanical
installation/engineering, building automation controls, and plumbing), as well as a complete service
department for supporting our local customers.
As a company, MSI has remained successful with several acquisitions of other businesses throughout
the years, which has increased our available services. Our company initially started as a mechanical
contractor/pneumatic controls company only, but through our relationships and exceptional customer
service, slowly added a complete controls department, as well as a plumbing department through one
of our acquisitions. Our previous company acquisitions are included below:

Section #2: Scope of Proposal
For this project, MSI is providing preferred customer status and rates for the City of Fort
Collins for any upcoming or current building automation and controls project for the next year. MSI
will be available to assist with engineering support, system design, system integration and
installations, commissioning, maintenance and service contract options and system support/Training.
MSI can directly support all HVAC building automation solutions using Distech controls and can
facilitate integration and subcontract or partner with firms to include security, lighting, and energy
management.
MSI will handle all engineering, design work, programming and controller installation for building
automation systems internally but will subcontract for low-voltage wiring and cable runs to one of our
several trusted subcontractors. MSI is also able to partner with or subcontract companies to provide
lighting, CCTV, and energy management for projects, to help reduce points of contact and project
manage complete building automation solutions.
Included below are the building automation solutions that can be implemented and supported by MSI.
MSI works internally and with close partners and subcontractors certified through Distech and Acuity
brands to ensure complete functionality of our systems.
HVAC and Humidity Control:
- Know what’s happening with your HVAC system with the click of the mouse. Our HVAC
and humidity control systems allow you to access your facility’s HVAC system on an easy-to-
use Web interface. If there is ever a problem with a piece of equipment, customizable alarms
allow for email and text alerts 24/7. This means problems can be identified and remedied
before it negatively impacts your business. We create easy to navigate custom graphics
tailored to your facility and equipment. Below are a few examples of our customizable

Security, Access Control, CCTV
- MSI offers a full line of security, access control, and CCTV control integration for your

designs/installation work for:
- Red Rocks Community College – MSI has supported multiple project and installations,
including a recent BACnet over IP project where all controllers and supervisory software
utilized the new ECLYPSE Distech controllers. MSI is currently working with Red Rocks to
plan for integration of upcoming projects to expand this controls network using solely Distech
controls. System ties into a single Niagra Tridium based JACE unit with 11 total VAV
ECLYPSE controllers for the library and office spaces in the main building.

- Ameresco/City of Boulder – MSI has supported several Ameresco projects, but most recently
we completed a replacement controls system for the City of Boulder’s Brenton Building
HVAC system. MSI installed multiple controllers and local building front end for this location,
tying into all air handling units, boilers, and VAV boxes using BACnet/MSTP controllers from
Distech. MSI will also be working with the City of Boulder on their upcoming library upgrade
removing all legacy pneumatic controls and replacing with BACnet/MSTP Distech controllers,
and a new supervisor to integrate all available control systems in all customer’s owned
buildings for campus-style controls for the City of Boulder.

- Mapleton School District – MSI has now completed 3 of 5 new-build schools for the
Mapleton School District, partnering with several different GC’s and mechanical contractors to
work on the building automation system. These projects include complete controls solutions,
from engineered drawings and controls diagrams, to installation, programming, commissioning
support and customer training for all equipment and supervisory functions. MSI has worked to
create a single control platform and supervisor to monitor and control their multiple sites with
ease and can also access and provide remote support for operations professionals without the

MSI subcontracts most projects with low voltage wiring or new installation with one of several low
voltage wiring contractors. MSI prices projects for competitive bids and manages subs directly for all
projects. Additional information for subcontractors that may be required for building automation
services apart form the standard HVAC systems is available upon request.

Section #6: Costs
MSI has attached below the standard hourly rates for service support and controls
technicians/supervisors. These hourly rates are used to calculate projects and are charged for
deployments as determined by MSI.

Standard projects are split into projects time for subcontractor time/services, MSI installation costs
(billed at service tech rates), and MSI engineering or controls programming support (billed at Controls
Rep rates). The estimated time for each project is calculated based on equipment integration and
controller/supervisors’ requirements based on designs or provided mechanical specifications from an
engineering firm.
Product markup is a standard 33% for all projects and may be different based on small purchases due
to changes in freight or delivery dates.
All projects where subcontractors are used are marked up from subcontractor quotes with a standard
33% margin for projects.
