Good morning Rick,
We’re finally coming close to completion of this project. We expect to be 100% finished by next Friday.
During the course of construction, we came across some unforeseen expenses. These were costs we
could not have expected prior to the demo being completed, which is why we are requesting a
supplement to the contract at this time. Please let us know if you have any questions, and if not, if this
supplement is approved and can be added prior to final invoice. I have attached the estimate, but to
summarize, the charges are for the following additional scope of work.
Lines 1‐7 were not included in the original estimate at all, because we thought that the fire department
removed the vent and it would just be able to be put back in, but it actually had to be replaced and we
couldn’t get the same size again, so some siding removal and replacement was also necessary. We also
had to pressure wash that elevation so that the siding could be painted.
Lines 8‐9 are to replace fire damaged top plate, which wasn’t discovered until after the insulation was
removed.
Lines 10‐13 are for trim around the perimeter of the ceiling, because due to code requiring the plywood
ceiling to be replaced with a double layer of 5/8” drywall, the ceiling comes lower than the wall and
there was an unsightly gap caused by this process. We trimmed out the perimeter of the ceiling of both
bathrooms to accommodate this gap.
Line 14 is for plumbing work that was an unknown cost in the original estimate (documented in the
original estimate as unknown at the time). The plumber had to repair several broken pipes in order to
pass city inspection.
Line 15 is to install an attic access – there wasn’t one previously and it was needed in order to do the
work required in the attic – primarily the insulation.
Line 16 was for a heater that was needed to perform the work in the Winter.
