Project: NEW WALL OPENING THROUGH EXISTING LOAD-BEARING MASONRY WALL
Proposal for Structural Engineering Services

DESCRIPTION
Provide structural engineering services to support the installation of a new 8’-0” x 4’-0” wall opening
through an existing interior load-bearing concrete masonry wall which currently demises the office spaces
at 110 N Howes St and 112 N Howes St. The new wall opening will provide interior connectivity between
the separate offices, which are currently accessed separately from the exterior only.
SCOPE OF STRUCTURAL ENGINEERING SERVICES
Farnsworth Group’s proposal includes an approach within the parameters set by the Master Agreement
for the scope identified within this proposal. Our knowledge of the project and proposed scope of work
are based upon a site visit with Matt Schaefer/City of Fort Collins on November 20, 2018. For this task,
we have included only Structural Engineering services.
The anticipated Scope of Services for this project includes the following:
1. Design/Documentation
Conduct one site visit to perform a walk-through of the existing building with the City project
manager and collect relevant as-built information. We understand that existing building record
structural drawings are not available.
Coordinate with City and other consultants as necessary.
Establish structural design criteria under IBC 2015 (w/City of Fort Collins Amendments).
Evaluate loading conditions on existing wall and provide structural design for new opening
through load-bearing masonry wall.
Create Construction Documents in an 8.5”x11” PDF format to show sequence of demolition and
details, notes, and specifications for installation of new wall opening.
Prepare a letter to City of Fort Collins building department stating modifications to existing load-
bearing wall meet minimum building code requirements.
Prepare a structural calculations package for City review (if requested).
Assist with the City’s plan review process by responding to comments on structural documents.
2. Construction Administration
One review of shop drawings and/or product submittals provided by selected contractor.
Respond to general construction-related correspondence, questions, and requests for
information.

All work outside of these parameters will be considered a change in services. Any scope of service
change will be discussed with the City to determine an appropriate adjustment of the fees prior to
execution.
DELIVERABLES
Letter to City of Fort Collins stating structural work meets minimum building code requirements,
sealed and signed by a Colorado-licensed Professional Engineer.
Construction Documents showing demolition methodology and details, notes, and specifications
for installation of a new 8’x4’ masonry wall opening (8.5” x 11” sketch format), sealed and signed
by a Colorado-licensed Professional Engineer.
DESIGN TEAM
The Design Team selected for this project includes the following members:
Structural Engineering: Farnsworth Group, Inc.
SCHEDULE
Farnsworth Group is prepared to begin work immediately upon a notice to proceed and contractual
documentation. We understand that the City would like to obtain a building permit in December 2018, for
a tentative construction start in January 2019. We anticipate completion of the Design/Documentation
phase and issuance of Construction Documents within 2 weeks from notice to proceed.
CLARIFICATIONS
The following services, items or components have been excluded from this Proposal.
Other professional services, such as architectural design, hazardous material abatement, etcetera,
not specifically noted in our scope of work are excluded.
Creation of as-built drawings for the existing building is excluded. Existing conditions will be
represented in a 2D format only insofar as required to clearly communicate the scope of structural
work and provide construction-ready documentation for the selected contractor to install the work.
Additional meetings or site visits beyond those noted within our scope of work above are excluded.
Alternate wall opening locations and opening widths are excluded.
Front end, bidding or other City-specific specifications or document preparation are excluded. It is
assumed these will be handled by the assigned City project manager.
Bidding services are excluded.
Additional design and/or review milestones, verification/review processes, or reporting are excluded.
Evaluation, analysis, and or strengthening design of the existing building’s gravity and lateral force-
resisting systems, should they be affected by the proposed improvements is excluded from our scope
of work.
Construction cost estimation and value engineering exercises are excluded.
FEES
Farnsworth Group proposes to provide the described Design/Documentation services for the fixed fee
amount shown below. Construction Administration will be provided on a Time & Materials basis with a
“not to exceed” (NTE) max amount. All reimbursable expenses are included in our fees. Changes to
the Scope of Services and/or additional reimbursable expenses may increase or decrease the total fee
amount. Any scope of service change will be discussed with City prior to execution.

TERMS AND CONDITIONS
This Agreement is valid for thirty (30) days from date of signature and may be amended or extended after
that time by mutual Agreement of both parties. All Terms and Conditions shall be in accordance with
Farnsworth Group’s Master Professional Services Agreement with the City of Fort Collins for On-Call A/E
Services, dated January 9, 2017.
