The project PDP is approved, but major site layout changes have been made and Connell Resources has been hired by the City as a CM -GC. Interwest and Ripley Design will provide Minor Amendment Services to entitle the current site plan and also Final Compliance plans for final approval of the project. The previous project will be closed. Scone of Services Planning and Landscape Design — Ripley Design Inc. will provide land planning, entitlement services and landscape and irrigation design for the facility. Their scope of services includes the following tasks: 1. Prepare the site plan and landscape plan for a Minor Amendment to the PDP 2. Provide construction documents for planting and irrigation (Final Compliance Plans). Estimated Fee: $8,000 Civil Engineering Site Layout and Design —Scope items for Interwest include: 1. Minor Amendment Project Development Plan Civil Drawings — Includes a 60% level set of drawings with grading plan, drainage plan, and drainage report. 2. Final Compliance Plan Civil Drawings (Civil Construction Drawings) — Includes final Grading Plan, Drainage Plan, Erosion Control Plan, Details, Drainage Report with Detention Pond and Outfall Design, Erosion Control Report. 3. Project Management, Meetings and Coordination Estimated Fee: $17,000 Construction Services — Interwest will provide the following construction services after plan approval: 1. Answer CM -GC questions and RFI's. 2. Review Shop Drawings. 3. Three (3) Site Visits during construction 4. Drainage Certification (as built survey information obtained from contractor's surveyor) Estimated Fee: $4,500 Reimbursables— for prints, mileage, and deliveries, etc.. Estimated Fee: $500 1218 W. Geotechnical exploration and report (with pavement and earthwork recommendations) will be provided by others. 2. Structural engineering of retaining walls will be provided by others. 3. No improvements to Timberline Road are included in this scope. It is assumed that the access can be formalized with the construction of Timberline Road and not with this project. 4. No surveying services are included. We are assuming that the City will provide a topographic and boundary survey of the site at the same time they are surveying Timberline Road. The City will provide platting and any legal descriptions necessary for the project (it has not been determined if platting is necessary). Construction and as built surveying will be provided by the contractor's surveyor or by the City. 5. No utilities will be extended to the site. There is an existing irrigation tap that will be used for irrigating new plant material. 6. Environmental services and electrical design will be provided by others (if necessary). 7. The City will provide all documents necessary for the Project Development Plan submittal which are not specifically provided by the Interwest team. Please see the PDP checklist and we can review. 8. No City Building Permits will be required for the site. 9. Interwest will not be the applicant, obtain, or pay for any required fees or permits with this project. 10. Any significant work resulting from client directed layout changes or construction errors will be addressed with a separate agreement.
