With a stucco and brick veneer exterior fi nish and red brick tower, the structure was built to refl ect the appearance of a fi re sta on. The space includes a recep on area, break room and offi ce area. Construc on included the installa on of 14 vacuum sta ons and a three-tank water reclaim/recircula on system. • O erBox Corporate Headquarters – Fort Collins, Colorado 47,000 SF renova on, demoli on and addi on to exis ng building for corporate headquarters building. This one-of-a-kind space includes high-end fi nishes and unique features throughout. • Private Air Hangar – Loveland, CO This state-of-the-art project is a private 55,000 SF hangar and offi ce facility located at the Fort Collins-Loveland Municipal Airport. It consists of a pre-engineered steel building with clear spans of 150’ connected to a conven onal 3-story offi ce building. It includes 43 gates and numerous retailers and restaurants. • Alamosa Elementary Schools – Denver, CO This LEED Gold Cer fi ed elementary school project was funded by the Colorado Department of Educa on. Two elementary schools, totaling 148,000 SF, were added and connected by playgrounds and landscaping. Covered and surface parking for 377 cars is associated with the courtyard building. • Drive I – Denver, CO This 38,000 SF, four-story offi ce building marks the sixth project in the Denver River North Taxi development. The award-winning, LEED-Cer fi ed offi ce space includes unique elements such as garage-style glass doors, natural light, and cu ng-edge workspaces. • St. Stephens Indian High School – Riverton, WY Brand new, 80,000 SF single story high school. The project totaled more than $11 million and included all administra ve offi ces, mul ple classrooms, cafeteria and full- service kitchen, gymnasium with locker rooms, and auditorium. Solar Village Maple incorporates green features throughout the village. It has energy saving features including solar-assisted radiant fl oor hea ng, superior, passive solar design, and central ultra-effi cient cooling. • The Ranch at Larimer County Fairgrounds – Loveland, CO $3.2 million project including fi ve pre-engineered metal buildings totaling 230,000 SF. These buildings included the Maintenance Building, Exhibi on Building, Indoor Arena along with the East and West Livestock Pavilions. Walkways were added to connect the police facility, library, and exis ng City Hall. • Boulder Views – Boulder, CO The 79,198 SF community will include three, three-story buildings with fl at-style apartments. 68 units will be off ered, consis ng of studio, one and two-bedroom layouts. Residents will enjoy such ameni es as private balconies, a private bathroom per bedroom, in-unit washer and dryer, and private garages. Outdoor ameni es consist of gas fi repits, a sundeck, and outdoor kitchen and entertainment areas. The sta on includes the apparatus bay, public mee ng room/fi refi ghter classroom, fi refi ghter dormitory, living room, kitchen, storage, exercise room, and offi ces. •• Poudre Fire Authority Sta on #1 – Fort Collins, CO $1.3 million project that included asbestos abatement and select demoli on of a two-story, 10,000 SF exis ng fi re sta on. • West Vail Fire Sta on #3 – Vail, CO The $4.2 million LEED Gold Cer fi ed project includes a main level and upper level to accommodate the resident fi refi ghter program, three apparatus bay areas, shi quarters for four on-duty fi refi ghters, a dorm to house up to 12 resident fi refi ghters, and an administra on/training area. Brinkman Construc on WEST VAIL FIRE STATION #3 | VAIL, CO Descrip on: This new sta on was done by Brinkman Superintendent Mike Rice while working elsewhere. The scope includes a new two-story, 15,000 SF headquarters for the Vail Fire and Emergency Services. The $4.2 million, LEED Gold Cer fi ed project includes a main level and upper level to accommodate the resident fi refi ghter program, three apparatus bay areas, shi quarters for four on-duty fi refi ghters, a dorm to house up to 12 resident fi refi ghters, and an administra on/training area. The scope includes a new two-story, 15,500 SF fi re sta on. The $3.2 million construc on included conven onal founda ons, structural steel, wood, and masonry frame. The sta on includes the apparatus bay, public mee ng room/fi refi ghter classroom, fi refi ghter dormitory, living room, kitchen, storage, exercise room, and offi ces. All Brinkman team members are highly experienced in es ma ng and project management roles, which creates unique and well balanced construc on professionals. From our similar project experience, historical cost analysis, history working with similar projects, and current/ongoing projects, we are able to maintain an expert understanding of the exis ng market condi ons and fl uctua ons, and establish complete and accurate cost analysis throughout the design and engineering process. Providing such data analysis enables our clients to have a detailed understanding of poten al costs involved with the project at the conceptual phase through project comple on, and gives them the ability to make informed decisions rela ng to fi nal project costs. b. A key ac vity that correlates with our es ma ng process is our proac ve approach to value analysis and value engineering. Our process assures that our customers are ge ng the best value at every level of the project. Our approach to enhancing project value is accomplished by genera ng and analyzing poten al alterna ves to building designs and construc on methods and systems, with the goal of providing the owner the most cost and schedule eff ec ve project possible. Scope reduc on becomes an issue because we’re conscious of the fact that the Owners and architect have put signifi cant me, resources, and eff ort into the design. Our process is to explore all of the value engineering and alternate op ons available before proposing any scope reduc ons. If scope reduc ons become a necessity, it will be the goal of the en re team to do so without impac ng the integrity of the design and fi nished product. c. We have always operated with an “open book” process. Brinkman is not just a general contractor but also a development company. We develop, own, and manage commercial proper es and, therefore, we understand the expecta ons of our clients and owners because we’ve been in their posi on. We treat our clients the way we expect to be treated, with an open book, open communica on, and with honesty and integrity. It’s the only way to operate and the only way to build long las ng working rela onships. Our “open book” policy is a process that dis nguishes Brinkman from all other contractors. We perform as a true partner to all of our clients by being transparent and sharing all costs associated with the project. This enables us to show our clients all possible savings and directly pass those savings on to them. d. A Construc on Con ngency is provided for any unforeseen condi ons shown to be clearly outside what would be normal construc on circumstances. These can be site condi ons, design revisions, or municipality restric ons that were not known during the pre-construc on phase. We recognize the importance of having a con ngency in place and discuss its value with all of our clients. This is especially true given the vola lity of the current subcontractor market. We are seeing strong upward pressure in costs, not just in materials but especially in labor from our subcontractors. We have even heard of some subcontractors, under contract for a project, walking off the job because they are being off ered more money to work on a project down the street. A con ngency protects the project from these unforeseen occurrences. Brinkman Construc on 5. PROJECT BUDGET AND COST CONTROL The percentage of the con ngency is a nego ated fi gure and varies from project to project, depending on the size, scope, and complexity and we typically recommend it to be 2-3% of the total construc on costs. The process of how and when to use the con ngency is simple and related to working with an open book and as a partner. When an unforeseen condi on occurs, it’s immediately made aware to the en re team. It’s analyzed carefully and the cause is iden fi ed. All scenarios to address the unforeseen condi on without addi onal costs are discussed. If the condi on warrants addi onal costs, then the team will approve the use of the con ngency to cover it. e. As we stated, we operate with an open-book policy process. Our goal is to add value throughout the en re project and save me and money whenever possible without impac ng the integrity of the design and project goals. All costs savings are iden fi ed and then discussed openly with the team on how they are to be treated. f. Please reference Sec on 11 for our subcontractor bidding and selec on process. g. Please reference AƩ achment A for our typical preconstrucƟ on esƟ mate. Brinkman Construc on 6. CONSTRUCTION SEQUENCING AND SCHEDULING a. We use Microso Project for our master schedules and Excel for 4-week look ahead schedules. In addi on to budget and es mate accuracy, we understand the importance of eff ec ve scheduling and work fl ow for the overall success of each project. In order to produce a reliable, systema c method of accountability specifi c to each trade, we u lize several detailed planning tools that enable us to measure the predictability and speed necessary to the planning and scheduling of ac vi es. Brinkman Construc on implements the use of a master schedule and 4-week look-a-head throughout each phase of a project. By proac vely targe ng comple on dates and working closely with our subcontractors to achieve these dates, we are able to consistently complete our projects on me or ahead of schedule, which can equate to signifi cant cost savings for our clients. b. We develop a master CPM schedule at the beginning of every project. Every scope of work and work ac vity is included in the CPM as well as cri cal material procurement items. We establish cri cal milestone dates that must be achieved to ensure on-me project comple on. We submit our master schedule to the Owner for review at the beginning of the project. Once a schedule is agreed upon, it becomes the baseline master schedule. The master schedule is updated at least weekly, if not daily. Updates are always compared to the original baseline schedule to monitor progress and make sure the project is staying on track. We also use a 4-week look ahead schedule to manage the project’s schedule. The 4-week schedule always correlates to the master schedule but usually has more detail than the master schedule. The 4-week schedule is also updated weekly. c. As described above, the master schedule and 4-week schedule are updated at a minimum on a weekly basis, many mes on a daily basis. d. Challenges and obstacles are part of the nature of construc on. Rather than seeing challenges as a problem, we see them as an opportunity to excel, we would rather focus on solu ons. Communica on is integral to maintaining a schedule when presented with challenges. We always communicate with our team to help them understand the cri cal aspects of the project and decisions that need to be made in order to keep the project moving. e. We specialize in fast-track schedules. We understand me is money and in today’s market, almost all of the projects we do are completed u lizing a fast-track schedule. We thrive on deadlines and have yet to miss a commitment/ deadline. f. Please reference AƩ achment B for an example project schedule. Brinkman Construc on 7. SAFETY RECORD Safety is our fi rst priority on every jobsite. We pride ourselves on having a Zero Accident Safety Culture in our company and on our jobsites. Safe jobsites don’t just happen and not all contractors are equal when it comes to safety. Brinkman has earned a great reputa on with safety and has set the bar in the industry because we emphasize it and demand it of ourselves and the subcontractors on our projects. This has allowed us to achieve an excellent track record of success with zero lost work me injuries or accidents in the last three years. Because of this we boast a .75 EMR, which allows us to procure reduced insurance rates and pass those savings along to our clients. We know that 100% of accidents can be prevented if employees and Subcontractors have the proper training and put that training into ac on. We also recognize as the controlling contractor we have a responsibility to inspect work ac vi es for safety compliance and require that our Health and Safety Plan and OSHA Standards are followed. When we recognize work is out of compliance with safety standards we will correct the defi cient work and enforce our disciplinary policy to ensure standards are followed. All of our eff orts to create safe jobsites through training, implementa on, and inspec on/enforcement are documented. Therefore, in an eff ort to create and maintain a Zero Accident Safety Culture our Health and Safety Plan focuses on four areas of emphasis: Training, Implementa on, Inspec on/Enforcement, and Documenta on. Training: Brinkman Construc on understands that to achieve safety on our jobsites, employees and Subcontractors need to be educated and trained in safe work prac ces. Brinkman is commi ed to training its employees through monthly safety mee ngs, OSHA 10-HR and 30-HR courses, First Aid/CPR Training, and a variety of task specifi c training. We also par cipate in training our Subcontractors through our mandatory jobsite Safety Orienta on Program and weekly Safety Mee ngs. Implementa on: Brinkman requires the comple on of a JHA for every task that is performed on our jobsites. This educates employees and Subcontractors about poten al hazards that are iden fi ed and ensures the necessary precau ons are in place to prevent accidents while working safely. Knowing how to work safely does not create a safe jobsite; employing safe work prac ces is what creates a safe work environment. Brinkman is commi ed to its employees and Subcontractors doing everything possible to implement our Health and Safety Program and put safe work prac ces into ac on. Inspec on/Enforcement: As the Controlling Contractor on our jobsites, we have a responsibility to inspect work ac vi es for safety compliance and require that our Health and Safety Plan and OSHA Standards are followed. Superintendents and other project staff inspect each project regularly throughout each day and fi ll out a Daily Safety Inspec on Form. We also require daily inspec ons by the onsite Competent Person for scaff old, excava ons, trenches, and equipment. During these inspec ons, defi ciencies are noted and then followed-up on un l corrected. We demand safe work prac ces on our jobsites and use our disciplinary policy of verbal warnings, wri en warnings, and removing people from jobsites as necessary to ensure standards are followed. Brinkman Construc on Documenta on: There are two main objec ves for Safety Documenta on: 1. To plan ahead for hazards created by work ac vi es and create safe work plans. 2. To document all of our eff orts and a empts to run safe projects as a means of showing OSHA we are controlling our jobsites and making every possible eff ort to make our jobsites safe. Our Site Specifi c Safety Books are where we keep a record of project specifi c safety documenta on. Our Health and Safety Offi cer also maintains a record of ongoing safety training and other safety items that are not project specifi c. Through our safety program and procedures in place, you can rest assured our jobsites will be safe and accident free. SAFETY RECORD Brinkman Construc on 11. SUBCONTRACTORS Brinkman Construc on will only provide general labor and some miscellaneous carpentry. All other trade work will be taken to the market for compe ve bid. Brinkman Construc on carefully selects subcontractors who have been pre-qualifi ed to perform work on our projects. We have built rela onships with the best subcontractors in the industry and hold them all to stringent qualifi ca on guidelines. Subcontractors must comply with our safety standards, contract documents, and insurance requirements. As a result of our pre-qualifi ca on process and our business model of working with the best and most qualifi ed subcontractors in Colorado, we will provide a two-year warranty on this project. Our process for ensuring the fi nancial stability of our subcontractors is to con nue to meet and communicate consistently with the same subcontractors we’ve been working with for the past 30 years along with any new subcontractors we’ve included in out master list. We also meet with our subcontractors on an annual basis and review their company fi nancials. Again, ensuring their strength and ability to work and deliver a project. We verify the fi nancial stability and workload capacity of all new and exis ng subcontractors who are required to provide a qualifi ca ons statement about their company along with proof of insurance and references. Our preconstruc on department collects this data and our opera ons manager verifi es the informa on before a subcontractor is selected. Brinkman Construc on has long-term, well-established rela onships with many of Colorado’s best and most qualifi ed trade contractors and material suppliers, which translates to a cost eff ec ve project. Only our prequalifi ed subcontractors will be invited to par cipate in our bidding process. That process begins with an ini al request for proposal (RFP) to our Subcontractor’s.
