Scope of Services: Perform Building Energy Modeling Consulting for the project to provide information on the building performance to the design team and help to ensure it meets the required energy and performance goals established in the RFP: Includes system evaluations during schematic design, plan reviews of DD's CD's and As -built drawings perform baseline analysis for LEED and City of Fort Collins building codes and prepare templates for LEED and IDAP submittals. Facilities Project Manager: Professional agrees to perform the services identified above and on the attached forms in accordance with the terms and conditions contained herein and in the Professional Services Agreement between the parties. In the event of a conflict between or ambiguity in the terms of the Professional Services Agreement and this work order (including the attached forms) the Professional Services Agreement shall control. This SOW relates only to the functions to be performed by Consultant for the Client at the location specified below, (the "Facility"): Senior Center, Fort Collins KEY ASSUMPTIONS • The addition will total 18,000 sf +/-10%. • The project will pursue a LEED for New Construction, Gold rating. Project energy performance goals are per the letter dated May 15, 2013. • As -built documents will be provided. Ambient Energy will document the following LEED-Online Credit Templates for submittal to the GBCI as appropriate for the project: Energy and Atmosphere Prerequisite 2 - Minimum Energy Performance (task 1) • Energy and Atmosphere Credit 1- Optimize Energy Performance (tosk 1) • Energy and Atmosphere Credit 2- Renewable Energy (task 1) Any significant changes to these Key Assumptions may affect the Proposed Tasks and associated Fee for the project. Client should inform Consultant of any discrepancies to the above listed Key Assumptions. PROPOSED TASKS Task 1. Energy Modeling The goal for this task is to perform third -party energy modeling to help the Client and design team optimize the energy performance per the City's goals. These objectives are achieved with the following tasks A) evaluate the mechanical system alternate, B) provide a status of the project per Neenan's submittal toward the 40 kBTU/sf/yr goal, C) recommend alternates to achieve the 40 kBTU/sf/yr goal, D) submit the IDAP incentive, and E) provide the analysis for the GBCI submission. Sao O p i Schematic Design • Meet with Owner via conference call to determine energy and project performance goals. • Coordinate BIM standards with design -build team for effective model transfer. .. Meet with Owner and team in Fort Collins for project kick-off. • Provide evaluation of mechanical system alternates of VRF and GSHP. Energy costs provided by Ambient Energy. First cost provided by design team. Meet with team via conference call. • Provide a second round of evaluation of mechanical system alternates including the existing building. Energy costs provided by Ambient Energy. Meet with team via conference call. • Review drawings and specifications. • Coordinate with Owner and design -build team for inputs to the energy model. • Issue an Energy Model Summary Memo that lists project goals and inputs to the energy model. • Model the initial proposed design to determine energy usage and energy cost. • Model up to five (5) options for architectural, mechanical, or renewable energy. • Perform energy analysis of Baseline Building per City of Fort Collins energy code and ASHRAE 90.1-2007 to determine status of points for EAcI Energy Performance Optimization and EAc2 On -Site Renewable Energy. • Determine affects of energy usage, energy cost, and peak heating and cooling load and comfort. • Compare energy modeling to initial target energy goals, to ENERGY STAR (if applicable), and to the 2030 Challenge goals. • Prepare Energy Recommendations Report via softcopy. • Meet with Client in Fort Collins to review Energy Recommendations Report • Coordinate incentive application. Design Development • One design progress meeting with project team in Fort Collins — agenda TBD. Construction Documents • Review 100% Design Development set for incorporation of energy efficiency and renewable energy recommendations based on Energy Recommendations Report. Construction Administration • One design progress meeting with project team via conference call — agenda TBD. Post Occupancy (upon receipt of as-builts) • Perform energy analysis of the as -built drawing and spec package for the Proposed Design. 3(Page o po 00 °0 ambient energy 000 impact. collaborate. innovate. 0 00o O m Perform energy analysis of Baseline Building per City of Fort Collins energy code and ASHRAE 90.1-2007 of 100% Construction Documents drawing and spec package. • Perform simulation of one renewable energy system. • Update LEED project administrator with revised kWh/yr from energy model for use in Energy and Atmosphere Credit 6 Green Power. • Prepare LEED-Online Credit Templates for Energy and Atmosphere Credit I Optimize Energy Performance for submittal to the GBCI. • Prepare LEED-Online Credit Templates for Energy and Atmosphere Credit 2 Renewable Energy for submittal to the GBCI. • Coordinate incentive application with 100% CD information. • Revise model if needed based on review comments from the GBCI and resubmit Credit Templates. Additional Tasks to be Considered The following additional tasks which could be provided by Ambient Energy should be considered for this project however they are currently not included: • Design phase or Post Occupancy Energy Star rating. • Energy Modeling to assess existing building retrofit. • Updates of energy model based on interim design packages. • Daylight Modeling or Views Calculations. As -built or operational energy model. • Tax incentive using 179d. Schedule It is anticipated that the Proposed Tasks will be provided for in approximately one year and completed by approximately September 2014. Fees Fees shall be billed at a ❑ lump sum rate OR ® time and materials rate based on Selection of Payment Option by Client, unless additional services are requested by Client that are not included in Proposed Tasks. Client agrees to pay Consultant amount for accepted Proposed Tasks performed by Consultant. Hiring Ambient Energy does not guarantee the desired LEED rating will be achieved. Ambient Energy makes no warranty, express or implied, or assumes any legal liability or responsibility for the accuracy or completeness of any information, methods, energy savings, product, or process disclosed or other information contained, described, or referred to in Ambient Energy reports. While the recommendations in Ambient Energy's report will be reviewed for technical accuracy and are believed to be accurate, the findings are estimates and actual results may vary. All savings and cost estimates are not to be construed as design documentation or as guarantees. Reference herein to any specific commercial product, process, or service by trade name, trademark, manufacturer; or otherwise does not necessarily constitute or imply its endorsement or recommendation. Pricing are budgetary in nature only and could change based on availability of products, market volatility, escalation in materials, design, and competitive bidding. Ambient Energy is not liable for the failure of the customer to achieve a specified amount of energy savings, or particular utility bills, for the operation of the customer's facilities, or for any incidental or consequential damages of any kind in connection with this report or for the installation of recommended measures. Ambient Energy does not guarantee the utility bills will reflect the energy model generated at the end of design phase. Utility bills will reflect final construction submittals and actual operating characteristics of the building which will not be captured in the design phase energy model without performing measurement and verification services. Invoices Each invoice from Consultant to Client shall identify the Project and services performed by Consultant on the Project and the total percentage.of fee worked. An invoice will be submitted to the Client on the last day of each month for services rendered for that month. Client agrees to pay Consultant the amounts set forth herein within thirty (30) calendar days of receipt of invoice by Consultant.
