Flexible Community Spaces that Foster Wellness
Create a unique experience, provide valuable community service, while
maintaining health and wellness. The project will begin with a Conditions
of Satisfaction session to build excitement and generate alignment. In
December, Neenan was awarded the CEFPI Rocky Mountain Region’s
Merit Peak Award for exemplary project planning and client engagement.
Our designers will work to extend the usable hours of your building
with multi-purpose rooms that serve your programmatic needs and the
Fort Collins community. A major portion of Neenan’s portfolio is publicly
funded projects; with this history we understand the need to show
responsible and enduring uses of taxpayer money.
Site Logistics for an Operational Facility
The hum of construction, while satisfying for us, isn’t what the people
at the Senior Center want to hear or inhale. The Neenan team loves
coordinating and talking logistics, and came up with ideas to keep the
Senior Center fully operational throughout construction while creating
the best long term design for the Senior Center. We will work with you to
determine the ideal flow of people and investigate alternatives such
as a series of smaller additions to keep programmatic zones within
your building, save parking, and reduce the construction impact at the
main entrance.
As the design-builder on more than 40 major addition and remodel
projects, Neenan has experts in accommodating facility operations. Two
recent examples: During construction at a school in Akron, Colorado,
the town needed to host a very large funeral. We secured a temporary
certificate of occupancy in the gymnasium for the service. Also, on page
60 you will find an in-depth analysis of the strategies we implemented
for an addition at a VA Medical Center to keep the facility functional and
patients safe.

Reduce your stress with accurate budgets that are created
concurrently with the design. Neenan’s budgets will encompass the
entire project, more than just construction costs. A comprehensive
budget will help you with fundraising and planning to reduce the risk of

Enhance the environment for the Senior Center and achieve your sustainable
goals while spending less money. Dr. Bryan Willson, Director of CSU Engines
& Energy Conversion Laboratory recently stated, “Powerhouse Energy
Institute is one of the lowest cost LEED Platinum buildings in the country.”
How? Your LEED Gold goal will be achieved with less cost because of the
daily interactions Neenan’s sustainability coordinator has with the design
and construction team. In addition, Neenan’s energy modeler will work
with your energy modeler to analyze your existing space with the additions
for a comprehensive model to create a super-efficient facility.
Based on our experience implementing the Fort Collins Green Code on
the City owned Powerhouse Energy Institute we produced a building wall
section (building envelope system) that can exceed the standards set in this
new emerging code. Understanding the passion of the City of Fort Collins to
lead the nation in net zero strategies drives our team to produce buildings
that perform to these high standards.
Net zero additions were completed at Sterling High School, after adding
17,805 square feet, a new mechanical system, and replacing windows.
Current annual operational costs are significantly below those of the
building before the additional square footage.
The Neenan Company’s LEED stats include:

When the going gets Tough: Neenan Stands Tall
Character is not revealed by adversity but how one responds to it. This
year we stood tall as we completed structural enhancements for all BEST
funded schools and Meeker Elementary School. Neenan has taken complete
responsibility for structural deficiencies without legal battles or client
expense.
We have changed our processes and are now leading the way in quality
assurance and quality control. Zurich, insurer of 90% of the construction
firms nationwide, states that Neenan’s new best-of-class QA/QC program
sets a new standard for construction quality. In addition, all structural design
is done by outside consultants and peer reviewed by another structural
engineer which is unprecedented in the industry. Neenan also provides a
four year warranty, four times the industry average.
According to Bob Petterson, Superintendent at Weldon Valley School
District, “Weldon Valley is extremely pleased with the modification work
that Neenan performed to remediate minor design issues from the result of
construction throughout three projects over six years. As usual, Neenan was
very easy to work with and steadfast in its desire to accomplish customer
satisfaction. And, as advertised, all of the work came at Neenan’s expense.”

CentroMed - Community Health and Wellness Center
CentroMed’s newest and largest facility opened in 2009 in San Antonio. The
intent of the new campus was to create a well-rounded facility that not only
provided superior healthcare to its patients, but also offered community
space for health education, training, and wellness.
The wellness building features a full-size gymnasium, cardio rooms, weight
rooms, daycare, kick-boxing, and a nutrition and cooking lesson area. The
facility currently supports 1,800 members and is profitable. Public meetings
and events are frequently held in the facility.
The medical clinic building provides many services to the community,
including family practice, pediatrics, dentistry, women’s health, laboratory
and expanded dialysis services through more than 60 points of care.

Mapleton Public Schools
Public Library Addition and North Valley School Renovations
As part of overall campus improvements, Mapleton Public Schools wanted
buildings that served the entire community, not just the student population.
The library will offer a full range of resources and breakout rooms for
community members and students to research, study, and gather for school
or community events. An indoor/outdoor fireplace creates an inviting
community-focused space.
The central “boulevard” on the campus is a public park that is maintained by
the City of Thornton and includes a community garden and amphitheater.
The campus also houses a branch of the Thornton Food Bank.
The addition and renovations are being completed on an operational school
campus where student safety is of the utmost importance.

Fort Collins Addition
The addition to OCR in Fort Collins has raised the organization’s profile
as a center of quality orthopaedic care in Northern Colorado. The facility
enables more patient visits and expanded patient services in a warm,
comfortable environment. Services include orthopaedics, sports medicine,
joint replacement, imaging and physical/occupational therapy. Staff and
physicians now enjoy a right-sized environment that is peaceful, productive
and dynamic for staff and patients.
Visitors are greeted with a spacious main lobby with warm tones and
daylighting. The contrasting yet coordinating colors provide for a dynamic
and active setting for staff and patients. Construction is being completed
while the facility is operational, and the team worked closely with OCR to
ensure there was no disturbance to the quality patient care.

YMCA of the Rockies (Conference Center, Dining Hall, and Lodges)
The YMCA of the Rockies is the largest complex in the Estes Park area and
one of the largest employers of local residents and international students.
The project respects the long history of the campus and surrounding area
while achieving a high level of quality and modern comforts. One way that
respect for the past was achieved was in the preservation and relocation of
buildings on the site.
The Long’s Peak Lodge utilizes a centralized boiler system that provides heat
for the lodge, and also incorporates the mechanical system that provides
heat for the neighboring Ramshorn Mountain and Emerald Mountain
Lodges. This simplifies maintenance with one system rather than three. The
Lodges used prefabricated wall sections to minimize site waste and allowed
for an aggressive construction schedule. The Lodge’s unique staircase was
custom built using Pine Beetle kill timber.

The Vancouver Clinic at Battle Ground
The Battle Ground clinic embodies the image of a wellness center with
calming water features, soft natural light and community outreach services.
The central galleria running through the “spine” of the facility serves as a
flexible multi-purpose space for gathering.
Since 2003, Neenan has worked with the clinic to create a comprehensive
real estate strategy and transform their physical image in the community.
The result has been a significant growth in market share and four new
clinics, totaling nearly 350,000 square feet. The design of the medical
modules within each clinic is based on real patient data. Neenan designers
studied how patients move through an ambulatory facility most efficiently
and comfortably, while maximizing staff productivity. Designers also
worked to bring the outdoors inside to create a warm, inviting environment
throughout the building.

Cambridge Memorial Hospital
Tri Valley Health System has been featured in the Wall Street Journal for
its forward-thinking continuum of integrated care. Their health system
is comprised of regional clinics, senior housing, wellness center, assisted
living center, nursing home and hospital.
After facility-related medical errors and a patient room fire due to an aged
electrical system, the board embarked on a replacement. They conducted
a market needs assessment, strategized to capture out migrating care and
sized their facility to a sustainable operation.
The new hospital links through a wellness center and dining remodel of the
former hospital to their nursing home. Since its opening in October 2010,
utilization and profitability has been at a record pace. The gym memberships
have tripled since the remodel.

Akron K-12 School
During a compact two-month master planning and grant application
process, Neenan worked with Akron School District and the community of
Akron to evaluate options for the school facilities. The community has strong
ties to their existing field house facility, so the team focused on options to
renovate that space and add a new school around it. This effort engaged the
community to pass their first bond in over 50 years.
A mix of renovation and new construction allows the school district to keep
the best of the old while incorporating modern technology and sustainable
elements. The school’s multipurpose spaces are designed with a community
focus for public events and athletic tournaments. The remodeled field house
features a competition size wood-floor court, surrounded by an indoor
walking track. In total, the space supports four full-size basketball courts.
The classrooms have infrastructure to add future technology.

Miami Yoder K-12 School
Miami-Yoder School District has a single K-12 building. The school district
applied for Colorado Department of Education funding in 2007 and received
enough funding to add a gymnasium and six classrooms.
In 2009, Miami Yoder received additional grant funding for school
revitalization. The best of the old is combined with the best of the new;
Portions of the school were renovated while others were demolished,
additions completed the K-12 school. Separate wings for the elementary
and junior/senior high flank the core shared spaces of the school.
The demolition, expansion and major renovation of the current K-12 school
occurred while all the students and staff were safely using the building.
The project was started in late May of the year after the bond election and
completed by late December of that same year!

Clad in Colorado red sandstone, the new police headquarters building
represents a partnership with the community and the needs of the police
department. For the employees that work in the facility, the building
interior provides a very secure and “human” environment. From outside,
plains architecture featuring a long low roof line creates a quiet, protective
presence.
The soft geometry of the covered walkway and open interface of the
Community Pavilion provide a clear and welcoming entry to the public.
Generous landscaping contributes to the personality of the facility. The
design-build team has worked hard to create a building that the community
will feel good about for years to come.
Methodology for Controlling Costs: Construction Development
Notification Log - Allows the design and construction team to clearly follow
the sequence of drawings, ensuring current information is being utilized by
all team members, reducing the need for rework and additional cost/time.
Open Items List - Monitored potential costs and value assessments of
items being considered for addition to or subtraction from the project
scope. Reviewed weekly with the Owner and team to monitor current and
projected budget and schedule for each phase of the project.
Co-location - The Neenan team sits in the same work zone, dramatically
reducing re-work and gaps in communication. When the designer makes
adjustments, preconstruction is involved and explains the cost impacts.

Company is a lawsuit filed by a former employee, Harlan G. Howell, in United States

emotional distress against Mr. Howell by the parties. None of the parties has been
served with the suit. Neenan does not believe the suit has any merit and intends to
vigorously defend it.

Structural Enhancements
Over the past year, Bob Meserve has led the effort to complete structural
enhancements in operational facilities across Colorado including Meeker
Elementary School. Bob worked in the face of extreme pressures to rectify
the engineering mistakes. This experience will help the Senior Center stay
operational during construction and keep a positive atmosphere for users.
Bob proved his organizational skills and management expertise by leading
the effort to conduct third-party structural peer reviews on many of
Neenan’s projects. Bob worked with almost every structural engineer in
Colorado to help our clients ensure the safety of their buildings. Structural
enhancements had to be completed with minimal impacts to facility
operations, this is happening with Bob’s careful coordination and desire to
improve Neenan’s buildings and image.
Project Leaders
Bob Hosanna and Mike Daley, partners for nearly 30 years, will work with
Bob Meserve to lead the design process for the Fort Collins Senior Center.
Together, they will use their extensive training and experience facilitating
large group meetings to kick-start the design process. These meetings
will address topics such as harvesting your Conditions of Satisfaction for
the project, LEED Gold strategies, visioning sessions, programming for
functionality, and design worksessions to explore options with you. Bob
and Mike have extensive experience on projects in Fort Collins and with
additions to operating facilities. As the project progresses, Bob and Mike
will stay involved and provide their leadership and exemplary listening
skills to create the best Senior Center addition.

Akron K-12 School (LEED Gold Anticipated)
Completed in 2012, the conversion of a high school into a 96,000 sf, K-12
was accomplished while the high school and athletic facilities stayed
operational during the school year.
• Optimize the entire first summer after the election, with no
students, to renovate the athletic facilities. Close planning with
district and owner’s representative on all events and early selection
of subcontractors with capacity and commitment to meet their
commitments. Design of new wood gymnasium floor over new wood
subfloor to eliminate concrete curing time delays.
• Develop safety plan separating students, parents, busses from all
construction traffic and workers.
• Begin new construction in the late summer to get enclosure of the
building prior to winter weather risk.
• Build all classrooms, cafetorium, kitchen and administration by the
end of the school year for all staff to move into immediately after
school is out for the year.
• Demolition and completion of the remainder of the project in the
second summer.
• School starts as planned in the fall.
Examples of Management Experience
Miami Yoder K-12 School (LEED Gold Certified)
The demolition, expansion and major renovation of the K-12 school into
a 100,000 sf, 21st century school was completed in 2011, while all the
students and staff safely used the building. The project was started in late
May of the year after the election and completed by late December of that
same year!
• The project was constrained by a recent CDE grant addition (junior
high school and gym), an elementary classroom wing the district
voters were still paying for, a property line and a flood plain.
• Optimized an extended summer break (four months, coordinated
closely with the board) to demolish the center of the existing school,
and have it completely enclosed with significant portions ready for
students in the fall.
• Renovated all areas not demolished in the summer and made ready for
students in the fall.
• Completed all other new construction (the high school) by the end of
winter break. Staffing was higher than a longer, slower construction
delivery, but avoided wasted modular rentals and only overlapped
with the school calendar for three months.

Approaches When Costs Exceed the Budget
Knowing how pieces of information will impact one another is essential
when making important facility decisions. You face greater frustration and
difficulty if the whole picture is not presented.
Instead of just providing independent pieces of information, The Neenan
Company pulls all information together to provide “smart data.” This
means we develop your design options including their associated costs and
schedule impacts. For example, we consider mechanical systems with their
lifecycle costs concurrent with the electrical and structural impacts. Our
recommendations to you include risks and constructability issues. With
“smart data,” The City of Fort Collins gets greater clarity and confidence to
make the right decisions for your Senior Center.
Throughout the design phase, Neenan’s open book preconstruction process
ensures that costs and quality are controlled and monitored, and provides
you with protection and many benefits generally not available with a
traditional construction approach.
We establish construction budgets jointly with you and continually update
them throughout the design process.
• The City of Fort Collins is involved in all decisions related to design,
cost, quality and schedule, including all aspects of value engineering
and the selection of building systems, equipment and materials.
• To ensure adherence to cost, quality, safety and schedule requirements,
Neenan regularly schedules meeting with The City of Fort Collins, Senior
Center staff, and team members including the architect, consultants,
project manager, site superintendent and major subcontractors.
A result of Neenan’s integrated project delivery system, we have a process
to avoid costs exceeding the budget. We can easily correct by making
small changes on a daily (even hourly) basis with a co-located team. These
minor adjustments create value for the client and help you to reach your
goals. During the design process of Weld Central High School, the team
made decisions to help the owner save money with the hope of adding an
auditorium to the scope of work. Through deferring interim auditorium
choices, cost savings, an intact contingency, and selling bonds at a premium,
Weld Central added a $2.3 million auditorium to the project scope (a 10%
add to the overall scope) and was still able to start school on time with a
new auditorium.
On occasion, when costs might exceed the budget, the Neenan team re-
evaluates the whole project and the big goals with the owner. You have the
most leverage with a holistic view and also meet with subcontractors for
new ideas, research innovative products, shorten the schedule, or find ways
to reduce waste without reducing quality.
Every decision is based on multiple factors and each factor has varying
importance. Neenan’s staff is trained to help you evaluate the factors
in decisions, and choose on the advantages of an option along with the
associated costs. This process, called Choosing by Advantage, will help you
to make sound decisions for the Senior Center.

Team Commitment to Whole-Building Performance and Sustainable Design
Sustainability is the responsible use of resources to meet human needs while preserving the environment so
these needs can be met now and in the future. According to the US Green Building Council, when creating an
energy efficient, sustainable-minded project, you must begin with your sustainable goals and these are more
easily achieved with a team approach. The Neenan team understands the conversations that have to occur on
day one, and what it takes to deliver on those goals. It is a process of innovation, coordination, and construction.
Neenan is committed to sustainable practices in all aspects of Archistruction. We practice sustainability as an

Sustainable Strategies
Several strategies will be evaluated during the design and construction of the Senior Center project to minimize
potential environmental and energy impacts while achieving LEED Gold Certification. These strategies include,
but are not limited to, the following:
• The use of computer modeling to minimize design conflicts to eliminate waste in the process and assist with
energy, daylighting, or life-cycle cost analysis.
• Water conserving fixtures for toilets, faucets, and showers, as well as, irrigation and exterior systems to
assist with water use reduction.
• Mechanical systems may utilize free cooling or variable frequency drives to maximize energy efficiency.
• Construction waste management plans to reduce waste and encourage recycling or re-use.
• Indoor air quality management plans to protect the construction space to assist with pollution for occupants
during construction and post-construction.
• Use of recycled, re-used, and local materials, minimizes waste, transportation, and pollution.
• Evaluating utility company design assistance and rebate programs to minimize operating cost and increase
efficiency in mechanical and lighting design.
• High efficiency lighting and lighting controls or devices to maximize energy efficiency.
• Carbon monoxide controllers monitor occupancy in larger spaces to improve indoor air quality.
• Toxic free refrigerants for mechanical systems that do not contribute to the degradation of the ozone layer.
• Building commissioning and staff education to insure the building is performing and operating properly.

Design Team Organization and Process to Reach Final Design
The Neenan design team is organized to foster sustainable design within
our typical Integrated Project Delivery structure. The LEED strategies and
goals are developed in tandem with the building’s strategies and goals.
• Clear project objectives. Neenan will begin your project and create
alignment within the team through the Conditions of Satisfaction
(COS) and Collaborative Design Process (CDP) worksessions, one
session will focus on LEED strategies. Before advancing, your
sustainable goals and needs are established.
• Issues resolved and drawings complete. Design check points at
Concept Design, Schematic Design and Design Development ensure
the design cannot proceed until it meets the check point requirements.
The LEED Checklist is reviewed regularly to ensure the LEED
certification level is achieved.
• Whole-building simulation is often used to model the performance
of systems. Simulation software allows The Neenan Company
engineers to estimate payback, life-cycle cost of operation,
maintenance, and replacement on proposed systems. This approach
allows for comprehensive analysis of building envelope components,
mechanical systems, and alternative energy options. With the owner’s
input, The Neenan Company selects these energy conservation
measures based on the energy performance criteria such as net zero
impact to energy consumption. In addition, taxes, grants, and utility
incentive programs can offset the first initial costs associated with
sustainable features and must be fully explored.
Internal LEED/Sustainability Coordinator
Your LEED Gold goal will be achieved with less cost because of the daily
interactions Neenan’s Sustainability Coordinator, Erik Bergstrom, has with
the design and construction team. He has an in-depth understanding of the
costs associated with each LEED point, determine points that provide long
term benefits to you, and maintain a higher level of oversight.
Fort Collins Green Code
Powerhouse Energy Institute is the largest project implementing the Fort
Collins Green Code. Neenan produced a building wall section (building
envelope system) that can exceed the standards set in this new emerging

JVA
JVA, Incorporated is a consulting structural, civil and environmental
engineering firm headquartered in Boulder, Colorado with a northern office
in Fort Collins and a mountain office in Winter Park. JVA has a 56-year history
of engineering experience serving architects and Owners nationwide. Their
current staff size is 65. With a focus on municipal and institutional projects,
JVA has been involved in dozens of community/senior centers, park facilities,

on the newly opened Fort Collins Museum and Discovery Science Center

The Neenan Company spends time and money on communication training
in an effort to build a partnership between preconstruction, design, project
management, superintendent, subcontractors, consultants and clients. This
is necessary to function as a full time design-build team. This allows for
many opportunities to practice effective communication and to ultimately
build trust. A few training experiences are cited below:
Team Building in Action
Bob Meserve, Project Leader for our Fort Collins Senior Center project team,
has successfully lead several key projects within the city and surrounding
area. The Fort Collins Police Service Facility is a shining example of a project
that was successfully completed under Bob’s team leadership.
Bob is known as a proven leader within our community and was instrumental
in the delivery of the city office building located at 215 N. Mason and the
EPIC Second Sheet of Ice.
An example of where Bob’s team leadership was called into action was on
the Larimer County Fairgrounds Project. A project on which the County had
lost trust in their original team leadership and contractor and dismissed
them after construction had started. The County turned to Bob Meserve and
the Neenan team to get the project on track. The Larimer County Facilities
Director at the time, Mr. Dave Spencer said “The train was running down
the track and not only did Bob catch the train, he quickly took control, built
trust with the team and delivered the project successfully.”
Bob’s successful leadership is based upon his belief and engagement of
each team member as a true partner with focused attention to delivering
the utmost value and complete client satisfaction.

Digital Simulations and Testing
Would you like to know how your building feels before it is built? Would you like
to ‘try it on’ for size? Or flow?
Simulation modeling is used to design and test any number of layouts, processes,
or configurations before building. For example, you can gauge how much time it
physically takes to walk from the entrance of your building to the social internet
cafe. Simulation modeling makes something feel and look real before it becomes
real. It works with real time, people, problems, behaviors and processes. This
means real design with real outcomes. The Neenan Company uses FlexSim and
has two designers trained in this program.

How long will this site serve the Fort Collins Senior Center? You can extend the
useful life of this site with careful master planning.
Master planning is very complicated; you need the right team to holistically assess
the site. The Neenan team will dig into the details and keep your goals in mind,
and guide you to the best solution for the Senior Center and the community. Many
options will be developed along with cost and schedule information so that you
have all the facts for a decision. Throughout the master planning process, the
whole capacity of the site will come into play. Considerations will be given to your
operational goals for the facility, future additions, parking, viability of the current
structures, and utilities.
Fundraising Images, Graphics, and Strategy
Imagine what an improved Senior Center will feel like as you approach. With
Neenan’s 3D animation experts, you can help people see the facility long before
it’s complete. Images and videos can be created to help potential donors realize
your vision.
In addition to 3D renderings, the Neenan marketing team has worked with more
than 30 public organizations to pass bonds, apply for grants, and seek private
donors. The strategy is simple, empower people with information. On a 2012 bond
project in Ovid, Colorado, Neenan’s marketing team designed weekly postcards to
create a community-wide consciousness for the importance of the project. The
bond passed overwhelmingly.

Working in an Operational Facility
Neenan completed a 31,000 SF Third Floor Addition for the Department
of Veterans Affairs in Grand Junction. Neenan had to coordinate all aspects
of construction on top of an existing two story hospital for this addition.
Coordination was critical for the success of this project. From working off
hours and weekends, to stopping work for consideration of loud vibration
and noise affecting staff and patients below; Neenan completed this project
on time and achieved an “Excellent” rating from the USACE and VA.
Obstacles and considerations we faced for this project while building an
addition on top of an existing occupied building:
• Coordination with multiple departments/groups below addition
• Coordination of access for staff, patients and visitors during
construction
• Vibrations and noise control
• Off hour work when required
• Control of exhaust fumes and fugitive dust migration
• Comprehensive infection control plan tailored to the prevention of
contamination of the existing facilities
• Indoor air quality plan and measures
• Sensitive equipment considerations located in existing facilities

Tom completed the structural design on the existing Fort Collins Senior
Center and he will be the Design Principal for JVA’s structural team. He
collaborated with Mike McDonald of JVA on the Fort Collins Museum and
Discovery Science Center. Tom will assist Mike in systems decisions and
provide quality control on the expansion of the Fort Collins Senior Center.
Tom has extensive design-build experience and he is an active member
of DBIA. He has worked on numerous community/senior center projects
throughout Colorado and his extensive knowledge of these facilities and

Mike McDonald. Principal-in-Charge
JVA Structural Engineering
Mike McDonald will be the primary structural engineering point of contact
on the Fort Collins Senior Center project and he will be the Principal
overseeing JVA’s structural team. He worked in JVA’s Boulder headquarters
until taking over the helm in 2005 as Regional Manager for the Fort Collins
office. Mike has over 18 years of experience with institutional building
projects that includes new construction, additions, renovations and
structural assessments. He was involved in the recently completed Fort
Collins Museum which was completed on a design-build basis. Mike’s
expertise in masonry and steel structures will prove invaluable to the Senior
Center expansion.
Jason Claeys
JVA Civil Engineering
Jason joined JVA in 2010 and has been working as a Project Manager out
of our Fort Collins office, leading our Northern Colorado civil engineering
efforts. Jason has worked within the City of Fort Collins for more than 9
years, and brings to JVA his relationships with City staff and knowledge
of the City approval process, design standards and goals, contributing to
efficient and successful project approvals. Jason’s experience is in a wide
breadth of municipal, residential, educational projects, and commercial
projects contribute to JVA’s strong presence in Northern Colorado.
Brian Robertson, Lead Electrical Engineer
Beaudin Ganze Consulting Engineers, Inc.
Brian actively mentors junior and mid-level engineers, fosters client
relationships, and develops new business, and is a major proponent of the
firm’s community involvement. Brian’s similar projects include Larimer
County New Alternative Sentencing Department Building, Larimer County
Sheriff’s Office Remodel, Larimer County Human Services Offices, 7
Generations Office Park, and Miami-Yoder School Remodel and Addition.

Is a professional mechanical engineer, and started Integrated Mechanical in
October of 2003. I obtained me degree in December 1991, and have been a
Professional Engineer since August of 1997. I started my education at Fort
Lewis College in Durango, and then transferred to CSU in the fall of 1989 to
finish my engineering degree.

Safety Process incorporates behavior-based safety concepts. All
of the components are interrelated and designed to function
together in support of the overall mission to create a safety
culture where Neenan Project Teams focus on Environment,
Behavior and Person factors to ensure that the safest building
process continually improves.
Our full-time Safety Director takes pride in working with all of
our Superintendents, Project Managers, Architects, Estimators
and Subcontractors to ensure that they meet our expectations
and exceed the OSHA standards. The Site Superintendent - who
initially receives 50 hours of safety training on specific topics
before they can independently supervise a project - champions
the safety process on each project site. Their efforts are supported
