Works closely with owners to assess their needs and assist with any value engineering for the project. Has overall responsibility for quality control. Constance Dohn Principal/Risk Manager Responsible for the financial health of the Company and mitigating risks. Oversees the fully-integrated accounting and job costing systems. Handles risk assessment, accounts receivable and payables, and coordinates job costing and field reporting. Brett Brown LEED® AP Field Operations Manager Monitors, coordinates and leads Dohn Construction’s superintendents to effectively manage their projects insuring that quality, safety, and schedules are not compromised. Manages team of carpenters and labors to successful completion of all self-performed work. Oversees Dohn’s warranty program to ensure customer satisfaction. Reviews construction documents for constructability and assists with value engineering concepts. Manages the overall company safety practices of field sites and coordinates job site recycling and waste diversion. Todd Annand LEED® AP Preconstruction Manager Manages preconstruction services and coordinates estimating activities alongside the Project Manager. Conducts project development interviews with clients as well as preliminary cost estimating and scheduling. Works closely with architects and engineers to progress drawings from conceptual design to working construction documents, while maintaining cost control. Incorporates LEED® and Green Building design practices for overall building life cycle cost savings. Brian Blake Chief Estimator Coordinates and supervises all company estimates and pre-construction proposals utilizing Timberline estimating software and On-screen take-off software. He provides technical assistance for project scheduling, change orders, and reviews all final estimate packages. Assists owners and architects in evaluating preliminary plans, value engineering options if needed and determining permit and development fees. John Rehmer Senior Project Manager Manages all aspects of projects from start to finish including coordination of preconstruction services. The new HVAC system is a four-pipe system consisting of air-cooled chiller, high efficiency boilers, circulating pumps, piping and terminal fan coil units. Corridor ceilings were also removed and replaced to allow for the installation of new HVAC piping and electrical conduits. Miscellaneous patching and repairs to damaged surfaces were done in each room after the installation of the new HVAC system. The campus was at full capacity during construction and there was no space to relocate residents for extended periods of time. We worked closely with Belford Waktins, the Good Samaritan Society, and the Bonell staff members during preconstruction and construction to coordinate construction activities in order to minimize disruptions to residents and staff. During the day, we moved a limited number of residents out of their rooms but made sure that they were able to return to their rooms every evening. The new façade emphasizes curb appeal outside the building by replacing the dated and worn green tiles with brick that better matches the architectural style on campus. The exterior work improved the energy efficiency of the exterior walls by 300 percent with the addition of insulated foam behind the brick and new, energy-efficient windows that lower utility costs and increase the thermal comfort of residents. The new windows are double pane with a high performance low e-coating, making them 400 percent more efficient than the original windows that were installed in 1962. Sustainable efforts for the project also included recycling the aluminum on the old windows and utilizing local brick made in Pueblo, Colorado. During construction CSU added a new temporary dinning facility to our scope. T-Dex is a unique, custom-built, movable dining center for students. The 2,112 square foot, wood framed eatery has a full commercial kitchen and an outside deck for eating. Some design elements of the unit included the use of corrugated sheet metal and bright colors, which were part of trying to create a fun, casual space. The location also features exposed plywood ceilings and corrugated sheet metal counters. A Business Center and supporting equipment were included in the project to help patrons with job searches, provide business reference materials and host small meetings. Public computing areas were greatly expanded and enhanced, including computer training space and a room for making electronic media. The complex roof design incorporates engineered trusses with extensive over framing to provide a large gable appearance with multiple dormers. The exterior finishes include glue-laminated timbers, stucco, and manufactured stone. The living quarters provide space for five separate bunkrooms, a break room/gym, storage, laundry, and a mechanical mezzanine. There is a full kitchen with complete stainless steel casework, countertops, and appliances. Also included is a safety shutoff gas connection that will turn off the kitchen gas supply when a response call is activated. CLAIMS: In May 2012, Dohn Construction, Inc. (DCI) as well as the Windsor-Severance Fire District were named defendants in a Complaint by a materials supplier on this project. The supplier had provided materials to a material supplier contracted by DCI. DCI had previously paid their contracted material supplier and had no knowledge of the sub-tier supplier. The District had advertised the Final Settlement Notice for all claims on the project and stipulated that final settlement would be December 26, 2011. In September, 2012, the Court dismissed two of the three claims and rejected the remaining claim. The Court will allow the Plaintiff to amend the remaining claim if the Plaintiff wishes to continue the suit. PROJECT BUDGET AND COST CONTROL PROJECT BUDGET AND COST CONTROL Dohn Construction uses many tools to manage costs; the primary ones are Viewpoint, a fully integrated project management and accounting software, Timberline Estimating Software and On-Screen Take-Off. The key to good cost management is to start with a good estimate and to utilize quality subcontractors and vendors. Dohn Construction begins this process with a thorough prequalification of potential subcontractors. We review this information as well as the company’s financial statements and current workload. References will also be called to verify the quality of the subcontractor’s work. John Rehmer, Brian Blake and Todd Annand will perform a detail scope review with all bidding subcontractors to verify that all bids are complete and match the plans and specifications. The estimating team, using on screen take-off software, will complete many detailed take-offs. These take-offs are used for material pricing and subcontractor scope verification. Once all of the subcontractor’s bids have been analyzed, the low bidders are asked to provide a schedule for their work to determine if it will fit into the overall timeline. If necessary a commitment for more manpower or a different subcontractor will have to be used to fit the schedule. VALUE MANAGEMENT Value Management is a big part of the preconstruction services we offer. Value management is often confused with cost reduction. The distinction, however, is very important. Value management is a systematic process used by the team with multiple disciplines to improve the value of a project through the analysis of its functions. Cost reduction, on the other hand, only considers the first set of costs (i.e. construction costs vs. lifecycle costs). Because of this, we dedicate the extra time and resources to value management. Value management can be applied during any stage of a project’s development cycle, although we feel the greatest benefit and resource savings are typically achieved early in the development during the conceptual stages. Early application helps to get the project started in the right direction, and repeated analysis help to refine the project’s direction based on new or changing information. We carefully evaluate every detail of a project plan, from civil engineering drawings to the interior finishes to ensure our client receives the best possible value. These methodologies are applied more than once during the life of the project, ensuring continued quality, cost analysis, and creativity. The main components of our value management program are:  Identification of areas of review. Each team member critically examines the design drawings and specifications. The ideas formulated during this time focus on areas of the design that could take advantage of new products or processes, different materials, simplified systems or revised details  Brainstorming session. Team members from multiple disciplines collaborate on ideas and thoughts. The goal is to put as many options as possible on the table. The team should be inspired by others’ thoughts and may come up with unique additional ideas due to the context of the discussion.  Analysis of each recommendation. The team sets up criteria to evaluate each idea. The alternatives discussed in the brainstorming sessions are tested against the criteria. Once the proposal has merit based on the functional requirements, then costing analysis is applied to the components.  Quality analysis. By evaluating the overall project as well as the individual aspects, the team is able to identify the level of quality required for the project. Materials and assembly methods must be considered and reviewed to meet the expectations of the project. Alternatives are presented that may or may not reduce the cost. Other considerations that take place in all of these sessions include lifecycle analysis, constructability and sustainable impact. This process and experience promotes a teamwork environment and develops a sense of enthusiasm towards building a better, more cost effective overall project. COMMUNICATION Open and honest communication from all parties is the key to the success on any construction project. Print Date: 2/22/2013 CONSTRUCTION SEQUENCING AND SCHEDULING CONSTRUCTION SEQUENCING AND SCHEDULING Microsoft Project is used to create and graphically illustrate all schedules and phasing plans. The field operation manager, Brett Brown, project manager, John Rehmer, and superintendent, Bob Adleman or Nate Brock, prepares and manages the overall project schedule. A very detailed critical path schedule is prepared using input from the major subcontractors. They will also collaborate with Belford Waktins and Poudre Fire Authority to include all activities that must be achieved in order to allow the facility to function without interruption to its daily operations if need be. During construction, Bob/Nate will prepare a three-week lookout schedule each week using information contained in the overall schedule; after conducting weekly foreman meeting with the subcontractors. These three-week schedules automatically update the overall project schedule. Brett, John and Bob/Nate meet weekly to review three-week schedules as well as the overall project schedule to make sure the project stays on track. These schedules are both reviewed at the weekly owner, architect and contractor (OAC) meeting. Dohn Construction has extensive experience working on projects that have fast tracked schedules. During the past two summers, we have completed several projects on the Colorado State University campus that required fast tracked schedules and hard deadlines due to students returning for the fall semester. We view everyone involved with the building process, from designers to subcontractors and employees, as a team. By instilling an atmosphere of ownership and pride, we are able to create the environment that encourages cooperation and innovation promoting a high level of craftsmanship. Quality assurance begins with a thorough review of all the construction documents at the onset of a project. This gives the team a chance to ask questions and get clarifications from the design team. Our project manager will coordinate preconstruction and will make inquiries from major subcontractors to ensure constructability. Throughout the construction process, the field superintendent continuously monitors quality control. We use the following measures ensure a quality project.  Constructability Review Meetings are held with design team, owner, field operations manager, project manager, and superintendent to review plans looking for product compatibility, missing details, problematic details, and opportunities for improvement.  Pre-Qualifying Sub-Contractors All subcontractors are required to complete the AIA A305 Contractor’s Qualification Statement. Dohn Construction will review this document as well as the company’s financial statements and current workload. Dohn will then verify the quality of the subcontractors work by calling on references.  Shop Drawings Review and Coordination Dohn Construction will create a submittal log and schedule based on the construction documents. We use the shop drawings and product information to look for compatibility of materials, continuity of finishes, and potential issues. Dohn Construction will conduct an in- house review of submittals and compare these against the construction documents, plans and specifications.  Mock Up’s This is a good opportunity to review product interfaces and continuity. Not only is this is important for exterior items like the flashings, drainage plains and air barriers, but also for ensuring interior products and finishes are well thought out and compatible with each other.  Pre-installation Meetings For all interior and exterior finishes it is important that we have a clear understanding of what needs to happen, as well as identifying our expectations. We require that the actual installer be present for the meeting not just their foreman. The quality and finish of the substrate are also reviewed for the installer to make sure we have the right product in the correct condition for them to do their job properly. This is also a good time to review how to safely perform the work.  Cover up Inspections Prior to covering up anything we inspect the installation to make sure the directives that were set forth in the pre-installation conference were carried out.  Inspection Check Lists We utilize a variety of checklists to make sure everything is being thought of and meets our standards of quality. These lists are constantly updated as we encounter new problems or building techniques change.  Post-installation Review Review what worked well and what did not for future projects benefit.  Punch Lists It is the goal of Dohn Construction to minimize the punch list process as much as possible. To achieve this, we pre-punch all of our jobs. The superintendent and project manager walk each area and create a list of items needing attention. This list is distributed to all of the subcontractors and is posted on the door to a room or area. The posted list includes the item needing corrected, who is expected to correct it and a location for the corrector to sign off when the correction has been made. Once the pre-punch list items have been addressed Dohn Construction will walk the rooms with the owner and architect to prepare the final punch list. By pre-punching and correcting the items before the OAC meeting, we maximize the efficiency of the punch list process and minimize the amount of time it takes to complete the job after Substantial Completion has been achieved.  Owner Trainings It is important that an owner is properly trained on how to use the newly installed equipment. Dohn Construction will schedule owner trainings based on the owner and facility manager schedules. We encourage training on all aspects of each system and provide video recording of the trainings, when requested, for later reference.  System Commissioning There are varying levels of commission needed depending on the project sophistication. At a minimum, a though walkthrough with the designing engineers and the installers will be conducted to make sure that the integrity of the design. The use of third party commissioners to verify, test and balance the system and work them in a variety of ways to ensure the job is done properly is encouraged.  11-Month Walk Through A walkthrough 11 months after the date that Substantial Completion was achieved is encouraged on all projects. Dohn Construction will make a detailed list of items needing attention and promptly get them resolved.  As Built Drawings As built updates on all of our projects are done weekly. Superintendents are responsible for ensuring that subcontractors are keeping proper as built drawings. Dohn Construction understands the importance of providing owners with accurate and detailed as built drawings for reference in the future. The specification book is also updated to indicate brand and type of materials used for all the divisions of work.  Operation & Maintenance Manuals Dohn Construction starts the O&M manuals process during the submittal process to ensure that a complete and comprehensive O&M book can be turned over to the owner at the time of substantial completion.  Warranty Calls Dohn tracks all callbacks by superintendent, project manager, subcontractor, and building type to identify weak links in our system and areas that need special attention. All of the callbacks are run through the field operations manager to ensure that the callbacks we do get are responded to quickly and resolved. Continuous improvement means making every job better than the last one. The attitude of continuously improvement can be seen at every level in our company – from laborers on the job to upper levels of management. Seven Generations Office Park, built by Dohn in 2008, achieved a 90% landfill diversion rate. Thus, over 119 TONS of materials were diverted from landfill. Working directly with our customers to help manage the LEED documentation process and to recommend the proper rating system allows our clients the ability to achieve the highest certification level possible and lower operating costs once the project is complete. Our in- house LEED Accredited Professionals are here to provide the expertise needed to ensure a successful LEED project. Dohn’s LEED resume includes the platinum rated Seven Generations Office Park and Bethke Elementary School in Timnath, CO which is the first in the nation to achieve the LEED for Schools Gold rating. Attached is a list of our LEED projects. SPECIFIC GREEN PROJECT COMPONENTS Rocky Mountain Innovation Initiative A 30,000 square foot office building that was completed in December, 2010. The building is LEED Platinum rated. The building was a multi-tenant office building with over eighty leasable units. The building incorporated high efficiency building envelope systems as well as energy efficient mechanical systems and solar photovoltaic panels. The solar panel system generates over 30 KW of power, which contributes 27% of the total annual energy used by the building. Over 20% of the building's materials were manufactured and extracted locally and over 30% of the building's materials came from recycled content; as defined by LEED. During the project, 80% of construction debris was diverted form the landfill. The building envelope consisted of rigid insulation sheathing as well as spray-foam insulation on the interior wall cavities which formed the building's air barrier. Over half of the wood use on the project was FSC certified, which qualifies for one point under the LEED rating system. Brendle Group 212 West Mulberry is an office building that received LEED platinum certification. The project is an office building that incorporated a high efficient building envelope system with use of efficient mechanical systems and solar photovoltaic panels. The project used 3 different types of solar panels that were integrated into one system. The building used a tank less water heater and air source heat pumps. This building incorporated all low-e glass for glazing and fiberglass windows for efficiency. All of the adhesives and glues used on the project were low VOC to reduce chemical off gassing within the space. Colorado State University Rockwell Hall A 50,000 square foot higher education building on the campus of Colorado State University. This project is LEED gold certified. The project included materials that were extracted and manufactured locally for over 20% of the materials on site. The project also had over 20% of the material were made form recycled content. The building used one air handler unit to feed the entire building and was fed from the campus' central steam power plant. All of the plumbing fixtures were low-flow and use much less water than conventional plumbing fixtures. All of the adhesives and glues used on the project were low VOC to reduce chemical off gassing within the space. Over half of the wood use don the project was FSC certified, which qualifies for one point under the LEED rating system. Seven Generations A 10,000 square foot office core and shell building. The project was the first LEED Platinum certified building in Northern Colorado. The building included solar photovoltaic panels on the roof and a under floor air distribution system to feed the building. The raised floor panels were all re- used from a local source. Over 75% of the construction waste was diverted from the landfill. The building achieved the credit "buildings that teach" for all of it's press and education outreach it had on the Northern Colorado community. Bethke Elementary School The first LEED for Schools in the country. It was certified in 2008 just after LEED for Schools became a LEED rating system. It achieved a certification level of Gold and was made of over 20% regional materials. The materials used in the project were also made of over 20% recycled content. The building also included native vegetation landscaping and a pervious parking lot. All of the plumbing fixtures were low-flow and use much less water than conventional plumbing fixtures. The building's envelope system was very efficient and included the use of a roll-on moisture and vapor barrier, which was new technology at the time. The Children’s Village This children's botanical garden located in Cheyenne, Wyoming was one of the first LEED Platinum certified buildings in Wyoming. The building was a remodel of an existing pole barn and incorporated a lot of locally produced materials and re-used materials. The building's education and outreach contribution tot he public has awarded the building with the LEED credit of "Buildings That Teach". Poudre Valley Medical Fitness Center A commercial interior that received the LEED CI Certified rating. The interior space is located within the Marina Plaza Medical Center in Windsor, Colorado. The Core and Shell building is also LEED Silver certified. The interior space of the boiling was constructed with materials that contain over 10% recycled content. All of the adhesives and glues used on the project were low VOC to reduce chemical off-gassing within the space. Over half of the wood use don the project was FSC certified, which qualifies for one point under the LEED rating system. ENERGY REDUCTION SYSTEMS Dohn Construction, Inc. During the summer of 2010, Dohn Construction took advantage of the “Recharge Colorado Renewable Energy Rebate Program” and installed a 5.4 kW Ballasted Roof Mount, grid-tie Photovoltaic System on its office building located in Fort Collins, Colorado. Dohn Residence During the summer of 2010, Doug and Connie Dohn took advantage of the “Xcel Energy Rebate Program” and installed a 5 kW roof mounted Photovoltaic System on their private residence. Good Samaritan Village, Simla The Good Samaritan Society's facility in Simla, Colorado is an assisted living/nursing center, which has a vertical loop field for a complete geothermal system to replace the building's current LP boiler system. Can-America Drilling provided a vertical loop field consisting of 18 vertical wells to a depth of 400'. The geothermal field provides a complete mechanical system for the 12,000 SF building. The 30 tons of heating and cooling load for the building includes 37 water source heat pumps being fed by two 45gpm pumps connected to the vertical loop field. The previous domestic water system was run off of the boilers. This system was replaced by two 200,000 btu tank less water heaters connected to the existing piping for the building. Dohn Construction completed this project in July of 2011. Larimer County Solid Waste At Larimer County Solid Waste Dohn Construction installed a 3-zone horizontal loop geothermal system. The system was made from 2" HDPE piping and was done with 24" loops. This geothermal system served a 2,500 SF building. Poudre Valley Medical Fitness Center – LEED® CS Silver Private Residences (Three) Dohn Construction has installed three separate geothermal systems that have utilized a coiled loop in an excavated horizontal field that feed ground source heat pumps inside the building. Each of the systems are the primary mechanical system for the homes. All three of the systems were provided as design build through Dohn Construction, Inc. and Air Comfort, Inc. Windsor Police Station Dohn Construction installed a vertical loop field that included 18 vertical boreholes that were 300 feet deep, spaced 25 feet apart. Rocky Mountain Geothermal was the contractor that installed this geothermal field with Lind's Plumbing hooking up the system inside the building. This 3-zone system fed the mechanical system for a 19,960 SF police station. The Windsor Police Department took advantage of the “Xcel Energy Rebate Program” and we installed a 10 kW roof mounted Photovoltaic System on their new building. Having the field operations manager, Brett Brown, and superintendent, Bob Adleman/Nate Brock, involved in the initial scheduling during preconstruction will provide flags for any items that may require long lead times and address any issues of constructability. Project Manager, John Rehmer, will continue to be the team leader for the project, providing leadership and knowledge. Once construction begins, Dohn Construction demands a well-managed, efficient and safe job site. Full-time supervision ensures quality materials and acceptable methods are being utilized. The superintendent will be on-site daily and will manage the schedule and handle the on-site activity with the subcontractors and inspectors. Cooperation and communication with staff and the public are the keys to provide a safe work environment. Dohn Construction facilitates on-site weekly meetings with the architect, owner, and tenants to ensure proper communication and alert/prevent any scope or cost changes to the project, therefore keeping everyone informed and involved. We also provide routine safety inspections to ensure compliance with safety policies. During the construction phase we will:  Provide all supervision, labor, material, equipment and subcontract items, which are necessary for the completion of the project.  Maintain detailed cost accounting records.  Provide critical path scheduling.  Make payments to subcontractors.  Coordinate required inspections.  Manage LEED® certification, if desired.  Project documentation and start up.  Warranty work for a period of one year. As the project begins closeout, Dohn Construction will compile all necessary documentation. Additionally, start-up and training will be scheduled with the owner to ensure a seamless transition to the end users. EXPERIENCE WORKING IN EXISTING FACILITIES Dohn Construction has extensive experience working with facilities that remain open throughout the construction process. (DCI), we believe it is our duty to provide our employees and subcontractors with a safe work environment. This is accomplished by eliminating as many hazards from the work place as possible and by educating both employees and subcontractors on safety. Management believes that safety is a culture that needs to permeated the entire organization and be nurtured. All employees receive an orientation, including a handbook, of our safety rules and policies upon employment. Employees are responsible for working safely and productively. This includes being aware of job hazards, following safety standards and using issued personal protective equipment. Subcontractors are required to adhere to DCI’s safety policies while on our jobsites. Subcontractors are issued a Subcontractor Safety Handbook and they attend weekly safety training provided on our jobsites. In addition, DCI recognizes that a successful safety and health program must have total employee and subcontractor support. We encourage anyone on our jobsites to notify the job superintendent of any unsafe conditions or practices. The safety program has management’s highest priority, support, and participation. Superintendents are in charge of daily safety on their jobs, as well as conducting safety training on the jobsite (Toolbox Talks). In addition to the superintendent’s daily inspections, a safety consultant performs monthly inspections of the jobsites. These consultants are available at all times for inspections or to answer any questions that may arise. The emphasis place on safety has had positive results. Dohn Construction is pleased to report that we have had only two reportable OSHA violations (both classified as “Other”) in the past 5 years. Our safety record for the last five years has been excellent. We also have the ability to self perform various other aspects of the project. These include but are not limited to:  Demolition  Rough and Finish Carpentry  Interior trim  Doors and hardware installation Being focused on value, we competitively bid every aspect of the project except supervision. We do not self perform any work until an independent subcontractor has bid the work. We then evaluate each bid and the subcontractor’s scope. If we feel we can provide a better service, at a better rate then and only then will we self perform the work. For these projects Dohn Construction estimates that 5-10% of the work will be self-performed. LOCAL SUBCONTRACTOR INVOLVEMENT As a local contractor, it is imperative for us to involve the local subcontractor community as well. We understand the difficulties and competitive nature of the construction industry but it is always a priority to encourage the local subcontractors to become involved with our bidding process. Dohn Construction estimates that 95% of the subcontractors involved with this project will be Northern Colorado subcontractors.
