Dear Linda:
The following comments have been received from the Stormwater Utility, with
respect to the Platt Farm PUD Preliminary plan
1. Drainaee Report:
- Report must be signed and sealed.
- Include vicinity map.
- Are there currently any historical flows into the Pleasant Valley and
Lake Canal? Will there be any after development?
- Please verify your assumptions with the report done by RBD, Inc. for
the Weber Junior High site.
- The various detention options proposed will need to be negotiated prior
to final submittal. The on -site detention option shown on the plans is
acceptable.
- Off -site drainage easements will be required for the swale north of
Troutman Parkway.
Size outlet pipe of pond for the on-s.ite rate only. Off -site flows should
be released over a spillway.
- A hydraulic gradeline analysis will be required for the storm sewer at
final.
- See additional comments in the redlined report.
2. Utility Plan/Plat/Grading .Plan:
Not all existing facilities are shown. Indicate sizes, inverts, materials,
etc.
- Show all existing and proposed drainage easements.
- Identify the Pleasant Valley and Lake Canal and its easement on the
grading plan.
- The ditch company will have to review and approve the final plans.
- Address erosion control at final.
- Replace crosspan on "A" Street with inlets and storm sewer.
- Show approximate area of detention pond.
- Show more flow direction arrows.
- City will maintain channel along Regency Drive, but not the open space
areas nor the detention pond.

3. Landscaoina Plan:
- Trees are shown in the channels. Show a channel crossection with the
water surface level and the tree location with respect to the high water
line.
