A landscape plan for Lot 2 of the subdivision is being prepared. RAM Electronics informs me that they have retained Bath Landscaping to prepare the plan for submittal with their tenant finish building permit. They anticipate that this submittal will be made within the next two weeks. 2. Stormwater Utility's comment concerning changes to the existing site is understood. The intent of the site reconfiguration is to add landscape islands in the parking areas, and around the site perimeter. This will reduce the impervious area and the resulting runoff of the site. 3. It is the intent of the project to use the existing water and sewer services to the existing building on Lot 2. At such time that Lot 1 is developed, a utility service plan will be submitted. 4. RBD has reviewed U.S. West's easement requests with them and the current property owner. It has been agreed to show a 10- foot utility easement along the north edge of Lot 1 and the east edge of Lots 1 and 2 with the understanding that landscaping can be placed within the easement area. 5. Survey monuments have been set where pk nails were found. The plat has been revised to reflect this. Other offices: Denver 303r458-5526 • Vail 301476-6340 • Longmont 3031678-9584 0 E 6. The plat has been revised to show the requested right-of-way on Riverside Avenue. 7. "Plat of...." has been added to the plat. 8. Street right-of-way for Prospect has been shown on the plat. 9. The 8-foot utility easements have been increased to 15-foot along Prospect and Riverside. This is done with the understanding that the easements can be used for compliance with the landscaping requested under item 1. Three copies of the revised plat are submitted.
