Please consider this letter as a follow up to the conceptual review comments. The parking lot must be setback from Vermont Street an equal distance as the building. According to Section 29=492 (c) (page. 2016.1 of the Zoning Code): "In the R-H High Density Residential District, permanent open off-street parking areas shall not be located any closer to a public street right-of-way than the distance by which the principal building is set back from the street right-of-way. This provision shall not be construed to preclude temporary parking in driveways." If, for reason of hardship, this setback cannot be met, a variance may be applied for to the Zoning Board of Appeals. Please contact the Zoning Administrator, 221-6760, for details on this appeal procedure. Please feel free to call the Planning Department, 221-6750, if there are any further details or questions. Sincerely: Ted Shepard City Planner 300 LaPorte Avenue • P.O. Box 580 • Fort Collins, CO 80522-0580 • (303) 221-6750
