Oak St. --- Petitioner: Don Richmond, owner --- Zone: RH -- Section: 29-203 (1), 29-203 (2) ° --- The variance would reduce the required lot area from 12,000 square feet to 11,000 square feet, and reduce the required lot width from 100 feet to 55 feet in order to allow the conversion of a duplex to a professional office with an upstairs apartment. The property is in the RH zoning district. --- Petitioner's statement of hardship: This lot has been in this configuration for approximately 90 years. The use is a permitted use in the RH zone. There are very few lots in this zone that would meet both the lot area and width requirements, and a number of other lots in the immediate vicinity have received similar variances. There is presently a home occupation at this location, so very little would change as use of the property goes. --- Staff comments: Similar variances were granted for non- residential uses in the RH zone in this area for 416 W. Oak, 419 W. Oak, 424 W. Mountain, and 402 W. Mountain. Other variances have been granted in other areas of the RH zone.
