P.O. Box 8915 Fort Collins, CO 80525 Dear Anita: I have reviewed your letter dated May 23, 1991 and the accompanying floor plans of the building at 1629 Blue Spruce in Fort Collins. Based on your explanation of IEM, Inc's proposed use of the building I am classifying the use as being principally an office. The assembly portion of the business is classified as an accessory use. Since the previous use of the building was also classified as an office, your occupancy of 1629 Blue Spruce will not constitute a change of use. Therefore, improvements to the property which had previously been discussed will not be required. Please keep in mind though that if your operation should change in character in the future, it may be necessary to examine the issue of change in use once again. While improvements and changes to your site are no longer required, it is still necessary that any modifications you may desire to make must be approved by the appropriate City or government agency. For example, if you intend on closing off the parking lot access. between your building and the adjacent office building, it will be necessary to gain approval from the Poudre Fire Authority. —They have evidently expressed some concern about how this might affect required emergency vehicle access to the two buildings. Please feel free to contact me whenever you have questions about your use of 1629 Blue Spruce. College Fort Collins, CO 80524 RE: 1629 Blue Spruce Dear Peter: Thank you for explaining to me the reasons for the landscaping requirement on the permits for the above building. I am sorry this all came up at this llth hour. I feel there is a need to fully explain what IEM will be doing at this site. We purchase components from.large corporations like HP and Sony. We have our sheet metal work subcon- tracted to an outside firm, and the PC boards are subcontracted to other companies in Colorado. What we do at this site is light assembly, which consists of taking the components and assemblying, boxing and shipping them. The building at 1629 Blue Spruce has 30,672 square feet, of which 480 sq.ft. (approximately 1.5%) is used for assembly. The rest of the building will be occupied by engineering and development, administration, advertising and marketing, sales, personnel, shipping and storage. Our business does not have incoming traffic, since we are not in retail or direct sales and service. Most of our products are shipped out of the state, 40% is exported to international markets.
