The Colorado Department of Transportation proposes to purchase
a portion of Lot 4 of the City of Ft. Collins' East Vine Streets
Facility P.U.D. The parcel has been tentatively identified as Lot
4-A, subject to the City's Planning and Zoning Board's approval of
the revision to the present P.U.D. plan, and will be 108,900 sq.
ft, or 2.50 acres. The revision to the P.U.D. will further provide
for a change in the access road along the southern portion of the
P.U.D.
C.D.O.T. has completed an appraisal of this parcel, a copy is
enclosed, which concludes in a value of $1.25 psf for a value of
$136,125.00.
The city has informed C.D.O.T. that it intends to extend
Redwood Ave. to the north of Vine Drive and will require a portion
of C.D.O.T.'s present maintenance facility as right of way. The
City's engineering staff has prepared a legal description for the
needed parcel which totals 35,691 sq. ft. and will include one of
the steel garage buildings within the acquisition.
This parcel has also been appraised, as a part of the entire
ownership, and a copy of that report is _ehcl76sed7—The—values
indicated in the report are as follows:
* Land (35,691 sq.ft.) @ $1.00psf $35,691
* Building (2688 sq.ft.)-depreciated $51,075
* Chain Link fencing-420 ln.ft. $ 3,450
Total for R/W $90,216
Per our verbal agreement, C.D.O.T.'s offer for the purchase of Lot
4-A would reflect a credit for the value of the Redwood Ave. R/W.

Accordingly, C.D.O.T.'s offer for Lot 4-A is:
Lot 4-A $136,125.00
less Redwood Ave. R/W $90,216.00

$ 45,909.00

This offer for purchase is specifically conditional upon the
final approval of the revision to the present P.U.D., and upon the
results of soils and groundwater testing, to be conducted by
C.D.O.T.'s consultant, being acceptable to C.D.O.T.Is environmental
staff.
