7 North, Range 69 West of the 6th Principal Meridian, City of Fort
Collins, Larimer County, Colorado, being more particularly
described as follows:
Considering the East line of the' North Half of said Section 12 as
bearing South 01041100/1 West from a Aluminum Cap in Monument Box at
the Northeast corner of said Section 12 to a Aluminum Cap in the
Monument Box at the East Quarter corner of said Section 12 and with
all bearing contained herein relative thereto:
Commencing at the Northeast corner of said Section 12; thence along
said East line South 01041100/1 West, 77.27 feet; thence along the
Southerly line of the Burlington -Northern Railroad right-of-way
North 90000/00/1 West, 877.56 feet to the POINT OF BEGINNING;
thence, South 00000100/1 West, 471.42 feet; thence, North 90000100/1
West, 1170.02 feet; thence, North 00000100/1 East, 471.42 feet to
the Southerly line of the Burlington -Northern Railroad right-of-
way; thence along said right-of-way, South 90000100/1 East, 1170.02
feet to the Point of Beginning.
The above described tract of land contains 12.662 acres and is
subject to all easements and rights -of -way now on record or
existing.
