Preliminary Revisions
Dear Ted:
This letter is in response to staff comments of February 13, 1995,
regarding Paragon Point V P.U.D., Preliminary. The response
numbers correspond to those of staff comments. Those not noted will
be addressed by the project engineer.
3. The project engineer has indicated that this phase of construction
will not cause a conflict with the U.S. West line.
5. ROW width has been modified to a full 54 feet.
6. The site plan indicates 0.08 acres of fill. Runoff enters the
adjacent open space in three areas. The topography of the site
allows flexibility regarding the volume of water entering at each
of these points. The wetland consultant and project engineer
will provide a letter regarding the impacts of development. The
Corps of Engineers has reviewed the wetlands delineation, and a
nationwide permit has been applied for.
7. Trees have been relocated out of the swale.
9. A 9-foot easement has been indicated behind the 54-foot ROW.
This allows a 13-foot easement in back of the walk. The
extension north has been shown.
10. Planting notes specify that trees will be located to provide the
required clearance to the PSCO easement.
11. Blanket easement has been indicated. It should also be noted
that lots 6 and 18 are interior lots of quad-plex's. An easement
has been shown on lot 8.
12. Street trees have been shown as requested. They will be
specifically located to avoid conflict with street lights.

13. A status report regarding the wildlife plan has been attached.
14. Finch Court has been constructed with full 36' of asphalt in
order to provide on -street parking in addition to garages and
drives. South Fort Collins Sanitation District has locational
requirements that are impractical to meet.
15. The planner has attempted to resite lots 7 and 19 to provide side
garage entry. The clearance would not permit driveway parking
in front of the garages, causing a loss of off-street parking.
16. There are 8 duplex lots on the site, which are subject to the
solar ordinance. Of the combination of duplex and 4-plex lots
on the site, 6 units meet the solar requirement. Therefore, the
compliance rate is 75 %
