College Ave. Fort Collins, CO 80522 RE: Fossil Creek Office Park East PUD / Combined Preliminary -Final Dear Staff members and P&Z Board members: Fossil Creek Office Park is comprised of lots 9-11 in the existing Cameron Park Subdivision. These lots are fully platted and are fully developed. We are addressing the PUD condition which was attached to these fully developed lots when they were brought from the county into the city. We are aware of the city's potential plans to acquire the 38 acres to the south of this site as open space and as an essential link in the proposed feature Fossil Creek bike path. The buildings which we propose for this site are small low -scale buildings sited in a manner which fits and makes use of existing contours and are highly compatible with on -site and adjacent natural resource features. The style of architecture and the small scale of buildings we are proposing will result in an excellent transitional use on this site from the likely higher intensity commercial development at the north from the proposed 38 acres open space at the south. We have met several times with Natural Resources, including two on -site meetings, and have carefully considered their input and modified our plans for maximum sensitivity to natural resource features both on the PUD site and in the natural area open space to the west. Our goal with this PUD is to provide ownership opportunities for small and medium size business owners with 1,100-6,000 square foot office townhouses with their own front door and top quality architectural design in a first class office park. This is a need that, in our view, has not been met in the past due to challenges relating to the economics of development and construction and the challenge of financing small office buildings successfully and for a reasonable cost. 3307 South College Avenue, Suite 200, Fort Collins, CO 80525 • (303) 226-5000 - Fax (303) 226-5125 Parking flexibility in this PUD will be enhanced by the use of blanket cross easements throughout the PUD. This also permits the clustering of office buildings in a matter which best fits the site and allows parking to be located with maximum sensitivity to natural resource features. We respectively request that this PUD be expeditiously approved and that these lot owners with vested property rights (and no other use except for office as per the Subdivision Covenants) be allowed to build.
