Attached are five prints of the Tower Shoppes Final PUD for Lot One and Lot Three,
revised in response to Staff Comments. Specific responses include:
5. It is our understanding that the site drainage for the Tower Shoppes does
conform to the findings and assumptions made for the new school, and does
conform to the adopted Master Drainage Plans. Because there is no need for
an amended Master Drainage Plan for the Tower Shoppes development, Tower
Shoppes cannot be held responsible for another developer's need to amend the
Master Drainage Plan, and his ability - or lack thereof - to complete that
amendment.
8. The anchor tenant building is not anticipated to be classified as "unlimited"
under the UBC.
25.-31. The vehicular and pedestrian circulation for Lot 3 has been redesigned as
suggested by Staff. Handicapped parking stalls, bike parking, and landscaping
have also been improved.
32.-34. The architectural design of the fast food restaurant has been revised to be more
compatible with the overall center through the use of sloped roof elements,
gables at entries, and matching materials. The internal illumination of the
building is not expected to be any greater than that found in other "storefronts"
of retail buildings around Fort Collins.
The indoor play area is accessory to the fast food restaurant; not proposed as
a primary use. A fast food restaurant with an accessory play area does seem
to be a use "traditionally located along major arterial streets." appropriate to
be included in a Neighborhood Center as defined with Point Chart B. Making
Tower Shoppes more appealing to neighborhood families with young children
also seems to be a positive attribute of the center.
35.- 37. We had understood that proposed locations of ground signs should be shown
on PUD site plans. Areas for wall mounted signs have been clarified, and noted
that such signs are to meet City Sign Code requirements.

Ten sets of prints, reductions, and color renderings will be submitted by May 1 5th, as
required for the May 22nd P&Z hearing.
