RE: Signage at the Pinecone Apartments Convenience Store

In reviewing the question of the ground sign(s) at the Pinecone Apartments
Convenience Store, please consider that a strict interpretation of the requirements of the
Neighborhood Sign District will not result in a reduction of sign area. If not allowed to
complete the consolidated sign structure as designed, the'applicants will most likely place the
same sign components on two small pedestals - one at 451 to Vermont, and one
perpendicular to Timberline - with additional sign area added to bring each closer to the 32-40
sq. ft. allowed by code. If new signs have to be constructed, it is unlikely that they will
include enough brick to relate well to the brick walls proposed with the apartments.
The W. W. Reynolds Company is concerned that their efforts to integrate the
convenience store into the character of the apartment development will be diluted, and a more
cluttered streetscape created, as a result of inflexible enforcement of the new sign
requirements. We feel that allowing the consolidated sign structure to be completed as
designed in the PUD process, and requiring that no additional ground signs will be allowed on
the convenience store lot, is a better solution for all concerned.
