HomeMy WebLinkAboutPROSPECT AND COLLEGE HOTEL - PDP190014 - SUBMITTAL DOCUMENTS - ROUND 2 - SUPPORTING DOCUMENTATIONPreliminary Water Report for Prospect and College Hotel Fort Collins, CO Prepared For Saunders Commercial Development Company 1705 17th Street, Suite 350 Denver, CO, 80202 2/26/2020 Project No. 18111 February 26, 2020 Project No. 18111 PRELIMINARY WATER REPORT FOR PROSPECT AND COLLEGE HOTEL A PORTION OF LOT 2 OF FOX SHOPPING CENTER SUBDIVISION FORT COLLINS, COLORADO OVERVIEW NARRATIVE The proposed College and Prospect Hotel is located on a Portion of Lot 2 of Fox Shopping Center Subdivision. The site has a net area of approximately 2.0083 acres and is located within the city limits of Fort Collins. The proposed project will consist of a new 6-story hotel building with approximately 83,356 square- feet of gross floor area and supporting utilities consisting of storm sewer, sanitary sewer and waterline improvements. Surface improvements include a new paved parking lot, landscaped areas and concrete sidewalk surrounding the buildings. Part of the City of Fort Collins required improvements will include the extension of utility services from existing sewer, water, and storm drain that are not located within the boundary of Lot 2. The purpose of this report is to verify that the existing off-site 6-inch cast iron water main adjacent to- and west of the subject property is sufficiently sized to deliver adequate fire flow to the proposed building on Lot 2. 1. Existing and Proposed Water System The existing water line to be analyzed is a 6-inch cast iron main installed in 1969. This main connects to a newly installed 8-Inch PVC main in the adjacent property to the south and connects to an 8-inch main across West Prospect Road to the north. There is an existing fire hydrant at the northwest corner of Lot 2 (referred to in this report as “North FH”) and an existing fire hydrant approximately 250 feet to the south of Lot 2 (referred to in this report as “South FH”). P:18111_College and Prospect Hotel_Prelim Wat Rpt_2-26-20 2 2/26/20 Fire flow tests were performed by the City for the existing north and south hydrants with the results as follows: North FH: Static pressure: 85 PSI Residual pressure: 80 PSI South FH: Static pressure: 90 PSI Residual pressure: 75 PSI Flow Hydrant: Flowed Nozzle Size: 4.5 IN Flowed at: 38 PSI Flow: 2041 GPM Proposed services to serve the building from the existing 6-inch water main includes a 3-inch domestic service and a 6-inch fire supply line. A new fire hydrant is also proposed off the northwest corner of the proposed building. 2. Criteria and Assumptions The criteria used for the required fire flow was the Table B105.1 of the 2015 IFC. Based on the construction type of IIA, gross floor area to be sprinkled of 83,320 square feet and an occupancy group of R-1, the required fire flow was determined to be 4,250 gpm. Because the building will be sprinkled, a reduction of 75% was used to bring the revised fire flow to 1,063 gpm. 1,500 gpm at 20 psi residual pressure was used, however, since this is the minimum required. A maximum domestic peak demand for the building was assumed at 160 gpm, based on the plumbing fixture calculation and resulting peak water flow provided by G2 Consulting Engineers, Inc. Refer to calculations in the Appendix A Based on assumptions provided by the fire suppression designer at Total Fire Protection, a 6-inch fire supply line and a maximum demand for the sprinkler system of 750 gpm was assumed (fire pump assumed not to be required). Modeling and Results The following is a summary of the scenarios employed: Scenario #1: Static Condition The static scenario was modeled first, which established available water pressures for the site with no demands placed on the system. This model demonstrates that all pressure requirements are maintained. Scenario #2: Fire Flow and Peak Demand The second scenario was run with the peak hour demand of the proposed hotel and fire flow. 1,500 GPM was used at the proposed hydrant. An assumed value of 160 GPM for the peak demand of the hotel, and a value of 750 GPM was assumed for the fire sprinklers within the building. The modeling information is presented in the Appendix B. Based on the analyzed scenarios given the outlined assumptions, the existing 6-inch cast iron water main, from which the proposed domestic service, fire supply line and fire hydrant will be served, is adequately sized to deliver the required peak demand and fire flows for the proposed building on Lot 2. Scott/Gabe, Based on the flow test data provided a 6” fire service line to this building will be sufficient. This size assumes that a fire pump is not required, based on code and conversations with PFA I do not believe this building will need a pump. Below is the info I received from PFA, there is an outside chance that could change during drawing review, but it sounds unlikely. Let me know if you need anything else. Thanks Info from Poudre Fire Authority: “In buildings not classified as a high-rise building, manual wet standpipes are acceptable in accordance with NFPA 14 Section 5.4.1.1. Please keep in mind, if this project is being constructed under an alternative method that requires high- rise provisions be implemented (as is often done to address a lack of aerial access and addressed in development plan review), then NFPA 14 Section 5.4.1.2 and 5.4.1.2.1 will apply and all standpipes in the building are required to be automatic. If this building is not classified as a high-rise (by base building code definition or alternative methods), a manual standpipe is not required to have an automatic water supply capable of supplying 100 psi at the top. In accordance with NFPA 14 Section 7.8.1.2, manual standpipe systems are required to be designed to provide 100 psi at the topmost 3 outlet, but designed so fire apparatus can supply the needed pressure and flow.
