Design & Build
OPENING DATE: 3:00 PM (Our Clock) August 9, 2012
To all prospective bidders under the specifications and contract documents described
above, the following changes/additions are hereby made and detailed in the following
sections of this addendum:

EXHIBIT 1 - QUESTIONS & ANSWERS
1. Do detailed design intent drawings exist in addition to the sketches in the Schematic
Design Manual?
No.
2. What is the schedule for this project (final design; approval; fabrication; installation)?
TBD with selected Contractor.
3. Is the "Downtown sign system post' a standard, catalog product to which a custom
cap is added or is it completely custom? -
TBD with selected Contractor.
4. Is the content for the "You Are Here Information Sign" (map, fliers, etc) provided by
the City?
No.
5. How large is the area of the City that this project will occupy?
About 60 acres.
6. Will all 75 signs in the RFP be fabricated & installed at once or will they be phased?
TBD but would prefer to do a first phase or pilot project, and then do the rest.
7. Will bidder questions (& answers) be published?
Yes.
8. Who are the other bidders?
Not Available.
9. What is the basis for the estimated costs included in the Schematic Design Manual?
Does the City feel that these prices are reasonable? Is installation included in these
prices or are they fabrication only?
The basis is the drawings in the manual. They were for planning purposes only. It is
acknowledged that there are significant variables and value engineering issues that will
determine final costs, which may vary from the planning cost estimates listed. They were
intended to include installation.
10. Is there money allocated for this project in the current City budget?
Yes.
11. Please consider the following scenario as an alternative to your current RFP:
a. hire a design firm to complete Final Design, quantifying all materials, finishes &
details b. engage a fabricator during the Final Design process to provide budgetary
pricing for fabrication & installation (rather than pricing the signs now before the
design is complete c. value -engineer the Final Design package to suit your budget.

The City considered this at length. The problem is that some firms would like the
opportunity to bid on both the final design and the fabrication.
12. Are there existing signs that we are to match & if so can we look at them?
No.
13. Is there a spec for the sign (lamp) poles that we can get for pricing?
No.
14. There are two sizes of Parking Directional Signs & a quantity of 45 — which size shall
we price?
For proposal purposes, assume 15 of each of the 3 sizes shown.
15. We were wondering if there is a pre -bid meeting scheduled for this project?
No pre -bid meeting was scheduled.
16. Can you tell us which firm did the initial design sketches?
The Denver firm of Nuszer Kopatz was originally selected to do the schematic design work.
The firm has since closed.
17. Question concerns the "Review and Assesment", Cost and Work Hours: Is there an
overall budget cost that the project manager has estimated for the final design
services needed, as well as for the build/install of the signage shown in the schedule?
Or, is the 2009 dollar cost the only information available?
No, the City is seeking a characterization of cost in the proposals, and does not have an
overall budget cost for the design services needed. The way to approach cost information in
the proposal is to include whatever notes or explanations are needed regarding the
approach to the project and any important assumptions behind the cost proposal. Note that
even the 2009 dollar cost estimates were done for planning purposes only, with the
recognition that there are numerous variables to determine in final design.
18. Also, is there an estimated schedule to complete the final design process and then to
fabricate and install the signage? Will this be phased?
The approach and schedule should be part of the proposal. There is a high level of interest
in proceeding quickly. The City's project team would like to incorporate an initial phase or
pilot project to demonstrate and evaluate the system, and then proceed to completion, but
the approach and details will be finalized in collaboration with the contractor.
