As sole designer, provided programming, design, fabrication and installation of a new wayfinding and venue signage • package of this former Caesars Lake Tahoe property. Tokyo Disney Sea, American Waterfront/Mediterranean Harbor, Design Consultant. Full program design and historic aging specifications for venue, ephemeral and operational signage for two lands for this Walt Disney resort. Worked as sub -contract designer to Walt Disney Imagineering and participated in WDI design charrettes with Disney staff. Green Valley Ranch Casino Resort, Design/Build, Project Principal. Developed and implemented a comprehensive interior and exterior signage program for this $300M resort. City of Black Hawk, Colorado, Design/Build, Project Principal. Design and fabrication of a municipal gateway sign that was incorporated with an existing sculpture at eastern entry point into the city. Worked closely with city planners during development and presented to both city officials and public audiences. Paris Las Vegas, Design/Build, Project Principal. Designed, fabricated and installed 250+ themed venue, ephemeral and operational signs for this $630M casino resort that reflected the nature of the project's French/Parisian roots. Sole project manager and designer for a non-profit organization related to communities basic needs and self sufficiency services. Programming and environmental graphic design for Sister Carmen's new facility was provided. Scope includes Building Identification, Building Directory, Room Identification, and Exterior/Interior Donor Recognition Program. Town of Silverthorne, Community Revitalization Partnership Program, Design Communication Specialist. In association with the Downtown Colorado, Inc organization, Design Communication Services for a 2 Day Charrette providing technical assistance was held. This program entails a collective participation of City Department Heads, Town Council, Economic Development Committee, City Service Providers, Property Owners, Business Owners, Community Residents, that all get together with a team of Planners, Urban Designers, Economists, Marketers, and Funding Consultants to collaborate and ultimately generate a design solution proposal. Project included graphic documentation of town's existing conditions, results of focus group meetings, and design sessions dealing with resources, amenities, attractions, recreation, business development, and vehicular/pedestrian circulation. A final proposed design document was submitted to the town and a comprehensive presentation was created to be given at the public meeting. 3a. Responsible for pedestrian and bicycle connectivity from 72nd Avenue to the Little Dry Creek Trail. Responsible for conceptual design of bridge over Little Dry Creek. Larimer Street-1 Sth Street to 17th Street, Denver, CO, Urban Design Lead. Responsible for the design, public involvement and construction documents for the streetscape improvements. This important streetscape interfaces with Larimer Square and the 16th Street Mall. Design elements include paving pattern, pedestrian lights, and trees. Fort Carson Pedestrian and Low -Impact Vehicle Master Plan, Colorado Springs, CO; Project Manager. Fort Carson Army Base is committed to creating a sustainable post. To achieve this, a 25-year Sustainability Master Plan has been adopted, with the goal to reduce automobile dependency on base and provide balanced land use and transportation systems. Responsible for the design and construction documents for the gateway treatment. This entryway to Denver addresses both vehicular and pedestrian components by incorporating both horizontal and vertical items in the gateway sign and the plantings. Design elements include a seat wall for business patrons, a sign wall for identity, a plaza area for pedestrian circulation, and Xeriscape planting. Indigenous materials of the Rocky Mountains and local architecture are key components. City and City of Denver Streetscape Program, Denver, CO; Project Manager. Leonard serves as the Maintenance of Traffic (MOT) manager on design -build projects. In this role, he manages MOT task force meetings, designs MOT plans, preforms quality assurance, independent technical and cross discipline reviews. Leonard is experienced in signal plan design; freeway/arterial signing and striping plans; maintenance of traffic plans and traffic control plans; traffic detour wyfinding sign plan design; intersection timing and signal progression studies; intersection improvement plans, access modifications, CDOT access control permit preparation, roadway design; and development of plans, specifications, and estimates. PROJECT TEAM - FABRICATION & INSTALLATION Team Roles and Biographies Summaries and biographies of Boyd Sign System's key team member are provided below. Our organization chart can be found in Section 2 located on page S. Jim Zazenski President Jim is directly responsible for the profitable operation of Boyd Sign Systems, and for developing the vision to lead us into the future. He is intimately engaged with the daily happenings at the production facility. Jim is also the head of all account activities. Jim has earned both a Master of Business Administration (MBA) degree and a Mechanical Engineering (BSME) degree from the University of Colorado at Denver. After graduation, he began working as a production supervisor for Windsor Industries, a large manufacturing and sales company. He quickly ascended through positions as Sheet Metal Manager, Assembly Manager, Sales Manager, and General Manager, leading up to his role as Vice President. Jim simultaneously earned his MBA while working full-time, and was at Windsor for 10 years. Following Windsor, he worked as President of Koala Kare Products for S years. Jim was largely responsible for the rapid growth and financial success that Koala enjoyed under his guidance. Jim has been the head of Boyd Sign Systems for over 7 years. His experience, energy, and leadership have been very instrumental in the company's ability to evolve and succeed in a constantly changing industry. Dennis Punt VP Operations Dennis is responsible for all aspects of production (Quality Control, Scheduling, Inventory, etc.), installation, shipping, product documentation, and estimating. He reports directly to Jim Zazenski. Dennis began his work in the sign industry as a fabricator. Highly skilled in custom painting, he has also put great effort into streamlining fabrication and finishing techniques. As Boyd's head of production, Dennis has transformed and grown our shop to meet the needs of our customers. 3b. Project Team - Fabrication & Installation 1 17 F�ort of ` Purchasing Jed Wilson Project Manager Jed will be directly responsible for overall project control, and reports directly to Dennis Punt. He will work in tandem with Jacobs and the City of Fort Collins in identifying and quantifying all project needs and requirements on the front end. He will coordinate the creation of internal production drawings and message schedules for approval prior to production. Lastly, he will organize all close-out and as -built documentation in both electronic and hard -copy formats. With 9 years at Boyd Sign Systems, Jed started in our fabrication shop and progressed to the role of Project Manager through application of his outstanding estimating, organizational, and communication skills. He is an expert on virtually all of our in-house methods and techniques, and is especially adept with our proprietary casting process. Jed has an Associate's Degree in Mechanical Drafting. Paul has a degree in Mechanical Engineering (BSME), with an extensive background in manufacturing and sales. After graduation, Paul enjoyed 7 successful years selling production machine tools to manufacturers and job shops across the front range. The team of Jacobs and Boyd Sign Systems is highly experienced and skilled and would be a strong choice to satisfy the needs of this project. I wanted to let you know that we have included 4 faux finish sample chips to show a possible option for both the"rust"and "brushed aluminum" finishes specified in the Schematic Design Manual. These finishes are cost-effective and easy to produce with basis paint spraying equipment. Boyd Sign Systems excels at this type of finish and has used them very successfully under all types of environmental conditions. Overview As with every project that Jacobs undertakes, our primary objective will be to deliver an innovative, high quality product on time and within mutually established budgets. Experienced and engaged project management, technical excellence, collaboration and responsiveness are critical elements required for all successful project. The City of Fort Collins is seeking a qualified consultant to lead the review, validation and implementation of a Schematic Design Manual for a Downtown Wayfinding Sign System which shall: • Maximize opportunities to improve the systems effectiveness as relates to the clarity of content, presentation, hierarchy and locations. • Develop all physical and graphic aspects of final designs and specifications to further convey and reinforce the unique character of Downtown Fort Collins. • Value -engineer all final designs to realize optimum life cycle costs and to utilize, where possible, Fort Collins in-house sign shop capabilities for ease of maintenance and replacement. • Result in an accurate and detailed drawing record to be used for future growth and maintenance of the system. • Collaboratively produce, with the city's project team, a location and message schedule for the system. • Investigate potential revenue generation via commercial business advertising opportunities at information kiosks (potentially interactive technologies). • Enhance public awareness of available free/low cost parking throughout the downtown area. • Understand and consider the relationship this sign system will have with both CSU and Mason Corridorwyfinding sign systems. Defining scope in very specific terms helps all parties involved better understand exactly what will be expected from each team and lessens the likelihood of missed opportunities and disputes as to deliverables. B. Deliverables Overview All design related deliverables are produced using Adobe CS5.5 and will be output in both hardcopy and digital formats. Hardcopy deliverables will be produced in a coil -bound 11" x 17" format and a quantity of 4 copies will be provided per submittal. Additional copies may be requested and will be billed at $2.25/page which includes binding. Project Understanding & Approach 1 19 Fort of Purchasing Sign Locator Maps Locator maps that indicate the location of individual signs within the system and also provide an "at -a -glance" perspective of the entire system will be produced. -These maps will be broken down into section as required to enhance the clarity of the exact locations and to make the installation package manageable in the field. A sign numbering convention that simplifies the identification of signs on the maps will be included on each map. Signage Message Schedule The final message schedule is produced as an adjunct to the locator maps and the design drawing package. This simplifies the production of the design package and again provides a compact format for use in verifying signage in the field. The message schedule is typically laid out as thumbnail images of the actual sign faces to help with identification. Sign numbers as used on the locator maps are cross-referenced on the message schedule. Notes specific to the sign type are often also included within the schedule. Design Development Drawings This portion of the package will be presented in two phases; initial illustrative design development drawings that focus on the visual aesthetic and detailed design intent drawings that will be the basis of the final "as -built" drawing set that will serve the city as their maintenance/replacement and future growth document. This second phase includes detailed dimensions, specifications including product numbers and manufacturers information and construction details as required to produce the fabricators final bid package. As -Built Document of Record Drawings This set is built upon the phase two design development drawings. Incorporating any final construction changes that were agreed upon by the city and Boyd Sign Systems. Optional Mock-ups and Prototypes As designs are approved, we can arrange for signage mock-ups and prototypes to be fabricated that further illustrate scale, dimension, color, finishes, typefaces, and symbols. While our project team has the experience and knowledge to confirm final product performance in most cases, mock-ups and prototypes allow for enhanced consensus building with stakeholders. (Costs for these deliverables are not included in the base fee and will need to be negotiated with Boyd Sign Systems as/if required.) C. Assumptions 1. We understand that separate wayfinding signage efforts by both CSU and the Mason Corridor project are underway and need to be considered and the relationship with this project understood. We are aware of the FC Bikes involvement with this project and assume that all production ready artwork required to include the FC Bikes logo will be provided and that no further work or modifications other than sizing will be required. 3. We will provide recommendations regarding potential revenue generating opportunities for the information kiosk based on our collective experience and current available tectnologies and market trends. No production of advertising artwork is to included in this fee proposal. 4. We understand the static "You Are Here" information kiosks will contain maps and interpretive panels and that those graphic elements developed in this project will be conceptual in nature (though accurate and functional) and will not represent actual artwork to be used in production. 6. We have planned for attendance at two monthly meetings (8 total) with the city 's project team and assume any further meeting will be billable at our listed hourly rates plus reimbursable expenses as listed herein. Presentation of deliverables is assumed to take place during these work group meetings. 7. We assume that this project is to be considered a design -build project and that as the selected project firm, the Jacobs/Boyd Sign Systems team will not be subject to an open bid situation for final fabrication and installation. D. APPROACH We fully understands the scope of work and will execute superior final programming and design with fabrication and installation services for The City of Fort Collins' Schematic Design Manual for a Downtown Wayfinding Sign System project, by utilizing a phased approach as outlined on the following pages. 1. Analysis and Research The importance of this initial phase is to establish the goals and objectives of the overall project and create a foundation in which conceptual design solutions can develop. Interviews with Stakeholders Interviews and meetings with The City of Fort Collins and any additional stakeholders that the city deems necessary (e.g., CDOT), enable us to gain a better understanding of the goals and expected results for the overall program as is it pertains to the interests of the members involved. This gives the team the opportunity to access information directly from the sources. These interviews may be conducted a number of ways, including on -site, teleconference, or video conference. Field Observations and Documentation In order to properly study and understand the actual wyfinding issues encountered by the public, we will perform comprehensive field observations. These field observation visits are a general site survey that include drive-throughs and walk-throughs that allow us to observe traffic flows from the perspective of pedestrian and vehicular traffic. Throughout the observation phase, the findings are digitally documented and catalogued (via photographs and maps). 4. All impacted areas (existing and future) must be reviewed in a holistic approach S to ensure wayfinding consistency. 2. Strategy Development Upon completion of the discovery phase, our observations and assessments will allow us to develop a strategic plan that will establish our vision and direction for programming for the Downtown Fort Collins's wayfinding signage system. It will define general issues, guidelines, and premises, as well as offer wayfinding criteria by which proposed solutions can be developed. Wayfinding Methodology A major prerequisite for efficient vehicular and pedestrian circulation rests on the effectiveness of its wayfinding system. It is important to ensure that the system provide clear, concise, and user-friendly wayfinding information through the use of a series of signage types (including but not limited to directional, identification, and informational). When programming a wayfinding system, a clear understanding of user needs • and expectations must also be considered and incorporated. Intuitive circulation . factors should be explored and embraced whenever possible. Understanding these systems as they relate to the specific needs of the project will allow us to create a complementary vehicular and pedestrian wayfinding system that will positively impact overall circulation, minimize potential confusion and hesitation, • improve visual communication, reduce visual clutter in the environment, and enhance the image and identity of Downtown Fort Collins wayfinding signage system. 3. Schematic and Concept Development This portion of the project has already been completed and forms the basis for the ensuing Design Development Phase 4. Design Development The major focus of the design development phase is to create detailed refinement and improvement of the established design concepts and directions as selected and determined for the wayfinding signage program by the City and the project stakeholders. We will go into greater detail of all aspects of the sign family ensuring that the design concept is in compliance with design requirements, constructability, cost-effectiveness, and compatibility with schedule requirements. Real -World Value Examples, Offered For Consideration The following provides a few real -world examples of the types of value we have provided on other large jobs, and can bring to the City of Fort Collins project. The Cosmopolitan This project was originally conceived as a condominium project, and was then converted to a S-Star Hotel and Casino leaving a very compressed schedule. The interior sign package required submittals/approvals/production/installation of 17,000+ signs in S months. Design intent was for a stainless steel frame for the signage. The entire project, not just the signage, was substantially over budget. Working with the Architect, we were able to substitute a highly polished aluminum frame and did some other minor tweaking in keeping with the intent (and with the Architect's approval, resulting in approximately $2S0,000 in savings on the overall package. Almost as importantly, all of Boyd's scope (17,000+ signs) was completed without a single punchlist item at the final walkthrough! That's not to say we didn't make any errors. But we caught them and corrected them as we went along, so at the final walk there were no issues. We are very proud of our team's performance on this project! A referral letter from the PM on this project is also attached. JACOBS I 7415 Wayfinding Sign System - Downtown Fort Collins . Final Design & Build 5b. Experience - Fabrication & Installation 1 38 Fort of Purchasing Caesar's Palace Design intent for these signs was to have some sign frames made of limestone, others in cast bronze in keeping with the existing theme throughout the resort. This solution was well over budget. Working with the Architect, we were able to get the Owner to approve the use of cast resin, photopolymer, and faux finishes. In fact, we were one of only two suppliers allowed to substitute an alternate for the limestone (the second was an elevator supplier). Knowing that natural stone would not be uniform, we individually distressed each mold with sand and other materials prior to casting, so every piece had a unique and individual feel. On metal -look signs, we cast the materials, then faux finished and distressed every piece. At each check -in station, we created the cross -shaped sign shown in the photo using faux finished photopolymer and some lamp parts found at a local hardware store! Our team is both creative and resourceful. Value Engineered savings on this project totaled over $200,000. The Tropicana Upon first glance, this sign looks like it has a cane backing behind the room number, and that was the design intent. We ordered the cane material from a supplier so we could make prototypes. When the cane arrived, it smelled like it was rotting right out of the box! We used a piece to create a mold, and the backings were all constructed out of cast resin and then faux painted. It looks and feels natural, but it's not! In addition, it is far more durable and can also be sterilized. Extreme Environments Boyd cut its teeth producing signs for resorts throughout the Caribbean, where high humidity, salt corrosion, and extreme temperatures provide an excellent test bed for materials and finishes. All of our paint finishes used today are automotive grade (not latex), and will stand up to the harsh Colorado climate. In fact, our supplier, Mathews Paint, is now offering a 10-year warranty on a newly developed clear coat. Although this product is not included in our proposal and would represent additional cost, we would welcome a discussion with the City of Fort Collins regarding warranty requirements and available technology. Design, Project Indemnity and Insurance Responsibility. In order to give the contract a better balance between the risks we agree to assume and the reward we may earn we request that the contract be revised to include an equitable cap on our overall liability along with a waiver of consequential damages, as this type of damages is often speculative and bears no rational relationship to the direct damage. Can you tell us which firm did the initial design sketches? The Denver firm of Nuszer Kopatz was originally selected to do the schematic design work. The firm has since closed. 17. Question concerns the "Review and Assesment". Cost and Work Hours: Is there an overall budget cost that the project manager has estimated for the final design services needed, as well as for the build/install of the signage shown in the schedule? Or, is the 2009 dollar cost the only information available? No, the City is seeking a characterization of cost in the proposals, and does not have an overall budget cost for the design services needed. The way to approach cost information in the proposal is to include whatever notes or explanations are needed regarding the approach to the project and any important assumptions behind the cost proposal. Note that even the 2009 dollar cost estimates were done for planning purposes only, with the recognition that there are numerous variables to determine in final design. 18. Also, is there an estimated schedule to complete the final design process and then to fabricate and install the signage? Will this be phased? The approach and schedule should be part of the proposal.
