1. Company History
Wattle & Daub Contractors was founded in 1978 as a roofing and waterproofing company. While
this work continues, in 1998 the company formed a general contracting division that has focused
exclusively on the preservation and restoration of historic structures. Most of the buildings on
which we work are historically registered, and all of our projects arc executed in accord with the
Secretary of the Interiors Standards for the Treatment of Historic Properties. An electronic

In order to ensure that we are maintaining the highest levels of performance, we ask all of our
customers to evaluate our work at the conclusion of each project. These evaluations are then

Please see A-E Design Associates' proposal packet (attached) for their approach to the design
portion of the work.
After completing the requisite site work and tree removal, Wattle & Daub will work closely with
subcontractor Peter Haney to dismantle the Chicken Coop, labeling all logs and inventorying
which can be salvaged and which will need to be replaced. Epoxy consolidation of partially
deteriorated logs will be used where it does not detrimentally affect the appearance of the
structure, otherwise Dutchman patches or complete replacement of logs will be used where wood
is beyond salvage. Because local lumber yard Forks Lumber does not have a consistent supply of
Ponderosa Pine, Peter will procure replacement logs from a lumber mill outside of Boulder. He
will then recreate the Chicken Coop at his own workshop, hand hewing the logs and replicating
the original joints before labeling all of the components once again, deconstructing the walls, and
reassembling them at the building's original site, atop a reconstructed foundation. Peter will then

work with Wattle & Daub's carpenters to reconstruct the roof framing, door, and window before
a new roof is installed using taper sa%m cedar shingles. As a possible contract alternate, Wattle &
Daub would be prepared to chink and daub the log walls of the Chicken Coop, something we did
recently to the five log cabins at Fort Caspar, Wyoming.
Turning to the Bam, Wattle and Daub will hand -dig holes for the required caissons after
completing the necessary cleanup and demolition, again taking care to label all components for
possible re -use. With the caissons poured, we will use friction jacks to shore up and/or raise the
walls as necessary to repair or replace sill plates as needed, possibly using come-alongs to move
any walls that may have slipped off of their original foundations and out of place. Deteriorated
framing members, siding planks, and battens will also be replaced, using lumber obtained from
Forks Lumber. The metal roof will be removed, along with the two existing courses of cedar
shingles. Any deteriorated skip sheathing will be repaired or replaced, although it appeared to be
sound from an initial inspection. The roof will then be re -shingled with wood shakes or shingles,
as determined to be the original roofing material by further investigation, the feed trough will be
repaired as necessary, and new door hardware will be installed.
Throughout the project. Wattle & Daub will take care not to contaminate the adjacent stream,
laying down straw rolls before work begins. We will also work with the City of Fort Collins to
ensure that the trees and roots of the nearby trees are properly removed to avoid future damage to
the buildings or their foundations, as well as coordinating with a City -appointed archeologist to
ensure that no artifacts of archeological significance are lost during excavation.

as an inspector with the Colorado State University Facilities Management Team. He was
directly involved with comprehensive, campus -wide roof replacements stemming from

relocating to the private sector, Byron was employed as an estimator, project manager,
and division manager for a large regional construction firm. Sincc joining Wattle & Daub

Experience and Qualifications: Ed Secor began his construction career in 1984 on a
production framing crew. He later broadened his experience by helping renovate a 100-
year old residence and spending 3 %= years building cabinets and custom furniture in
Denver and Fort Collins. In 1989, he began working for a residential contractor in Fort
Collins, where his primary duties involved framing and trim carpentry, as well as
occasionally participating in roofing, concrete work, plumbing, and other facets of
construction. Seven years later, Ed was promoted to superintendent, a position in which
he was responsible for all phases of building passive solar custom homes. By 2002, he
was also involved in design work and budgeting for the company. More recently, Ed has
had his own carpentry and wood -working business, focusing on renovations to existing
homes ranging in age from 20 to 100 years. He has also done extensive renovations to his

Ed joined Wattle and Daub in 2005 as a carpenter and construction phase manager. His
management role has grown to include site supervision and project management. As a

specializing in the restoration and renovation of historic homes in the Denver area. In this
company, Andy handled most of the framing and finish carpentry duties, as well as
serving as the general contractor and overseeing all aspect of historic home renovation.
To sharpen his preservation skills, Andy took a job with a window restoration company
in 2008 and became well versed in the restoration of historic wood windows. He joined
Wattle and Daub in the spring of 2009, where he has served as a carpenter and window
restoration specialist on projects including the Romero House in Fort Collins, Fort Caspar
in Casper, Wyoming, Dannel's Cabin at Meadow Mountain Ranch, the Logan County

Park. RMW specializes in the instruction of traditional
building techniques, including "scribe -fit" log construction
and timber framing. Timber framing has been the core
curriculum of RMW since 1996. Peter has been a horse

logger and traditional woodworker, specializing in
traditional log construction, handcrafted furniture, and
timber framing. He also taught vocational skills in the
southwest Pacific for three years as a Peace Corps
Volunteer. Peter has had a variety of building experiences
all over the world. He was a consultant for the restoration
of the Hoffman Barn in Fort Collins, CO, a unique example
of a timber frame building constructed in 1864 when Fort
Collins was still an Army Fort, protecting the emigrants
travelling on the Overland Trail. He was the lead
consultant of the restoration of the Burgess Pioneer Cabin
located at the U.S. Air Force Academy in Colorado
Springs, CO. In 1996 Peter helped restore the historic
Virginia Dale Stage Station, built in 1862. In 2002 he
oversaw the complete restoration of the historic Koenig
homestead log barn at the Pingree Park Campus. Peter
has built with logs in Russia and Argentina, and organized
two timber framing workshops in Argentina in 1998 and

Patrice Dye Berglund, certified project manager, brings a wealth of practical construction and
design related knowledge to our group, not to mention extensive experience with the formulation
and generation of the varied products that comprise a thorough preservation package.
Berglund has designed, contracted, and built a plethora of remodeling and new construction
projects over the course of her thirty-six year career, and has been involved with the conception
and drafting of construction related documents for more than twenty-nine years. Producing
assessment reports, plans and specifications, and other documentation and deliverables for
numerous historic assessment, preservation, stabilization, restoration, rehabilitation, and
reconstruction projects, Berglund translates field assessment observations and data into
exhibits consistent with project submittal requirements and guidelines, including projects funded
in part by grants from the State Historical Fund and CDOT federally assisted projects. She also
functions as liaison between building owners, grant administration entities, consultants, and
contractors to help ensure the beneficial dissemination of information and facilitate positive
communication.
Don Pratt
Senior CAD Technician/Designer
Don Pratt is a highly skilled and meticulous graphics design specialist with more than thirty
years experience in the drafting profession. Growing up in Carbondale, Colorado, Pratt worked
with his father's construction company, DH Construction, on projects in the Breckenridge and
Aspen areas during his off -school hours and gained a practical knowledge of and appreciation
for carpentry, construction and design. Upon completion of a drafting program at AAI in Arizona
in 1980, Pratt acquired a position with W. J. Frick Design Group of Fort Collins. His talents and
responsibilities have expanded with his experience, initially as a manual drafter, adopting CAD
in its infancy, and developing into an expert CAD professional. Having completed Construction
Documents for more than 750 projects, he skillfully depicts the important dimensional aspects
and assembly details of well -coordinated and implementable construction.

TEAM'S EXPERIENCE WITH SIMILAR INTEGRATED DESIGN/BUILD PROJECTS.
Almost all of our projects are executed collaboratively with the contractors and craftspeople who
are responsible for and perform the defined tasks that comprise the scope of work, thus
encompassing essential elements of design/build practices. Some specific examples are:
Restoration, reconstruction, and rehabilitation of the Historic Logan County Courthouse,
Sterling, Colorado (multiple phases over the course of twelve years, currently in its final phase)
This project has encompassed almost every element and system of the Logan County
Courthouse in Sterling, Colorado, from restoration of both interior and exterior finishes,
reconstruction of missing elements that had been removed as part of extensive remodeling
projects over the building's one -hundred year history, and rehabilitation that included findingL/�aa

location for and incorporating an elevator within the confines of its very significant historic fabric.
All but the first phase have been performed in association with Wattle and Daub Contractors,
and A-E Design has worked closely with them in developing plans and specifications for each
scope of work and collaborated with their craftspeople and subcontractors, a relationship that
has resulted in construction phases that have been completed on time, within budget, and
usually with added value. By the time the final phase is completed, the cumulative project
budget will exceed a value of $3,500,000.
Restoration and Reconstruction of the Historic Seckner Brothers Building, 216 Linden Street,
Fort Collins. Colorado
Performed with Empire Carpentry and Restoration, this project began as a design consultation
sponsored by the City of Fort Collins Design Assistance Program for Historic Properties,
subsequently leading to the involvement of Empire Carpentry for the development of a scope of
work and budget ultimately funded by a partnership of the Fort Collins Downtown Development
Authority and the State Historical Fund. The project has proceeded through a design/build
teaming of A-E Design Associates, PC, and Empire Carpentry and Restoration.
Reconstruction of the Historic St. Elmo Town Hall and Jail
The Historic St. Elmo Town Hall and Jail building succumbed to a devastating fire shortly after
undergoing an in-depth Historic Structure Assessment, performed by A-E Design Associates,
PC, and funded by the State Historical Fund. Contractor Older Than Dirt Construction was
selected to reconstruction the building, and they partnered with A-E Design to expand on the
measured schematic drawings and detail sketches included as part of the assessment to
collaboratively complete the project successfully.
Other Previous Design/Build Experience
Between 1981 and 1989, A-E Design Associates, PC, partnered with several other design
professionals, clients and general contractors in design/build relationships for new commercial
and governmental construction/addition projects for the USDA, Fort Carson, Louisville, and
Boulder County with long standing Fort Collins based R. C. Heath Construction, Reid Burton
Construction, and Sinnett Builders. From 1969 through 1972, Mr. Beardmore was employed
part-time while in college by Jennings and Churella Construction Company, working as a junior
designer/draftsman in the design/build division.

UNIQUE CAPABILITIES/EXPERTISE/EXPERIENCE
A-E Design Associates, PC (A-E Design) of Fort Collins, Colorado, has assisted with the repair,
restoration, reconstruction, stabilization, reconfiguration, assessment, conservation, grant
procurement, project management, and preservation master planning of more than 5,100,000
historically significant square feet of Colorado's heritage, offering extensive and specific
experience with innovative and minimalistic engineering solutions for historic and existing
structures, Additional expertise is provided in our ability to develop, propose, and pursue logical,
common sense solutions to both common and unique challenges related to historic and existing
building structural and preservation related issues, and to educate and collaborate with other
professionals charged with their stewardship. Through these collaborations, we help to resolve
challenges in a least invasive and more economical manner, while conforming to the provisions
required by contemporary building codes and accepted means and methods. Our experience
ranges from the stabilization of small, simple buildings to the restoration and rehabilitation of
large courthouses and town halls, and we pride ourselves in being able to work with
communities of all sizes and with individuals of varying experience and personality. More often
than not, we are the primary communicators and mediators on projects. Additionally, Richard
Beardmore has experience in managing and coordinating groups that included a mix of
engineers and architects while at a multi -disciplined firm for thirteen years from 1975 through
1988. He also has design/build experience both in Colorado and Ohio, and land surveying
experience.
As the core of A-E Design, Richard Beardmore, Patrice Berglund, and Don Pratt have been
involved in many Colorado State Historic Fund grant projects, including everything from
assisting with the completion of the initial grant application forms to contracting to the execution
of the scope of work. In 1994, Beardmore helped found the Colorado State University's Center
for the Stabilization and Reuse of Important Structures. His past and present, personal and
professional memberships include: the National Trust for Historic Preservation; Association for
Preservation Technology, International; Colorado Preservation, Inc., History Colorado
(previously Colorado Historical Society); and the Poudre Landmarks Foundation, Inc. His
volunteer activities have included the Poudre Landmarks Foundation, Inc., the Fort Collins
Landmark Preservation Commission, and Board of Directors of Colorado Preservation, Inc.
FEE PROPOSAL:
A-E Design Associates, PC, proposes a Not -To -Exceed Fee for the above described Scope of
Work of $6,600 (Six Thousand Six Hundred Dollars).
