Howes Street Fort Collins, Colorado Dear Ethan: Alter • Lingle -Massey Architects P.C. is pleased to provide you with this Proposal for architectural/ engineering services for the proposed tenant finish of space for the Office of Sustainability in the 214 N. Howes Building in Fort Collins. We are happy to have been selected for this project. In response to our meetings of to date, we propose the following scope of services and associated fees: Project Description Conceptual Architectural design and cost estimating services as itemized below for a proposed tenant finish of approximately 5,000 sq. ft., at 214 N. Howes Street, Fart Collins, Colorado. The Owner has established a LEED goal of "Gold" certification for the project. The project will be managed for Alter -Lingle -Massey Architects P.C. by Shaun Moscrip, AIA. We propose to provide limited A/E services, including mechanical and electrical engineering and LEED consulting. Scope of Basic Services The Scope of Basic Services shall be as follows: Phase 1: 1. Field Measurements and Documentation: Field measurements of the' existing structure(s) and preparation of CAD record drawings of as -built conditions as required to proceed into the design phases of the project. 2. Programming and Space Planning: Conduct meetings with the Owner groups to develop a program for the tenant finish, including an evaluation of current space utilization and an inventory of furnishings and equipment to be relocated in the new facility. Space planning layouts will be developed to reflect the program requirements. 3. Schematic Design Studies: Develop conceptual design alternatives addressing the Owner's programmatic and space planning requirements. Conceptual floor plans of each alternative Will be prepared and reviewed with the Owner. 4. Code Analysis: Review of the existing and/or proposed construction for compliance with applicable building, fire, handicapped accessibility and life safety codes. 712 WHALERS WAY • BLDG. Assumptions 1. Interior design services for specifications, selection and procurement of open -office systems, furnishings, fabrics, upholstery, window coverings and moveable equipment shalt be provided by the Owner. These services are available as Additional Services. 2. The project will be designed or pursue LEED certification, with a goal of "Gold' certification established by the Owner. 3. Document preparation and applications for building permits or other construction permit applications shall be provided by the Owner and/or Contractor. 4. Printing and copying of bid documents, and distribution to Contractors for bidding wilt be provided by the Owner; we will furnish plots of our original drawings and originals of the appropriate technical specification sections. Work Not Included 1. Tenant finish design and construction documents beyond that identified as a part of the Scope of Basic Services above. 2. Interior design services, beyond specifications for paint, carpeting, tile, wood, laminate and other hard surfaces. Selection of furnishings, fabrics, upholstery, window coverings, appliances and movable equipment is not included. See Additional Services. 3. Fire sprinkler system design, engineering and flow calculations. 4. Access control systems design and engineering. 5. Perspectives, renderings or other presentation documents. See Additional Services. 6. Energy Code calculations and completion of related compliance forms, as required by the City of Fort Collins in support of the building permit application. 7. Specialty consultants for audio/visual and/or data /video/tetecommunications systems shall be provided as Additional Services, and are not a part of the Scope of Basic Services. 8. Asbestos or other hazardous material testing, abatement and cost estimating. 9. Assistance to the Owner in selecting or prequalifying Contractors or Construction Managers. 10. Document preparation and applications for building permits or other construction permit applications. This will be done by the Contractor. 11. Site visits or field observations beyond those identified in the Scope of Basic Services. 12. Project or building inspection services as required by Chapter 17 of the International Building code (IBC), current edition. 13. Printing and copying of bid documents, and distribution to Contractors for bidding. This will be provided by the Owner; we will furnish vellum plots of our original drawings and originals of the appropriate technical specification sections. 14. Post-occupancy/warranty field observation. 15. Building commissioning, if required by LEED. Owner -Provided Information 1. Programming data and space planning information. 2. Record drawings and specifications of the existing building construction, if available. 3. Asbestos or other hazardous material testing and abatement. 4. Owner -developed design or layout sketches. 5. Design and construction documents for interior design and kitchen equipment, provided by separate contract. 6. Design criteria for HVAC, plumbing and electrical systems (and other specialty systems) and equipment. 7. Copies of all standard specifications for materials, equipment and fixtures to be incorporated into the project design used by the Owner, including material cut sheets and sources for sales and technical representatives, if available. 8. City of Fort Collins application, development and building permit fees. 9. Coordination with telephone, electric, natural gas, propane, computer/internet or other independent utility and/or building services providers for infrastructure and equipment Proposal for Architectural/Tenant Finish Services - 3 installation. 10. Selective demolition of components of the space, as required to expose the structural systems and extent of materials and finishes remaining underneath. 11. Bidding and Construction Administration phase services will be provided by the Owner, if not included in the Scope of Basic Services. 12. Owner shall provide, or contract separately for, project or building inspections required by Chapter 17 of the IBC. These services are expressly excluded from this Proposal. Consultants Alter • Lingle -Massey Architects P.C. proposes the following consultants for this project: Cost Consultant Moore Construction Consulting Services Don Moore 1215 Crestway Court Fort Collins, CO 80526 (970) 222-5030 Fees Alter -Lingle -Massey Architects P.C. and our team of Consultants propose to complete the tenant finish project through the Construction Administration phase for fees based on an hourly basis not to exceed $6,200:00, excluding reimbursable expenses. A breakdown of this fee by design discipline is as follows: Architectural: $ 3,000.00 Cost Consultant: $ 3,000.00 Reimbursable Expenses: S 200.00 TOTAL: $ 6,200.00 Reimbursable Expenses In addition to Basic Services, the following expenses in connection with this project shall be reimbursable at direct cost for in -office and consultant expenses, and 1.1x direct cost for out -of -office expenses: 1. Printing/scanning 2. Copying 3. Long distance telephone/FAX 4. Mileage and travel expenses 5. Postage 6. Federal Express/Express Mail and other delivery services 7. Photography or other miscellaneous expenses 8. Plotting of CAD -generated drawings 9. Consultant expenses 10. LEED Registration For purposes of this Proposal, Reimbursable Expenses are estimated not to exceed $ 200.00, which does not include printing and copying for bid/construction sets. Additional Services If the Owner requests additional services beyond those set forth in this Proposal, or for additional services as described elsewhere in this Proposal, such services shalt be agreed to in writing between the Owner and the Architect and the fees adjusted accordingly per the following current hourly rates, subject to annual adjustment: Aller•Lingle•Massey Architects P.C. Consulting: $135/hour Principal: $130/hour Associate Architect: $100/hour Proposal for Architectural/Tenant Finish Services - 4 Sr. Project Manager/Architect: $95/hour Project Architect: $88/hour LEED AP Consulting: $85/hour Interior Designer: $75/hour Architectural intern/CAD Technician 2: $70/hour Architecturallntern/CAD Technician 1: $60/hour Clerical/Administrative: $50/hour Schedule Scope of Basic Services for this project will be performed in accordance with the following schedule, assuming notice to proceed from the Owner by May 4, 2012. 1. Programming/Schematic Design Phase: 2 weeks, complete by May 21, 2012, 2. Const Estimating Phase: 1 week, complete by May 25, 2012 Budget Atler•Lingle -Massey Architects P.C. understands that a budget of $250,000 has been established for this project, excluding design and engineering fees and all City of Fort Collins building permit and development fees, and replacement rooftop units. The Owner and/or preselected Contractor shall maintain an adequate contingency in the project budget to cover unforeseen building conditions, changes in the work, etc. Refer to Standard Contractual Terms and Conditions. Standard Contract Terms and Conditions All terms of this Proposal shall be in accordance with our 2007 master contract with the City of Fort Collins.
