Empire Carpentry will also coordinate all subcontractors, supply on site management, check for correct use of safety devices, supply site protection and clean-up, supply or coordinate debris hauling and recycling, and wasp removal. Empire Carpentry will have supervision on site each day, providing carpentry skills, quality control and coordinating subcontractors with the schedule. Empire Carpentry will also work with Bruce Byrne to develop a Schedule of Values and schedule meetings, as needed. Empire Carpentry, as General Contractor, will supply permits, insurance and billing services. Empire Carpentry In-house services will also include archival documentation and mortar analyses. Discussion: This job is very similar to the proposed Avery House Roof and Insulation project. This project was coordinated by Empire Carpentry. The job took two weeks of time. Empire Carpentry coordinated schedules of insulators, roofers, painters and gutter installers, while making sure the building was water tight for the duration of the job. The homeowners resided in the house during the work. Discussion: While on hiatus for asbestos mitigation, this job has similarities in the need of fencing the public away, roof system and insulation. The scope goes beyond what we are dealing with at the Avery House, but shows the attention we show to our work. The funding is partially COLA and SHF funding. Our billing must fit the existing Scope of Work (SOW) of the Fund and be submitted through the Kiowa County Government. We also coordinate with the Architect and Funds Coordinator (Colorado Preservation Inc.). In other words, we play well with others. As per the Secretary of the Interior's Standards for restoration &stabilization, we realize that it's important to maintain the historic fabric of the Avery House as much as possible. In restoring the roof, we are aware that we will try to keep all the original parts of the house below the wood shingles and felt. Care will be taken to remove any skip decking, to allow reuse, if possible. Although Insulation is new to this House's walls, we understand that stabilization requires it. We have chosen to use a short fiber, fiberglass product to perform our scope of work. We hope this will allow gravity to do its work, and allow a smaller hose to reach inside wall cavities. Some area of the walls has only an inch between stone and plaster, making it hard to gain entry. A week of Discovery time was included to allow time to search for the best method, once the attic is accessed. Included in the bid is mortar work to both the brick chimneys and the stone turret wall. Empire Carpentry will do two mortar analyses (one for the brick & one for the stone) in house. Farquhar Masonry will do their work, including setting up the chimneys for counterflash, before old roof removal. As they wind down, the roof demolition will begin. As the Project Manager has expressed concern, we will open and work on the roof in a series of four. These will consist of each fagade. Each fagade should take a work week to accomplish. As the schedule will show, Advanced Roofing Technology (the roofer, ART) will tear off a section of roof and protect against weather. Empire Carpentry will then remove boards that will allow access for the Insulator (PRO Insulation). After discussion and Discovery, PRO will attempt to fill wall cavities with a short fibre, fiberglass. Because it is not known if there is blocking at the first floor level, insulation may be blocked from the first floor walls. Discussion with the Team (Empire Carpentry, PRO Insulation, City Project Manager) will meet to discuss options. As the attic is open, R&H Heating will come in and seal its ducting. Access doors will be weatherstripped and insulated with a hard board insulation. The work will continue with documentation and resealing of the decking. Last, ART will be able to weatherproof, install gutters and roof. Final ridges and finish will be done as allowable. Following the Secretary's Standards, we expect to use existing ridge and finials. This ridge is still being manufactured today, and is readily available. If proof of different ridge exists in documentation, we will give a price to have it fabricated and installed. As the counterflash is installed Farquhar will return to mortar it in. Security will be supplied by United Site Servicing. A gate to allow pedestrian access to the front of the building will be installed, as well as a construction access on the NW side. A key will be left onsite for access of required personnel. Fencing will be six foot driven chain link with screen. At the end, site clean-up will be supervised by Empire Carpentry, including sod and sprinkler check, if possible.
