I am pleased to present the following proposal for irrigation design services for the above
referenced project. The information gathered during our March 2nd meeting was used in
developing this proposal. It is assumed that the site will contain approximately 6 acres of
irrigated landscape material.
SCOPE -OF -WORK
Task 1 - Verification of Existing Site Conditions $750
❑ As part of this task we will visit site to verify the type, size and condition of existing
irrigation equipment; confirming irrigation mainline pipe size, routing, age, and material; and
reviewing other existing site conditions for planning future irrigation system requirements
and equipment preferences.
❑ Meet with the HOA Landscape Manager to gather information existing irrigation zone
flowrates and operational pressure.
❑ Determine if the existing irrigation equipment shall be utilized and operate from the City of
Fort Collins irrigation system or fully replaced.
❑ Obtain As -built drawings if available to document existing system equipment types, sizes,
capacity, location, and pipe routing.
❑ Digitize as -built drawings into Irrigation Design Computer Program to match existing
irrigation with new irrigation.
❑ We anticipate one (1) visit to the site as part of this task.
Task 2 - Irrigation Plan Design $3,300
❑ The irrigation controller location, electrical power source location and water tap information
(available pressure, meter requirements, etc.) will be documented as part of this scope.
❑ Design will comply with City of Fort Collins equipment specification and design standards.
❑ Detailed irrigation design will include; sprinkler layout, mainline and lateral pipe routing and
sizing, drip irrigation valves and diagrammatic routing of drip laterals and remote control
valve locations.
❑ A total of one (1) design/coordination meeting is included in this task, to discuss the special
irrigation requirements of the dryland slopes and control system communication
requirements.
❑ Deliverables: two (2) 24 x 36 drawing sheets at 30 scale.

❑ Notes:
1. Major base changes made after 90% Construction Document submittal, resulting in major
irrigation design revisions, will require additional fees.
2. This proposal assumes a total of 3 drawing submittals. If additional submittals with
major revisions are requested, an additional fee of $250 per submittal will be required.
3. If a booster pump is required, an additional fee will be necessary for the design and
specification of pump equipment.
Task 3 - Construction Specifications and Detail Development $350
❑ Preparation of Irrigation details in the required format.
❑ Preparation of Irrigation specifications in CSI format.
❑ Deliverables: one (1) detail sheet, and specifications
All final construction documentation, including specifications shall be approved by the
project Owner's Representative prior to issuance for bidding.
Task 4 - Construction Services
This task will include the following services:
1. Construction Observation ($2,200)

❑ Participation in a pre -construction telephone conference to answer Contractor questions and
to provide clarification to bid documents as required.
❑ Review of shop drawings, and material submittals, comment, re -review and approval for
construction.
❑ Four (4) visits to the site during irrigation installation to observe construction and to become
generally familiar with the progress and quality of the contractors work. We shall provide a
written report after each site visit.
❑ Schedule of and participation in preliminary walk-through with Contractor for review of
irrigation construction and system operation. Preparation of "punch list" of all items which
need adjustment or correction to be performed by Contractor prior to Final Acceptance.
❑. Conduct final'walk-through with Contractor to observe completeness of installation and
compliance with "punch list" items.
2. As Built Drawings ($650)
❑ Preparation of as -built drawings of irrigation installation from information gathered from
Contractor's red -lined field drawing set. As -built shall contain all items indicated in as -built
submittal section of irrigation specifications, and shall reflect measurements from permanent
points of reference.
Additional Services
If requested by the Owner's Representative, we will make additional visits to the site during
construction to observe progress by the Contractor. A field report will be developed after each visit
documenting verbal communication with the Contractor and listing deviations from the contract
documents. These services will be charged at our hourly billing rate of $75.

Estimate of Reimbursable Expenses $250

We request written approval to proceed with this project. Our fees and reimbursable expenses for
these services will not exceed $7,500 without written approval. Refer to Attachment A for a detailed
list of our General Conditions. If you are in agreement with the fee and services proposed, please
promptly sign and return a duplicate original (please sign below and on the bottom of Attachment A).

Design and specification of an irrigation booster pumping system to be installed in a mechanical
room. Coordination shall be performed with the mechanical engineers for connection of the booster
pump in the park restroom building. This additional service includes Construction Services and
