Prospect Road, Suite 100 Fort Collins, CO 80525 RE: 7033 Discovery Museum Facility - Design Build Dear Ms. Smith: Your firm has been selected to advance to Step II in the selection process for the 7033 Discovery Museum Facility -Design Build Project. The other firms selected to advance in the selection process are: Hensel Phelps Construction Company JE Dunn Construction You are scheduled for a Mini-Charrette on August 14, 2009 from 8:00 am until Noon. Please provide your team's charrette agenda to John Stephen, istephen(a--)fcgov.com, by August 10, 2009. Following is the proposed schedule for the STEP II selection process: STEPII DATE Submit Information to Three Design/Build Teams July 29, 2009 Pre -Proposal Meeting/Mini Design Charrette (1/2 Day) with Three Design/Build Teams August 13-14, 2009 Receive Design/Build Proposals October 26, 2009 Interviews with Three Design/Build Teams October 29, 2009 Select Final Design/Build Team October 30, 2009 Notice to Proceed D/B Team November 16, 2009 Include with the proposal the Construction cost factors. o Establish in detail the factors which will be used in determining the final prices of work on time and material projects OR on negotiated guaranteed maximum price construction contracts. These factors shall be comprehensive in establishing all costs to be applied to direct project labor and materials in determining the construction cost. Commitments shall include: ■ Overhead and profit (combined) margin for general office activities on the base bid cost. ■ Overhead and profit (combined) margin for field office activities on the base bid cost. ■ Markup on subcontractor work by the General Contractor. ■ Markup on materials and equipment on the base bid cost. ■ Markup on project labor or materials to determine the final contract price. ■ Change order markup, including supervision allowance, labor and material markups, and overhead and profit percentages, as a percent of labor and materials cost for any changes in the work following contract award. ■ You MUST submit the above requested information. The selection team will consider other methods of contract negotiations that the firm may have experience with. Firms are encouraged to submit basis for contract negotiation. ■ Your firm is expected and required to have a completely open book policy on all pricing of work. • Your firm must follow Chapter 6, Proposal Evaluation Criteria, #3, Step II instructions from the original proposal. Conceptual Site Plan (SD1), prepared by Aller-Lingle Architects, P.C., dated 9/15/05. This plan provides pertinent information concerning the site, including: Site Area, Zoning, Allowable Buildable Footprint, Allowable Parking Coverage, Open Space Coverage and topography. b. A copy of the Preliminary Geotechnical Engineering and Limited Site Investigation Report, dated November 9, 2005, prepared by Terracon Consulting Engineers & Scientists. C. Phase I Environmental Site Assessment, Union Pacific Railroad — Parcel A Property by Walsh Environmental Scientists and Engineers, LLC, dated March 17, 2006 d. Limited Phase II Site Investigation, Union Pacific Railroad — Parcel A Property by Walsh Environmental Scientists and Engineers, LLC, dated May 4, 2006. e. Phase II Environmental Site Assessment, Lee Martinez Park by Walsh Environmental Scientists and Engineers, LLC, dated March 18, 2008. f. Fort Collins Museum and Discovery Science Center Economic Feasibility Analysis by Economic Research Associates, dated June 17, 2008. g. Exhibit Master Plan and Concept Phase Reports by Gyroscope.
