I believe this should be more than adequate to purchase start- up product, supplies and equipment. Revenue from sales at EPIC will be sufficient to cover salaries. I have contacted all vendors and will expedite opening of the concession at EPIC by paying COD on all ,products. When credit is established with vendors, it will be made clear that the City of Fort Collins is in no way obligated for any products purchased for resale at EPIC or City Park Pool. How soon after award could Concessionaire be operational? I have contacted almost everyone on this list and have their direct telephone numbers. Insurance requires approval -which can be very quick or the -underwriter may- seek- additionah information: The Health Department told me Mr. Reese can inspect and issue the restaurant license the same day because it is a facility that has been previously licensed and there have been no changes to the physical plant. If it is not possible to have all products available the first day the concession is open, I believe customers will understand. [ have -contacted -the PaCE coordinators at Rocky Mountain, Poudre, Fort Collins -and Fossil Ridge High Schools to solicit their help in attracting qualified high school juniors and seniors to work im the -concessions. I have also had conversations with several Fort Collins store managers who may have CSU students in their employ wanting additional hours to work. My background and experience proves that I have the expertise to structure training curriculum for food handling, inventory control, operation of equipment, opening and closing procedures, customer service, and other essentials of running a successful concession business. I worked with Garry at Front Range Community College when he was the director of high school programs. He was one of the most professional administrators I ever worked with and it is my pleasure to recommend him for the position with the City of Fort Collins. At the time Garry and I worked together, I was the instructor for two high school programs, Horticulture and Landscape Design. Like many high school vocational programs, we were under -funded and under - appreciated. Enrollment was lagging and we needed leadership. When Garry came on board the very first thing he told our teachers was his belief that we had no reason to trust him; it was hisjob to earn our trust. He had a very collaborative leadership style and it didn't take long before positive things began happening. He promoted the positive things our programs were doing for high school students throughout Larimer County. He talked to parents, businesses, counselors, school principals and superintendents. He listened to us, put budgets under the microscope and found resources we needed. For Horticulture, he convinced the college to build a $25,000 greenhouse. In 1ggg the high school teachers at Front Range Community College nominated Garry for recognition as our campus' outstanding administrator. He was named the Outstanding Administrator for the FRCC System. I.think Garry is more than capable of running a successful concessions business. In my opinion, at FRCC he demonstrated a command of operational business skills, but more importantly, he truly enjoyed helping others to be successful. I believe that this is a unique opportunity for both me and the City of Fort Collins. I am committed to blending public and private business interests to best serve the patrons of EPIC and City Park Pool. I have spent considerable time researching concessions from around the country that are comparable to the concessions at EPIC and City Park Pool. This study has led me to a conclusion that the EPIC and City Park Pool concessions are outstanding facilities with tremendous upside potential if they continue to be managed professionally. I believe this proposal is fair for all parties and demonstrates a sincere desire to partner, long-term, with the City of Fort Collins. My children grew up swimming at EPIC, Mulberry, and City Park Pools. As a former athlete, coach and "Karate Dad", I have great respect for the wonderful opportunities the Fort Collins Parks and Recreation Department makes available for kids, adults, and seniors. If given the chance, I hope my efforts as a concessionaire will help the City continue these traditions. Concessionaire experience and skills I was trained at the University of Minnesota to be a Marketing Education (ME) teacher. At the high school level ME teachers work with 11" and 12t' graders to develop the attitudes, knowledge and skills necessary for them to pursue postsecondary schooling and/or entry-level positions leading to marketing and sales careers. One component of -the -program focuses on food services. Another part of high school marketing education programs is the operation of a school store. When I taught at Thornton High School, I was the supervisor of a store that provided an excellent learning laboratory for Marketing Education and Special Education students. It was run from an athletic concessions booth and offered fountain beverages an&snacks. My firstcharge from the school principal was to bring in -healthier offerings, which we did and sales went up. Equally important, faculty perception about the store changed and their support for what we were doing became a win/win for the Thornton High School community. If we can back up a few years, luckily for me, my path to teaching was not straight from college to the classroom. Instead of taking a traditional job, I put up $800, a partner put up $1,200 and, we opened a retail running shoe business. Our first store was 500 square feet. Naturally we struggled but the business grew and it could not have been a better learning experience for a future teacher to prepare young people for the "real world" of business. In time, one location grew to six. I sold my interest in the business and moved to Colorado. Here I have taught high school marketing and post -secondary business, attended graduate school (school administration and business management), coached track at CSU, directed the High School Programs at Front Range Community College, sold insurance and investments, made lifetime friends through Lions and the Sons of Norway, and raised two great daughters with my wife Rhonda. Professionally, I have been rewarded to work with people I enjoy, I helped many of them to advance their interests, and I believe I have been of service to my community. For -the past eight or nine years.) have been searching -for- a business-to_buy,., Owning a business related to concessions was of particular interest. Incidentally, I own several pieces of concessions equipment which I have used to raise funds for scholarships sponsored by the two service clubs of which I am a member. I have donated time and material for Irish Elementary School, Fossil Ridge High School, and Mountain View High School. I,believe_l_have_appropriate-concessions-experience, business-baekgrou a andAemperament•to be a successful concessions partner with the City of Fort Collins at EPIC and City Park Pool. If you ask my references, they will tell you that working with people of all ages, managing business operations, and building relationships with stakeholders are my strengths. Proposed Menu and Prices Attached is the menu and price list for EPIC and City Park Pool. Both menus are on one piece of paper because they are similar in what they offer. I don t intend to -change the existing menus in the first 90 days. In the short term, I would like to see the recommendations from the collaboration with CSU done in 2008. In my experience, transition is best handled incrementally. Reasons include: ■ The patrons are familiar with the existing menu. ■ The facilities have equipment in place to prepare everything on the menu. ■ Short-term there will be plenty of work getting the concession opened, operational, and staffed. Particularly at EPIC I want the transition to be a minimal disruption for the City and the Recreation Department. I will use the first 90 days to get established operationally. and to gather insight from customers, suppliers, etc. about ways to "add value" to the concessions menu. I have spot checked the Epic quality and price structure against comparable products offered by Fort Collins convenience stores. 1am confident_that_prices:and quality-of==food=and=beverage=served_at=EPIC=is_of-a-higher=quality=and_-- competitive= price. Highlighting nutritional value among the existing offerings is an appropriate "Value Added" strategy that can be implemented immediately. Using information from the website www.thedailyplate.com I have attached sheets containing nutritional information about product offerings similar to what is offered at EPIC. This information can be used as a template to guide buying decisions. One example, I would like to search for the best tasting —most low fat nacho cheese product. Chips and cheese are very popular with teenagers. We should offer them the healthiest product available. Improving the nutritional value of products offered at EPIC and City Park Pool is riot a one-time fix. 9t­-1 <must be a process of continual improvement. Attached is an article from the Coloradoan in which First Lady Michelle Obama outlines strategies for addressing our country's problem with childhood obesity. Mrs. Obama says, "More attention to portion sizes. Low -fat milk. Water bottles in lunch boxes. Grapes on the breakfast table. Apple slices at lunch. Colorful vegetables on the dinner table." "Really very minor stuff, but these small changes result in some really significant improvements, and I didn't know it would, "Mrs. Obama said. I agree with Mrs. Obama. First, focus on education. Second, implement incremental change. Attached is a sample income statement outlining how this can be achieved. Expenses (except CGS, Sales Tax, Credit Card costs) are maximized at approximately $185,000. This is the "Break Even" point. The largest expenses include: ■ Hourly Personnel (5,893 hours @ $50,535) Management (2,080 hours @ $39,025) ■ Cost of Goods Sold (35% of Gross Sales) ■ Rent ($300 per month per location) As requested by the city, the plan includes hourly worker coverage sufficient for a year's operation of both EPIC and City Park Pool.
